Cam, NEVER ask about the large item upfront, like A/C, roof, water heater, slab, and electrical panel etc..ALWAYS at the very end as this is bargaining power to lower the price, this one thing saves me thousands on every deal every time.

I’m also in Chicago how do you wholesale real estate without a license that’s what is really making this business difficult for me as I get dead leads on bathleads and PropStream and want to drive for dollars but you can only close 1 deal a year in Illinois so I’m trying to find a way on how to close multiple deals a year instead of 1.how do I close multiple deals a year?

@@Oooooooooooooooo25 people say just double close or sell your LLC or whatever but I say just get your license. More and more states are cracking down on wholesaling and tbh you’d gain more than lose more if you get it. Also gives you more options on how to make money in this business

Hey Cameron, just curious are you virtual wholesaling? Or just wholesaling in Illinois? Reason why I ask cause I want to start wholesaling In my market which is Joliet, Illinois. But I understand to wholesale in Illinois I have to be a licensed broker to do any real estate transaction or double close or one deal per year, is that correct? And what’s your thoughts should I just get licensed and be local or virtual wholesale?

Only wholesaling in Illinois and I’m double closing. I’ve done many deals in Joliet and even bought a property there. Don’t worry about a license.

Just find a title company that doesnt care about tht. I hear tht many ppl, do several wholesale deals there. Pick ur title co carefully !

I find one that recently sold, that is identical to the subject property and that is also fully rehabbed. From there, I just factor in the rehab and my fee.
