In this video, I do a walk-through on a cheap Philippine house rental outside Bacolod City. It is the best of both worlds: close to a major metropolis while allowing you to maintain cheap living in the Philippines. This Philippine house rental is an example for foreigners who need to maintain a low monthly budget.
I released this video a while back, but I wanted to post it again as a reference point for the next new video I am working on.

Correct.... It's easy to change the grey color to white and the house looks nice.... It will cost you only 100 USD inclusive paint and workforce....

that little box may withstand an 8 magnitude quake, still a better deal than fragile tiny houses abroad. the yard for veggies definitely a plus

Rents here are climbing,I was renting a 3 bedroom new house on a banana plantation,for 4 k peso month,$80then a smaller home on a couple fenced acres on a mountain top for 7500p $150 mo.Moving all weekend to a 2 story 4 bed room mini mansion,with huge senic second floor tile porch,great views,garage,all fenced courtyard.Something like this is renting 25k-30k now $500-$600, now Rentals especially nice ones are rare in the provence

I haven't rented in a long time but at one point I was paying 8k for a two bedroom- 2 bath, fenced yard/driveway in Bacolod.

The appartment that we stay is 5,000 pesos a month, and its much nicer than that. 2 bedrooms and has a balcony in it.. 2 story appartment. The water and electric bill is separate..

Absolutely. Nothing a land lord loves more than a tenant who is willing to improve the place. Put an aircon hole in the bedroom and it would be perfect for me.

Nice find and it looks like in a decent neighborhood too. Will probably paint it before moving in plus mowing the yard and screens on all the windows.

It's really not bad, but for some in western countries, its an adjustment they are not willing to make. As I said many times, the Philippines is not for everybody. Thanks for viewing.

This is a gud house.. If this is painted, it wud look neat and clean... Oh..an aircon unit is a necessity.. U can talk about it with the owner.. For sure he will understand ur need of it..

For that price I would use it as a home base while I traveled around. Lock in a long term lease and paint the place light and bright.👍🏽🏝️🇵🇭

My friends were actually paying only $40/month to rent an entire house on Siquijor Island, Philippines. In Cambodia our apartments are $50/month.

Philippines is not the cheapest option. That is for sure. A lot of guys think it's going to be cheaper than it is. In NCR.....It's realistic to see 5000-15000 pesos for a modest condo 25-50K in Nuvali, with decent options around 35K. BGC you are looking at 45-75K a month on up.

@@aboveitall9600 Yep. Outside of Manila we were paying $36-$45 for a shitty hotel. Here in the U.S.A. at that time we had a hotel in our town for $20/night. Fricken ridiculous for a 3rd world country.

@@MyLifeThai371 I paid 21 usd a night at an Airbnb in Sta Rosa. BGC 85 a night. There nice options available but the point A to B sends you through ROUGH areas. It’s very clear the haves and have nots in the Philippines.

You want to install the window aircon as high as possible for best efficiency . And for any appliances there , buy ones that have an inverter motor . For they are said to be around 30 % more efficient [ less electricity ] than non-inverters .

@@imexpatbill I would definitely find out the local standards for renting , etc . And I would not rent property where the owner would sell it at anytime . And strangely I believe they cannot " pro-rate the rent to the 1st of the month . Whenever you move in , that date is when rent is due , no changing it . And I would walk around the neighbor , observe and talk with residents and ask all kinds of questions . And as it was said to do that during the day and night .

I think you nailed it. live in a small cramped condo of live in a small, but much larger, free standing home. If you're on a budget then just being a little out of town helps a lot in not going out as much and spending. Also having a roomier home tends to help in not going out as much too. Regarding the aircon, I can't see the hole in the wall being a problem for the owner....but yeah, those portable ones will cool that small bedroom nicely although will take up floor space.

I haven't gone by there for a while so I am not sure how well the portable air con is holding up. Window air con is definitely the way to go. I have a heart for my generation of boomers who are living on a fixed income, trying to make ends meet. For some, becoming an expat and living in another country might be an option and I try to show some of that.

I know a house 100 dollars too a month brother, pretty clean, with airconditioning, w refrigerator, sofa w/ tv, 2 rooms, a rest room with shower in Batangas Philippines. The house has tile floors, painted yellow cream outside and inside and has a front porch and with shutter glass windows with curtains. Oh yeah it also has a stockroom. Could house a family too. The owner is a friend hahaha.

I’m an Amer-kano living here in the Philippines. One can rent a nice apartment over here for less than $200 a month. $300 or so can get a pretty decent House, depending on location.

Labour and materials to tile and paint this place is VERY affordable in the area. For less than a $1000 bucks I could have this setup very, very nicely! ❤

Hey Bill, nice informative video. I don't think you need to build up rapport with the landlord for a year. Just a make clear contract, noticify him of everything, let him have a look, recommend you a few workers to paint and cut the aircon hole and finally, let him keep the aircon unit after you leave. That would sweeten the deal for him for sure.

