I'm in on Realty Income. I have around 280 shares at the moment. In my investment account I have Arbor Realty and Main Street. Both of those extrapolate out higher than Realty. In my view with interest rates so high, REITs are available at a discount. I personally love REITs because of all the advantages of owning with none of the headaches as you described. Plus the entry to owning physical real estate is quite a bit higher than REITs.

I think REITS are terrible except for O. I own alot of O. But sold all the others. They are scammy.

I must say I love dividend investing, getting those payments in for just holding a company is amazing. from what I've witnessed it all comes down to having a Licensed investment Adviser to handle your portfolio. All thanks to my Investment Adviser, who has traded my savings daily from quarter a million to almost one million dollars in the last 3 months.❤✅

Yikes! It was just bad luck getting into this when you did -- nobody could have known a pandemic would hit. You had a couple of major market drops that would have been a great time to sell and get into growth for the ride up. But... all that being said, it does look like REITs will rebound as soon as the interest rates start falling. Best to forget about what could have been and focus on the best moves going forward. I don't think you mentioned if this was being held in a taxable or non-taxable account. Managing taxes on this would be very important. Cheers!

Fun fact, share price increases for stocks like Realty Income only benefit you in the immediate future but are very bad long term. If share price grows faster than the dividend, you end up being able to buy less and less shares after a few years, making your dividend snowball slow down with time.
