Returns on built real estate is also realized from capital gains; not rent alone. Depending on location, sometimes capital gains is the REAL return! I like the "party park" though. Car park in the right location is also a winner.. with flexibility bonus. Meaning, can start with no build, almost no capital outlay, and move all the way UP to high tech, big money business. This is especially good if zoning regulation is strict.

The idea shared in this video sounds very logical but must be taken with cautious optimism. I advise individuals to take a long-term view of rental real estate investment and diversify their investment portfolio to include real estate. Rental real estate is not a short-term business: you must take a long-term view. But the undeniable fact is that it's still one of the best ways to earn ''leveraged income'' (aka passive income) and hedge your money against the vagaries of economic shocks. Let no one deceive you, as you advance in age, and become less able to do active work, your business may fail due to economic downturn and you may regret not having invested in (rental) real estate while you had the opportunity. By then, you may never be able to afford your dream land or home. I am invested in rental real estate and there could never have been a better option.

Rental property can be used like a life insurance or salary and the other option is more like active cash machine

Great Idea! Just wondering how to manage the place during rainy season, perhaps canopies would be used? Location matters a lot as well. Better vegetations in outskirts but travel time and hotels would be considered. Brilliant idea to evaluate.

yes, location location location. is the whole thing about real estate. it can significantly make the difference. However, you must not buy land that is already macture. you can predict by visiting local government plans etc. It is not rocket science.

interesting idea..definitely worth considering. I think my only worry is the range of activities that you are allowed to do there. Plus, you probably need to build a small cabin +_ toilet, to be used as a base for whatever activities there. But, for sure, its good to find alternatives to actually completing an entire house.

Very good point, this was what I thought about 2 years ago I live abroad I have a standard 2 unit apartment already , I was thinking of buying another one or building I have gone to check out buildings to buy then I calculated how much i will be getting every year it was not encouraging imagine spending close to 30 million Naira on a house only to be making less than a million a year instead I bought 3 plots of land fenced it and using for tomatoes farming a crate of tomatoes is selling for 35k and am getting 270 crates every 3 months you know what that means

It's a great idea, but some countries have strict laws on noise pollution. It's best to consult the authorities before you invest. Don't try to bribe an official to get things done.

Well this is normal in Ghana, you can get lands for that $20,000 that can build those apartments in Cameroon 😅😂, Ghana is expensive

Which city and country is your land situated at? Parties and events don't only happen at city centres. Put a couple of swimming pools on it, with a shallower swimming pool for the kids, and make your land a "waterworld" type of place. They will drive out to your land every weekend. And oh, make sure to pay me for the idea, when your millions start rolling in.

Not in South Africa, If don't pay your rent. you'll be taken to court and get a default Judgement. won't be able buy anything on credit, even borrowing money. your life will be ruin. you will be miserable.
