TIkTok: @Maine_camp_life Note everyone: In Maine a three season lake house is called a "camp". This is NOT a kids camp. I am correctly referring to this as a Camp because it is in Maine. I bought an abandoned camp in Maine and I have no idea what I'm doing.

The plastic tote is for water. Most likely a rain catchment system since you have solar and propane to run the stove, which means you have an off-grid cabin. Keep the white propane heater because it is a new one it is not old

I think gentrification of Maine camps is all good but there is a long history, at least Downeast wise, of people moving in thinking things are simple. They are not. It all starts with when you interact with the locals or overhear the conversations. I overheard two middle aged ladies saying “well, no one locks their doors around here. “ for the next month my two dead bolted doors were unlocked everytime I return to my loft artist space Downeast. And yet if you don’t support and feed these vermin they won’t leave you alone. Good luck. I think you bought a lemon.

I've worked on a lot worse in the 1980s and 90s. As in the whole cabin sitting on the ground because the posts rotted out. The sills had to be replaced. Yours is in good shape for one built in 1938. I doubt zoning would allow a new one to be built that close to the water. A previous owner spent a lot on windows, doors, appliances, etc. I'm surprised that propane fridge was not stolen. You have a solid start. I'd start at the bottom and work up. Jack it to be level and well supported. Then close it in with the wood shingles repaired and a no-leak roof by end of summer. That pattern of cedar shingles takes extra time. The original builder put some love into it. Then you can do the interior on colder autumn days. Good luck. I am jealous. Thanks for the video. I am subscribed.

It looks like the previous owner jacked and leveled it before starting the other work. What he calls "sketchy structural stuff" at 6:08 is where shims were placed on the posts to bring the floor to level.

That is not an old heater on the second floor, it's brand new in current. It is actually a very high efficient gas heater and you really might want to consider using it. Clearly the tank is for water. You can catch rainwater off the roof with it.

@@maryraymond8375 Yes I agree. They do a fantastic job no matter what the budget. It finally bugged me enough to look it up, the difference between a cottage, cabin and camp since they usually are used interchangeably. I googled it and it came back: Some opinions are that the shelter that has no plumbing and no electricity would be considered a camp, that a cabin is something that has some amenities but is not 4-season. A cottage, by extension, would then be something that could be lived in all year but isn't

Having lots of upgrade stuff already stacked & waiting gives you a headstart for a spring attack on this place ! Love it - my whole life has been several similar attack sessions, so this doesn't scare me at all - altho lack of muscles nowadays would make it a family project or just another dream ! This is beautifully perfect in so many ways! Roof and support first, would be my idea. Then, I would make sure I had electricity done safely with more outlets than I think I would need. Then I would make sure windows had screen replaced on the porch and were at least caulked around. I would make sure the woodstove is safe to use, which means not only pipe out and sturdy, but the space under and behind it needs something that is fireproof, like tile or even metal. Door on basement also. But then I would use all that insulation, definitely, it gets cold there in winter, and can be hot in summer, so that would help. That lake is so clear. In all actuality, I probably would go fishing right away and cook up some fresh fish! And, I would have to put my feet in the water too! I hope you have a wonderful time there!

You wanted ideas so here you go. I would bring in a structural engineer to let you know what needs to be done first to meet the codes of the area. When the work is being done you might consider raising up the ceiling about one or two feet because of the beams holding up the second floor and if your budget allows raise the roof up about two feet and have the roof line changed so it does not slope as much as this would help the Camp sell faster. If you make it an All Season home then it would sell really fast because of the West facing lake views. Oh and pay someone to go under the house to see what is there - lol lol. Also see if you could put in a septic tank too.