Thanks for viewing. I am sure you could work out some sort of deal with her (landlord). Not sure the person who is renting this place now will put any type of money into it. Really nothing a landlord loves more, than a tenant who takes care of the place and improves it. Before we built our first house, we lived in Bacolod City and the landlord almost cried when we told them we were moving. We left the place better than we moved in, air con holes, screen doors, a flower garden in the front, etc. I think the cost was 8K per month for a two-bedroom two two-bath place with a fenced-in yard and that was over 12 years ago, not sure what it would cost now.

I am just trying to show there are some places that are low cost, located in gated subdivisions with access to things like municipal water and fiber internet.

Has the potential to be a nice little home. I'd make a deal with the owner to get rent credit for improvements that actually add value then get to work. I can make the place look like a Marriot hotel suite for under 5k usd. If I decided I didn't want to live in that area, I'd Air B&B it to visitors, travel nomads or expats that want to get a feel for Philippine life.

I live in a condo close to bgc 30,000 pesos including parking . Not including water and electric . Food is also expensive in ortigas city life

I think any owner would love to have you pay for an aircon opening with electrical access. Its not his expense and its a feature for the next renter.

That was true for the last place we rented (over 10 years ago), the owner was sorry to see us go, we took good care of the place.

I would make a deal with the owner to pay $65 monthly rent and $35 monthly repairs for 1 year. Most of it is cosmetic work.

I pretty much only stay inside a house to sleep and on very rainy days, otherwise I am outside, enjoying myself or working from a cafe. Would be completely okay and enough for me. I would ask the tenants if I can paint the walls white and to get the TV cabinet out and it already is good for me.

It's cheap but mine is insanely cheaper. 5k in Manila. Whole house (2 bedrooms) in a gated community 3200 sq ft. very quiet, friendly neighbors, painted house with garage.

Those crumbly 4" hollow blocks are made using less than the minimum of Portland cement in the mix and with and equally substandard thinset stucco slurry. Bulletproof construction, it is not. Aren't I just a little ray of pitch black today? 😂😂

That's pretty much what I would look for when I make the move, I'd ask the owner if I could paint (at least the interior ) and add a hot water heater for the shower and as you said a portable AC and I would be set, Thanks for the video sir !

😎👍🇺🇲 For that rent. Someone could easily afford to fix it up. Most owners are happy to let you improve it. You'd get choose all the colors and crap. Build a great relationship with the owner and have a comfy place. Only thing I see that's an issue is. There's no power in the cr for hot water. Other than that. That's a great fixer upper. Something a lot of people don't understand. There's no perfect super affordable house in the phils. There's always an issue. This place has issues but they're easily fixable. Understanding the situation wnd culture is important. Cool find👍

Actually I think a lot of foreigners get caught up in the look of the outside of the place, we are used to siding, colorful paints, houses made of wood. Here in the tropics with typhoons, heavy rains and earthquakes you want a place that can stand and stay high and dry. Naturally the more money you have, the more you are custom to a different lifestyle. The place may not look great but it's in a gated subdivision with fiber internet available, big pluses in my book.

@@imexpatbill I totally agree. For a long term stay. One has to be able to adapt. Be able to see the potential. Like I said, that's a great fixer upper. After a month of improvements. Could be really comfortable. If I come to live there. I think I'd want a inexpensive homebase and travel around a lot. Making a rental comfortable for yourself is a pretty common theme in the Phils. I don't think people understand that. I had to adapt to several different places on my last trip. Most of the inconveniences were kinda comical. I hope to return this fall. yer cheap, but there are so many things needed. i live in Thailand our own home, and I spend 10,000 Thai Bart, if I don't pay my wife will have to report here to my sister and hubby son, in law, they do not pay anything, and my daughter, plus other expenses, for them, besides my own. consider this when you are in Asia. i just spent 20,000 bart on a visa agent for a year. unlike last year doing visa runs to Laos every 90 days costing 5000 each run

Very true! In my opinion, there are some advantages of Thailand over the Philippines. Now I have never been to Thailand, it is on my bucket list but what I have gathered food and housing are better than Ph. Like you have mentioned Thai visas are more complicated and more expensive than Philippine visas. Thanks for viewing.

Can do much better in Pattaya for $100 and be close to a supermarket and 100 restaurants If you are on a shoestring budget, Pattaya offers much more. Bangkok $120 is doable Hua Hin too.

I would agree that the rents in Thailand are better for what you can get. While the food is probably better in Thailand, the quality of restaurants here has vastly improved especially here in Bacolod City, lots of western restaurant franchises have opened up and the local chefs here are definitely skilled.

