I'm still listening at 19:02 but it seems like your invester friend could have paid a property management company 10% to manage the rental for 10yrs rather than give you 50% of the profit to manage. This seems a little odd, but good job getting that deal with your invester friend.

Yeah, but you forget that you still need to manage your PM. Plus, it’s not only 10% as you said, you have additional fees like finding new tenant that goes to one or one and half rent. Plus, PM brings their own repair men to do the job, on their own agreed price, that is going to be charged to you. Having a PM is not walk in the park.

Property management is one aspect of the deal, but more valuable is ASSET management. Finding this good deal in the first place. Recommending the right amount and type of financing. Strategic decisions about rent raises, refinances, capital expenses, when to sell (or more likely not to sell). This passive investor got a DEAL working with John. The evidence is they did more deals with him for decades.

4:41 that’s an ugly oversimplification. Just because it doubled in value doesn’t mean you’ve doubled your money. You’ve been paying taxes and maintenance on that property for years waiting for double. possibly even interest

@@BiggMo the assumption is you at least break even on cash flow or have a positive cash flow. So the rent pays for the taxes, maintenance, and interest.
