I have a question, I also did such things myself, but use Net cash flow model, considering inflation and my projected salary increase. Maybe can combine those with you model. Still thinking.

For the market return, i think US 10 year treasury bond plus a bit will be safe. Could I know if there is safe 7% annually investment in the market?
