As a flipper always looking for deals on the MLS, I dislike it when I find a deal, place a solid offer, then get out bidded by another buyer only to have that buyer contact me later trying to wholesale it at a much higher price that doesn’t make sense. I get this a lot! I prefer wholesalers do the hard work of finding unlisted deals and negotiate it to a flipping deal. In which case , I wouldn’t mind paying over $100k in wholesale fees, as long as the numbers make sense.

@@FlippingMastery I cold call FSBO's and I found a seller with a brick multi-unit that is zoned as 3 residential condos. I calculate the ARV at ~$300k and in my opinion (and using your estimator) it needs about $45k in rehab. There are about $80k in liens but the mortgages have been released for all 3 units. I am buying for $65k and I already have a buyer who has indicated they will pay me $90k for this deal but I may be able to get more since activity has picked up in the area over the last 3 months and investors are paying ~$100k for similar properties. I signed the contract last Thursday after about 3 months of back and forth and just today I contacted a closing attorney (I am in IL) that is going to help me to close this and likely many more transactions. When I started learning about real estate I was terrified, but you have helped so much delivering this information in easily accessible digestible bites. I don't think that there is any excuse after watching your videos for anyone to take massive action and see results. Thank you so much

QUESTION: What happens to our EMD that's sent in to open escrow. If we assign the contract, does that go to the end buyers purchase? Example: we open escrow with $500 Assign the contract for 5k and ask end buyer for $1,000 EMD. IF they fail to perform, we would only get $500 net because our $500 goes to the seller and the difference of $500 we keep?

Anyone else having a hard time clicking the other videos in the description. I gave up after trying to click on 5 of them.

Few vids don't work cause in the URL he pasted, it put in the youtube studio auth strings and hashes in the address for his account when he's logged in. He will have to go back and remove the links, and then just paste the link directly from the video in the address bar when you go to watch it ....... So for example the first one is linked this way, and notice the end of the URL says /edit: kzfaq.info?o=U&video_id=kMBkQ5bvUG8 If you take out that string and, and remove the part after HTTP:// that says "studio" it will work... Like this: kzfaq.infokMBkQ5bvUG8/ So the pasted link is kzfaq.info?o=U&video_id=kMBkQ5bvUG8 Which needs to become kzfaq.infokMBkQ5bvUG8/

Hey Jerry . When you put that 10 day inspection clause in the contract do you have to make a whole new contract if you find your number was to high. And would you loose earnest deposit check?
