If you can push a button, you can start a 3D Scanning, 360-degree Matterport scanning business using the Matterport Pro2 or the Insta 360 camera. These cameras are incredibly easy to use and since they scan in 360-degrees, you don't even have to point the camera. The Matterport software makes uploading a breeze and with less than an hour of work you can have a 3D, 360-degree virtual tour of most homes or properties. I've used this technology since 2017 in all of my real estate investments, property management work, and sales. Not only is it extremely helpful for selling property, but it always allows me to measure my properties and create flat 3D floor plans. I also love that I can document the property's condition right before tenant move in for security deposit purposes.
How do you make a 3D virtual tour? Like the ones that look like Google Maps inside a house? It's easy! You push a button in the Matterport Capture app and your camera and the software does all the work for you. In no time you end up with a 360-degree virtual tour.

3 years ago I watched this video and it changed my life. Within 2 months after watching, I quit my job and went ALL-IN! Within 3 years, I created the largest real estate company in my area. Don't just watch & dream, watch and TAKE ACTION! I should mention, the first year I didn't make 100k however I made well above that my 2nd year and doubled this year.

@Brandon Allen you are so right about talking to real estate agents first!! I was considering offering 3D videos as an “add on” service to my real estate staging services (offering it as a package). I need to do a lot of research before I invest in the equipment.

Personally, I would talk to at least 10 potential Clients before I would make a bid or buy equipment for this type of Virtual Video Tour Service. I started a similar Virtual Home Video business as a Realtor in the 80's when the mortgage interest rates were up to 15% and nothing was selling. Being naive, I bought the latest Video recording package, which included a shoulder mounted Video camera and an attached 8 lbs. video recorder. I lost Big on that venture. If one can Rent this Modern Panoramic, Automatic & Cool Camera, then you may have a winner in the Virtual Tour Business, or buy it and take your chances, IMO! Great Idea if done correctly, especially, in a Very, Slow Real Estate Market! Thumbs Up Kevin!

This is a great idea for people looking for a side-hustle. I'm a Realtor in Sacramento and we're not allowed to show houses to buyers so people are relying on virtual tours. Buyers are almost expecting listing agents to have a virtual tour online. Plus, the CA Association of Realtors has issued guidance for people to use virtual tours rather than to view houses in person, when possible.

Walking dog in my county (Sacramento), they issued a stay at home order and real estate services are not considered essential services here. So I can’t meet any clients face to face, do any open houses or show any homes to buyers.

As an agent - Another thing I like to buy is videos using 3d cams where these companies speed up and show different elements in a home then put it to music and add my real estate business name. I pay about $350 for this service.

Customers do not pay 5k for Matterport imaging. (Short of using it for massive commercial real estate) Sorry to all the people believing Kevin and PLEASE do not purchase a Matterport thinking these returns are normal or achievable. You are looking at a couple hundred dollars MAX for any standard home.

This technology was not that great three weeks ago and that’s changed. Because it’s so easy, literally anyone can do it, it’s a race to the bottom of pricing. There is no skill and agents are notoriously cheap they will find the least expensive company to do it. 100k a year? Not in this economy! UPDATE! I purchased the 360X one and created a matterport account. Im earning money doing 360 tours along with my photography and videos. Kevin...was kinda right.

Kevin, great video and I just got my insta 360, but you missed one important topic. Matterport only lets you have up to 25 active tours for a monthly subscription of $70. This means you have to take down tours after the house rents/sells so you have space for more scans. You cannot just scan the property, and let them use the tour forever.

Raul R I’m not totally sure, but I believe as long as the scan is active you have the ability to send it to anyone/any website. Matterport has a beginner subscription for only $9 or $10 a month for 5 active 3D tours. I’d recommend trying that out first to see if it works before paying $70 a month

I do this for a living. It not hard but building a business takes years. Clients do not come with the camera folks, lmfao! Not to mention real estate business is decreasing rapidly recently so all of us who have been doing this for years are lowering prices because....low inventory (not many homes on market). But if you want to buy a 3.5k cam, an ipad, pro tripod, and a monlthy subscription to Matterport allllll to be beat out by all of us who have been doing this for years...go for it.

Completely agree. I've been in the real estate photo/video/Matterport biz for years and getting agents to spend any kind of money is difficult. Also, I don't know what world the guy from the text message is living in, but the going rate for Matterport around here is 10 cents/sqft. 5000sqft place, $500. We average 2500sqft per hour when scanning. I hope these kids are not going to go out and buy an expensive camera assuming they're going to get thousands of dollars for jobs that only take a couple hours.

Have been kicking around this idea for a while. This made me pull the trigger! Tip: Look on eBay for the insta360s. Can find slightly used items packaged with everything you’d need to get started for around the retail price. Got: one x, two batteries, monopod, protective/waterproof case, original box and everything for $370 today!

@@Kloutkulture you get up to 25 virtual tours for £55 a month, and anything over its £247. From experience, clients HATE to pay monthly hosting fees, I am MANY other people with this set up have lost clients due to this. Matterport upped their prices for this hosting. We was also promised they would never open their software out to other cameras as it used to only be available to the matterport cameras such as the pro prolite and pro 2. Now they opened the software up to many 360 cameras. They poach our customers offering them cheaper hosting for their tour and also cheaper scanning if they want scans in the future. support is terrible and also communication ..... Don't forget your need an expensive tripod for the camera, camera future to tripod, carry case for tripod, and camera, insurance, business cards and a website, money for advertising (and your need a huge budget for this as there is so much competition doing this) so no its not as cheap to set up and get going as you may think..... This is all true you can check the forums and facebook groups,.

