7 Steps on How to repair rusted holes on a metal roof:
1. Remove any paint, caulking, mastic, or tar with a wire brush attached to an angle grinder
2. After cleaning the seam, remove the screws that hold the seams together
3. Use a galvanized flat metal and bend it to fit the profile of the channel on the roof
4. Insert the metal in between the seams to cover the rusted hole
5. Screw down the area to tighten the metal panel and seams together
6. Use Turbo Poly Seal and cover all the seams using it in conjunction with the Polyester fleece
7. Wait 24 hours and paint Silver Coat Protection over the Turbo Poly Seal to protect it from Ultraviolet degradation

*A COUPLE QUICK NOTES:* A $2.99 can of WD-40 will clean tar off your hands like a champ. Also if you are using a "cool-seal" type product on a tin / metal roof and you need to repair some pin holes just clean the area well, apply a thin coat of roof coating and a small piece of 100% cotton t-shirt over the hole and then thinly cover the cloth patch. After it dries apply a couple more coats of paint and it will last as long as the paint lasts. The t-shirt patch works the same way as the long strip of fabric the roof doctor used in this video but my method should only be used with small holes not entire seams.

Good point about WD-40 as hand cleaner. But a piece of cotton t-shirt would hold water, if water could get to it. A piece of thin polyester cloth might be better?

Maybe fiberglass cloth? Yeah, WD-40 cleans well.

Thank you for the valuable knowledge. I , unfortunately had to do the same repair in an area that rains mostly daily (Pahoa, Hawaii) on 1/30/23 with limited material available, a two hour break in the rain, and unable to return for for 5 months. My repair was quick and crude and hope it will last the 5 months when I return home with sourced materials ready to repair properly.

Some coatings are not compatible with galvanized (zinc) steel and can cause bubbling called saponification. Rust MUST be neutralized before coating.

I used cooking oil and a little scrub brush to remove tar from my hands. Washing with just soap was making it worse.

My jobs to travel all over uk fixing leaks on large industrial roofs/ gutters etc. Great videos i use same tools and methods 👍leak detection can be incredibly hard with multiple possibilities my worst enemy is capillary action 😢 some roofs leak days after rain even though they are dry . Keep up the videos soldier

Wonderful detailed explanations!! But which fabric tape do you recommend? Are they mostly polyester--although some brands keep it a trade secret.

In an earlier video you said to never use a screw with a neoprene washer because they end up shrinking and allow water in. In more recent videos I see you use them now. What changed your opinion?

Man you did not do any better job than the person that first installed the metal sheeting you both fixed the screws in the flat part of the sheeting. Your fix will fail as well but by then you will be paid just like the first roofer.

The Flat Roof Doc DID remove quite a bit of rust as well as the bubbled and leaky old patch. He used a 3-layered, fitted fix of compatible materials. He probably should've emphasized checking for damage UNDER the loose screws, and patched before replacing with quality screws. I'd say that flat roofs are INHERENTLY worse than sloped, and it's nuts that 12' wide old mobile homes weren't built with a slope! Doesn't need to have a double pitch--on a shoestring, my dad built our 20' wide wooden home with a single pitch, 3" of snow in winters--and it never leaked.

The roofer who put the metal roof on our house before we bought it put it over the existing tar and gravel roof. Now we have a problem at the ends of the roof because they didn't do the whole roof and left a portion of it exposed to the elements. There is so much water underneath the metal at the end of the roof and we don't know how to get it out before we can fix the problem. How do we remove the water? Thank you?

those are special roofing screws that have a rubber washer on them, when you screw them in the rubber smashes flat and makes a seal to stop water from going in the hole. my garage unfortunately has prob a few hundred nails in the metal roof with no washers i been trying to replace them but the wood under the holes is so rotted from water i really just need the whole thing redone at this point ugh

@@hippa2dahoppa2 Lordy, I know what you mean. If the wood isn't horribly rotted yet, I wonder if it could work, after a month of dry warm weather, to remove the screws/nails, inject caulking into the rotted holes--and let that cure before installing quality rubber-washer screws.

@@Lightharvest-dd2bf i still have the problem. ive used caulk in some holes, i tried replacing the nails with bigger metal screws but some of the nails completely missed the beams (there is no obs under the roof) and then the parts that are in the wood the wood is rotted and the screw wont catch. so i did try caulk. theres one main spot in the back that leaks that is very hard to get to since im on a hill and its alot of slopes on the garage, i just tried to replace as many as i could then took henry aluminum fiber and coated over it once. it minimized the leaks i must of filled a few. but after burning in the sun and not having a flat surface to put the bucket (had it hanging on a rope) i gave up and went back to the other projects. i figure the roof has prob been leaking 10 yrs since before i owned it. i have buckets everywhere catching the small drips and plastic on the floor to protect the floor for now. i cant even get roofers to do simple patch jobs or boots on my main house and if they do they inflate the cost by x4 just because they know nobody else will do it. i dunno what ima do really. prob do the whole garage roof in henry fiber to make it look nice and then the leaky section i might try the turbo poly seal like the guy uses but that stuff is expensive as hell just for a gallon

No as he says sometimes the people don’t have the money for new roof and they don’t want the water getting in. These repairs can last a long time . Cutting rust out is great if you can get metal that fits the shape.

Great video-thank you-but I cringed when you stuck your bare hands under that rusty sheet! I'm always struck by the obsession with shoes in the US: even service stations and shops near beaches won't serve people if they're not wearing shoes. (It's based on old class prejudices.) Yet, at the same time, so many people don't wear safety gloves!
