This guy is really not in bad shape, his only "bad debt" is the truck and even that isn't awful with his income. But it is concerning that he makes $160k/yr and has nothing in retirement.

As soon as he said that $350k of it was his mortgage, I knew it was no big deal. Sale of his old house wipes out the non-mortgage debt and then he's attacking his mortgage with his fantastic income for a few years to be done if he so chooses and he's home free.

I am never going down that road of debt again. Will never forget that feeling - could barely breathe and was in a heightened state of anxiety every day - absolutely horrifying. Now i bought a house i can fully pay off - and one in which i can actually rest in and have financial peace, health and quiet for the rest of my days.

How very small-minded and self-deceptive, living like that, doesn't really make one's situation different or better, it stays the same, there are people who have it better than you and could think the same about you, if equally small-minded, it still won't change personal circumstances.

Sell the properties except for your primary mortgage. If you're this worried you shouldn't be having multiple properties. I wouldn't purchase a 2nd property unless I could pay cash for it.

There’s no problem here, in fact, assuming what he is saying is true, this was a savvy deal on his part. All he needs to do is make sure the first home deal closes (it’s under contract). If he closes he has made a great financial move.

Foreclosure and is not comp. Short sale might be comp if there is a lot of them in same area but in most cases it is not comp as well.

He could have rented out the house and continued gaining equity instead of selling it while getting into a panic mode with a $160K salary in VA. Then if he still continues panicking, stop renting it out and sell it. We bought a second house and rented out our first and we are in California, which is more expensive than VA.

@@jimroscovius So you are saying that my husband and I are imagining putting money into our pocket every month after getting the monthly payment from our tenant and after covering our mortgage, property tax, HOA? It's not too much risk. We can always sell our rental and take our equity out (currently around $500K in the rental. Maybe more). We also made sure to get a good umbrella insurance, just in case. We are not the only ones in the world and people do get passive income and they hold their rentals for their kids, retirement, etc.

@@IrisP989 And then the furnace goes out in the rental, after which the water heater goes out. Then the renters move out and trash the place. Yup - no risk at all. That's not passive income. We bought a house and rented the first to a couple who wanted to buy it after a year. During that time, a storm came through and took out a tree and our fence, which we had to take care of, of course. They decided not to buy it, so we sold it as fast as possible. No regrets.

My friend got into this situation and couldn't sell his old house for the amount he needed. He lost everything and had to restart. On another note, I had business projections of 1mil of sales this year. My business is on track to only do half of that by being unable to hire competent workers in a timely manner... If my overhead wasn't so low, by going through Financial Peace, I would have been in trouble... I could only imagine how hard life would be right now if I went into debt to try to make those projections for the year work out. Instead, we shifted to a different direction, and next year should be much better with a whole lot less stress.

sorry dave. he just went from 200k in debt to 290k in debt. why is this good per Dave Ramsey? I don't get it. I get his equity went from 130k to 150k or 200k, and his other debts are off the books. he has a gain. but again, Dave isn't the keep buying companies or houses stuff. it's effectively like he bought a second 90k house and isn't renting it! why isn't Dave on point here!

I don't understand why people are scared of debt.?? They should be scared before taking the debt not after... Anyway in my case I had to pay 5000€ to a bank and I couldn't afford to pay back and I told the bank to fu..ck off.. and ask their insurance to pay them back and they did as I told them. They never called me back