Needs alot of finishing and screens. I can see it with alot of work being a decent place. Just found your channel. Was thinking about Bacolod also to move too am in Cebu now. I have lived here 6 months now…hmm what can I say about it is BORING…big but, that’s just me. We do have a new S&R though where I found some good frozen salmon…I was joking with my wife about the mayor must be a sober guy because there are no bars but tons & tons of coffee shops… lol Electric is expensive! rates went up again last month, up over 300% in a year. More than rent in some places…

I just bought a mattress here in cebu for 40k and I would never sleep on foam mattress, we all know that 4 inch foam mattress is impossible to get a good rest on. Hey if that house is far from barking dogs, always partying neighbours with karaoke machine and no rosters then why not fix this house up and sign multi year lease with locked $ rent amount.

@@imexpatbill Thanks for reply man, I live in Cebu in gated subdivision where no rosters, no karaoke neighbours and almost no barking dogs just one new neighbour has small dog That barks sometimes and there is another much bigger subdivision not far from mine where my friends live and same none of those issues. My rent 18k for 3 bedroom semi furnished house with my own parking and small garden area. I think generally Dumagette and Negros overall is more expensive thenCebu judging from my own observation. P.S. I actually now enjoying my cup of tea and listening to birds singing it’s 9:30am and it’s same every morning.

@@imexpatbill No offense intended. I have just heard of many cases of low water pressure in the Philippines. The water pressure looked very low in the video, certainly when turning the tap on and back off very fast. Regardless of the actual pressure, viewers can get this impression unless you actually let the water run for longer than what was shown. Are you the owner of this house? Is it still available?

i am glad i found your new channel. What happened to your old one? Well, for 100$/month that is reasonable. It needs some paint (100$worth of paint), mattress, small sofa, dining set and few flowers on front will do some wonders. 😊😊😊

@@imexpatbill can't you just put your channel on hold and pick up where you left off ? I own a small channel, to be honest I am doing it for just fun coz I am retired. I feel tired to continue since I am actually very busy with other projects. From time to time I stop vlogging but at times I will feel the need to give updates. I know I can never be on the top of the KZfaq business because I have no discipline and patience to make it. In contrary, you are a good talker and has always given us good informative subjects, these attributes will help you develop your channel. Good luck and take care 👍👍👍

Actually there are two doors for quick exit, fires don't occur too often in these hallow block homes but the homes made out of wood go up quickly.

Thank you for the house tour. That is a really good deal and if my girlfriend and I lived near the area we might snatch it up. For now we live in Manila in a studio with a big patio for 10,000 pesos a month. We are looking to plant roots in the island of Mindoro most likely. I work for the airlines in the US and go back and forth about every 2 months I get back to the Philippines. Would love to start a business so I can spend even more time in the area but for now it is back and forth.

Good luck with trying to start a business, it takes a long time to make money- if it ever makes any money at all. There are some good examples of foreigners having made it well over here, but this needs 24/7 dedication and some very good skills. The majority goes home without teeth and broke

The place is so cheap that I would actually be willing to make some improvements to it that will benefit the owner, provided he would give me a 3 year lease, such as aircon, kitchen cabinets and painting the place. But I'm not looking right now.

do they still chloroform people in their beds at night when they rob your house? in 1963 we lived outside clark AFB had a guard service that was in on the robbery they pretty much got everything I remember my dad being upset that they got his good suits and liquor...they took the family dog as a dinner treat as well . I was 7yo and remember the daily earthquake tremors as well with the furniture dancing around the room ....and rosie the maid ironing her hair with beer and shining the hardwood floors dancing on half a coconut shell. ah the good ole days eh!

By saying room, I assume you mean a studio apartment so the answer is yes. I would say more in the 3-4K range. There are rooms to rent for less but many of them I would not want to stay in.

Is it safe? Filipinas I’ve spoken with living in fine modern homes feel unsafe due to burglars and home intrusions. And they live in much safer areas and with bars on their windows. What’s protecting you from being robbed??

@@imexpatbill those portable AC are not efficient because they are sucking in the cold air they produce from the room instead of drawing it in directly from outside into the chiller. and the negative pressure (from sucking) pulls in warm outside air into the room through cracks around the windows and doors.

@@kevinwelsh7490 I think you are correct in the sense it sucks in the cold air it produces. From what I can tell, the vent to the window blows out hot air like a hair dryer to evaporate any accumulating condensation.

I know somebody who has a portable aircon, spent about 200 USD on it. You need to run a vent to the window which blows out hot air and the condensation. He says it cools a small room but is a pain in the ass to move around. Not sure of the lifespan of such a thing, way better to get a window aircon with inverter.

A standard tourist visa runs about 1500 pesos a month - about 25 USD and you can stay up to three years before leaving the country for at least 24 hours.
