Fitting floor beams in an ancient building, such as renovating an oast house, requires careful consideration to preserve the integrity of the historical structure and ensure the new beams are installed securely and safely. An oast house, traditionally designed for drying hops as part of the brewing process, presents unique challenges due to its distinctive architecture and the age-related wear and tear on its materials.
The first step in replacing existing first-floor beams involves assessing the condition of the existing structure to understand the extent of decay or damage. It is crucial to choose timber beams that are structurally sound and sympathetic to the building's historic character. The selected timber should match or complement the original materials in terms of type, size, and appearance to maintain the building's aesthetic continuity.
Installing new beams in such an old structure demands precision. The process usually begins with carefully removing any deteriorated beams, not disturbing the surrounding structure. Temporary support may be needed to ensure the building's stability during this phase. Measuring the space accurately is vital to ensure the new beams fit perfectly without causing stress to the existing masonry.
Custom-sized beams might be necessary to match the unique dimensions of historic buildings. Once the new beams are prepared, they are gently eased into place, ensuring they are level and securely supported at both ends.
Finally, the new beams are often integrated with the existing structure using traditional joinery techniques, such as mortise and tenon joints, to enhance the floor's strength and stability while respecting the building's historical significance.
This careful and respectful approach to fitting floor beams ensures the longevity and preservation of historic buildings like oast houses, allowing them to continue telling their stories for generations.

Those laser levels make things so easy. Gone are the days of a level held on the bottom of a line. Did you say Dan chemically fixed those hangers? I did the same on a loft conversion floor I did. Made it much easier than knocking a hole out.

You certainly get to work on some amazing projects , where the ability to think on your feet is a paramount requirement . Getting over the problems as they present themselves . Surprised to see those hangers are strong enough just pushed into the mortar lines, anyone got any idea of the load ratings for them?

You can get hangers for all kinds of loads. The load is a shear load so it would have to bend the bit that goes into the bricks straight. The most important thing is to keep them tight to the wall. The joist has to have contact with the back of the hanger for that to work.

I thought of oast house as soon as I saw the round walls. Does it still have the cowling outside that moves with the wind? I'm sure that it will be done but solid blocking is required between the joists going into the steel beam to ensure they don't twist. They also ensure that the steel beam is properly laterally restrained and so the steel beam also does not twist as it bends. I'm still wondering, Roger, whether you need any more structural engineering chats with me?

Thank you Roger and Dan, very interesting! I would worry about the walls holding up the beams. I can understand that you do not want to cut holes in the wall, but the pressure on the single/few grey wall bricks/stones that the hanger/beam is attached on could be relatively large? I would have liked to distribute the weight some more on the wall around each hanger. I guess that the walls perhaps are supposed to be bare to the interior at the end so not so easy to distribute the weight with something invisible. On the other hand, the weight might be distributed enough with many beams, and Dan is probably much much better informed than me.

Most of the load will be on the steel and everything will have engineers calculations for building control, using hangers chemically fixed means keeping more structural integrity of the wall which will help to spread the load as well. Great job!

Hi could do with end seel to seal capillaries but looks like a good job. End seel would only add a few years to life instead 220 might have got to 234 years we will see the struggle cutting chip bord for that.

Those pressure treated timbers won't draw much moisture through the end grain becuase the shoe is between them and the wall.
