At 6:11mins when you say sell it, do you mean sell the property? How do you split the profits with the owner?

Yes, sell the property. You don’t split profits with seller because you already have an agreed upon purchase price. Hope this helps!

How to determine the option payment?

For sellers, as low as possible. For buyers, I start with 3.5% of the ARV. Hope this helps!

I’m just trying to figure out if I should try to offer buying on a wrap around mortgage and get ownership right away and take advantage of depreciation.. or if it’s safer to do what you’re doing and just lease option the house so the due on sale clause doesn’t potentially become an issue. Is it really ok to lease option a property that you don’t have title to yet?

@@Hawaiirealestatetips I would always want to seller finance if I can; otherwise, structure the lease option. If you're in Hawaii, my students and I have done both strategies. Hope this helps.

This concept worries me? As the investor has to pay the mortgage for the seller? Or am I wrong?

In normal circumstances, the seller will continue to pay the mortgage unless you feel there's something shady with the seller. In that case, you could set up an escrow account to pay everything through. With over 200 of these deals completed, I've never had to worry about the payments being made. @ChrisGoff is it a hands-off strategy? Trying to manage that sort of volume over time is the intrepadation I'm concerned about. I don't want to harm anyone further over these types of strategies? No disrespect or trolling? I'm trying to get real answers that all?

@@delmontegreenbeans Done right, you wouldn't harm anyone, but I wouldn't consider this a 'hands-off' strategy. Maybe you should look at other strategies if this one bothers you; just saying.