This was an inspiration, I have always had a lot of passion for real estate and tend to browse listings in my area and beyond, being familiar with this kind of technology I have no idea how reasonbly priced and how good the potential returns are, I am to be turning 20 this November but am now heavily considering this as a side hustle/future career. Thanks for the idea, Kevin! I saw the older video about this and decided to launch at the beginning of the shut down. Already booked 4 scans for other people and 1 for my own listing! I am shooting with a GoPro Fusion and Cupix. It seems like Cupix is charging WAY too much a month once you have to host a decent amount of tours- especially for listings that just sit and sit. Anyone have any software recommendations?

Matterhorn makes way more money by using the users of its system to resell their files on their platform. Matterport owns the images produced and the only way to the person who actually produced the virtual tours to continue to have “access” to their files is to continue to pay the membership to the Matterport hosting software. This is an ABSURD. I don’t even know how it can be legal. The max that should happen is a shared ownership of the images, and without the rights to resell the images. #dontmatterport

@meetkevin I dropped my camera a while back, you will notice the scratch in the scans and will be pretty easy to notice and bug you. You have to contact insta360 to open a repair request. They are slow to respond as far as updates go once you ship your camera out. Took about a month for me to get my camera back, constantly bugging them for updates. But repair cost was super affordable, was around $65 and included shipping for them to send back.

Most of the negative comments are people saying that real estate agents won't pay for this because they are cheap. I am a real estate agent for 13 years now and can agree with this!!! Also, most agents who would pay for this..... would end up just buying a camera and doing it themselves!! However, there's a lot of good markets that WOULD use this service besides real estate. Use your head and get creative, many businesses would benefit from having 3d tours! Go out and find them!

Wondering about how clients react when you come to them to scan the house with that tiny 360 camera? It is looking like a small toy that everyone can buy by their own. On the other side, matterport looks like a Pro expensive tool that people will trust more, and you can charge more for that, and it's a better buy for long term? Or I'm wrong? Insta 360 One X can't hold a candle to the Theta Z1 or a very low end DSLR with Fisheye. The quality difference is stunning. It's a fun toy but wouldn't recommend for paying jobs.

I use the Ricoh Theta Z1 and it works great. I don’t know if an upgrade to matterport’s camera with ever be necessary in all honesty. Also, the chances of building a business strictly off of Virtual Tours only are not high because most Real estate agents already get virtual tours from photographers. Speaking from experience 🙌🏾

There's a standard price list online. Customers are not stupid, they compare competitive labor cost. I have done it in the past and no one pays 5,000 per project. Everything is relative to square footage and what exactly the client wants to show in the 360. My friends, please do your research online and see yourself.

This is unrealistic advice. Do you homework first people. The market is already absolutely flooded with bottom feeder real estate agents already using this technology. Prices in Vancouver, Canada are averaging about 7 cents a square foot (CAD). That means a 5000 sq. foot house will make you about $350 CAD. Unless you are doing this at a massive scale this is a dumb business model to be in. The dude who made $10k in a week is dealing with a client who hasn't done their research in the market and got lucky. Additionally, it costs around $1,400 a year CAD to get a hosting account... + the cost of buying the camera and it's accessories. A Matterport Pro2 camera, tripod, protective case, 1 year of hosting, and iPad to run the app will set you back about $8K CAD before you can even step on the property. I'm not saying it's impossible, but the cases above are outliers - from someone who pulled the ripcord last minute and didn't buy a Matterport camera last month.

Thanks for the excellent video Kevin! I researched this a while ago and was considering it. Doing more market research and find that there is ZERO competition in my area, and looking at local realtor listings, they are not leveraging this technology. Please make more videos about this topic if you get the time. I think I am going to make the jump and start a side hustle doing this. I am a web developer with some experience in digital marketing, so I see a huge opportunity to own this business model in my area.

I used the pro2 before and it does take quite a long time to scan, and I’d say it’s close to 3 hours sometimes but the end results are amazing.

@@MeetKevin Did a little more digging, apparently there are some properties with a 3d tour on one site that allows it. The cost of a 3d tour is @ $30-$70 (depending on the sqm). Not that bad.

Get 3 miniature sandbags to go with the small camera and small tripod. Put one sandbag on each leg of the tripod so it won’t fall over.

I do 3D surveying professionally for a contractor company. The largest project I scanned was slightly over 1300 scans. I use matterport for interiors and the Leica 360 blk for exteriors. I've scanned over 500+ locations in the last 2 years.

Which takes 2 months. I believe cars work the same. You literally have to drive them to keep them up or the battery discharges.

What is stopping RE brokerages from buying this on their own, especially the smaller one. There are no barriers to entry and is just a race to the bottom on margins. A future ipad pro app with LIDAR /360 cam might be good for most people. Just not sure how much business you'd get from this over time. Would love to hear comments

You have a great point and the answer is you are right lol! BUT there are a few possible reasons why they may not go for it. 1) they are intimidated by technology or not "savvy" when it comes to using camera equipment 2) They are unaware of how easy it is 3) they would rather not take the time to learn how to use this equipment. 4) They would rather have someone skilled do it for them. My point is people make a millions of reasons not to invest in something so easy. That's where you come in and SELL YOURSELF! If you even do this service for $200 and all the equipment for the insta360 is around $400, well then that broker can save that $200. Honestly, at the end of the day you just have find the right approach to sell your services. Just my thought!

I do this business and find that it's very hard to get business. Realtors only get about 1 house a month and it took me a year to get 5 loyal customers. I do Drone (got license), Normal Photography, and Virtual Tours. No many high end homes in my area where I can charge big prices. Most are sub 400k. If you're a realtor and have a lot of contracts, yes it's good. But going around to their offices will get you almost zero business. They already have someone, they don't care enough to check you out, and they often times do a lot themselves.

The steps involved after scanning, to get it to the customer. Do you have to keep moving the 360 to different angles to get full room scan?
