Passive income always require something to be done on the front end. Also passive is relative…passive to me is something like writing a book and listing it on Amazon. The front end is writing and uploading the book to Amazon. Once that’s done, it’s passive. Rental properties are definitely passive!

In order to create passive income first you have to actively set it up, then the cash flow that is generated from your initial activities is passive.

This is a great convo! I think y'all are missing one crucial point though. The question is not really whether something is passive... the question is HOW LONG something is passive. It sounds like from what both of you are saying, the work you do on the front end determines how long your income can be passive before you have to do something to adjust or tweak the system to continue that passive status.

For the morning meet up to grow, in addition to the sample episodes being posted which is great, you could also get to the point where you can post “this week on the morning meet up”, previewing who will be speaking or the topics of the week, as people act on fomo, and that can help to increase members.

Dave is right on this one! Donni is twisting the meaning. I think the words have to be defined to make the argument clearly. -Leveraged income -passive income -delayed income -active income I think donni is mixing up delayed income with passive income. If you had to work for it, even if you are not working for it anymore, it becomes a leveraged or delayed income coming through passively. So its not purely passive but with the real estate play its more passive any of those other plays donni mentioned. So its not that anything is passive entirely but can be more or less passive.

David, if you are planning to "step your game up" in passive income specifically in real estate you have to also step your game up in involvment. Terrika is great but as you grow your're going to have to strategize on what you want. You will also likely have to involve other investors if you are looking to capitalize on other markets because it sounds like Terrika's main expertise is in Louisiana. You may need to strategize on updates you make to the property to maximize equity. You may have to actively leverage your doors to get more doors (BRRR or 4321 Method). It is a passive business in that you collect a check each month but you have to be involved in some capacity. Again, Donni is right. #TeamDonni lol

Donni was right. Passive income does take work on the front in and it makes you passive money later. For instance, blogs, books, podcasts are all passive income. It keeps working for you after you stop working.

I’m in the beauty industry. I purchased maybe two course ($150 & $240 low ticket) but the funny thing is… I know nothing about the owner of the course. I just saw an ad on ig on the two courses. Now I’m working on creating a very similar model.

Even Crypto is pretty hands-free but you still have to do things. Passive doesn't mean never do anything. It just means you are putting in minimum effort to keep it going

Moral of the story both Passive and active income require activity. The only difference is whether or not Continue consistent active is required to earn money

both are right, but real estate is more passive. With or without marketing people always need a place to stay. Digital course it's great, but always need marketing to sell. People buy digital base on temporary need.

Intellectual property is the truest passive income. Writing a book can always bring money in. I have a gameplan for the book writing too. I dont just write a book to sell, but it can always b sold. Thats why td jakes keeps writing books

Passive income is different for everyone. If you are making money for something that you don't want to do actively, that is passive income. We're always gonna have to do something and pay attention to something but when it's what you want to do and enjoy doing It can be considered as passive as well because your mind is not on the money for survival purposes.

Stocks are active income because you have to open and close the trade. Even in buying shares, you have to sell your position in order to receive the profit. Digital content is indeed passive. Once created and published for sale the content being sold is not recreated or managed. I think David's confusion is with the time. Passive income just means you create something once and make money off it consistently without any additional effort put into it by its creator.

Getting rents for a propert can be passive. After you renovate it and tha increase the rent. The increased rent is the passive income.

stock dividends is as passive of an income any person can get. Houses require someone to touch it. Any business requires someone you are hiring to take care of it. Quasi passive. Big super rich people have regular passive sets of income. Someone just starting out can pretend to have passive income which is simply partially passive.

A business can be built on a personal brand and be passive, music is a great example. Artists create music that are decades old and still make money. Beyonce is definitely making money from Destiny's Child music.

There's nothing 100% passive, but real estate income is as passive as you can get (even more than digital products). The rent comes in monthly and you have to do nothing for it but have an ownership position in the property. If you have a property manager in place you can get really passive and maybe have to work on it 1-2 hours a month.

David. . Example, Elvis Presley been dead decades and makes way more money than when alive. It has taken care of his family generationally. Donni, true about Aaliyah her record company was trash. Her albums weren't available.... No passive business exists that doesn't require someone's activity. There are Passive Income STREAMS though. I'm with Donni all day on that. Evergreen digital products (no group) are passive income streams. However you set up automated system for ads to continually promote it. I don't think passive means zero action. Even if it's only 5 mins week or month. I'd still consider it passive though. I think in the example of your friend taking year off and money the same. Because he has rental units and someone managing and receiving payments . That's a great passive income. Love yall, great episode as usual...
