I finally bought a new place, but this one has nothing to do with cars. It's a couple buildings on the lake that we're going to turn into paradise. The abandoned mini resort.

I'd recommend just putting an electric insert where the fireplace is. They're just space heaters, but can provide supplemental heat and a nice ambience without the actual fire or need for venting.

Wood stoves also have a great ambience all their own and can generate an impressive amount of dry heat when it gets really cold

HVAC professional here with a lot of mini-split experience. There a lots of low-ambient heat pumps on the market that do very well in cold climates. My previous company had these units all across Canada, and would heat all season long without issue. Happy to share more specifics. Know that it can be done all with a mini-split.

The newest units over the last 5-10 years have become extremely efficient and rarely need an extra electric element.

This. Don't look at America brands, look at Mitsubishi (Heavy), Daikin and Panasonic. They make ones that will heat down to -20°C with Efficiency >100%. There are even artic series that can do lower. The thing about heat pumps not working just below freezing is a myth spread by bad manufacturers that can't build modern equipment.

Yes please keep that beautiful stone fireplace but either put an electric fireplace insert or do that where they chop logs and stack them in it. Just hate to see the one really beautiful part of the house removed

DO NOT delete your fireplace. It is the focal center of a cabin. Put in a large glass door insert and a new flu/pipe for heating and ambient charm.

Electric baseboard heaters are fairly efficient and easy to install at this point of construction. And, because they are easy to operate with a thermostat they will help prevent frozen pipes when the place is unoccupied.

Add mothballs to the breaker box and it will keep the ants away!! My dad had a water pumps and wells business and that was one of his secrets to keeping ants out of the breakers.

If I might make 1 suggestion, Run all your lighting on separate circuits from receptacles and other loads, I'm sure your using LED everywhere (You could use 14/2 and save a few bucks) and they are such low current draw you could run them to an eco-flow with solar or something similar. Let me explain why. At my house I have a small separate sub-panel off my main panel fed by 4 used solar panels, 3 -12V 100Ah LiPo4 batteries, and a generic MPP inverter/charger with AC input (if the batteries go dead, which they never do) So, all my house lighting is basically free now, great during power failures (which was the original plan, but it turns out the inverter runs the lighting 24/7). If you wire for it now, you could easily add a solution later, at least it would be a nice "Green" option? I'm sure somebody thinks that's a stupid idea, but it's been really convenient for my family that "the lights always work, no matter what"

The boat and trailer are still there…and they seem like the only things of value there worth taking. 😛I looked in to electric tank heaters and also passed. Why not put one of those fake fireplaces in where the fireplace is for psychological ‘cozy’ value?

I tried electric tankless and hadn’t even moved in and had already removed it and put in a traditional tank in my Oklahoma house build. Good call!

Total bummer you're deleting the fireplace. We rent cabins in the Smoky Mountains pretty often and we love to use the fireplace. That's a great selling point for us. But you guys are making great progress and I'm really enjoying this series.

I am going to be checking out the Pex A install. I have the Milwaukee Pex A expander kit and will have to do a complete replacement of Quest pipe (the grey stuff that sometimes causes major leaks if you have city water) which we don't have because we are on a well. We will be moving our hot water tank and water softener to the pump house. I have had to do some Pex B replacements for leaks in the crawl space but haven't used the Pex A yet.

I just heard your comment on using 12-2 romex that is so smart as you can put 20-amp circuits anywhere if you ever need to as 14-2 is only rated for 15-amp circuits less risk of overloading the circuits in the house very smart plan a little more upfront cost but you will save in the long run.

I replaced my bifold pantry doors with barn doors. Love it! Damn bifolds constantly fell off the track. All you lost was a couple trash cans? I figured some one would rip off all that fancy equipment you showed off. The sidewalk MUST GO!

I agree. Pocket should only be used as a last resort. But I like barn doors if they're used in a proper situation. Like a barn. My garage door looks like a barn door. But it rolls up like any other garage door. Great vids.

4° ambient 😃 That reversing valve would be kicking on every 2 seconds, turning it back to cool in order to defrost the lines. You literally couldn't insulate them enough. It would be using the aux electric heat the majority of the time anyway. It's pointless. No heat pump will perform worth a damn in temperatures anywhere near that low. You definitely made the right choice. Especially since you're running new power anyway. Obviously, electric heat will use alot of power but it will perform seriously well. In those conditions it may even use less power than a heat pump kicking on and off, which is also harder on the compressor.

You can now get cold weather heat pumps that are just as efficient down to -10. If you make the house really air tight, baseboard electric is another option. Expensive to run but works at any temp.

Heatpumps have come a long way. They don't have to dig up your whole backyard to install them now. Instead they drill several holes down into the ground now instead.

On my lake cabin For the bedroom door I made it an entry door for more time to think about a nasty situation. I also ran a propane line to the outdoor cooking area.I also ran CAT 6 and low voltage wire everywhere before the sheet rock went up. Might come in handy. Great video.

The prejudice some older people might have against Pex is probably because of confusion with the older polybutylene piping that was widely used in the late '70s to mid '90s, then was discontinued fast when everyone found it it basically disintegrated after 15 years. The new stuff is very different and better, but there are superficial similarities that might cause people to mix them up and assume they're all that bad.

Great work so far. That absolutely sucks that you were robbed….why the used trash cans now???? They looked like they’d been there forever. For the front, as the knights that say Ni requested, the front of the house needs…..a SHRUBBERY! Thanks for sharing this project. A nice detour from cars.

I'm more concerned about the expensive stuff inside the place. Lock those new tools up. Old trash cans are replaceable, but the stuff inside will hurt if they disappear. Enjoying seeing the new project and property.

If you are replacing the septic tank it would be good if you could add a port and pipe that would be accessible from where your camper is parked. That way you could have an RV/camper spot with hookups.

In the South, propane is a very good alternative. For that size cabin, a tankless water heater and heat source for the cabin would likely only require a monthly visit if that. If you must do something with the fireplace it would give option for gas logs. Heck, you could even have a gas cooktop.

Lake people will rob you blind! I agree you should remove the concrete ramp. I'd replace it with concrete steps. Don't forget you need run off for drainage!

I live in ICT, My shed has a regular mini-split and honestly its been fine even into negative temps. Maybe if I lived in it I'd need a space heater on the coldest of cold nights, but I've been perfectly comfortable in my shed at below zero for several days (and more important the pool table in my shed is still level). So unless you're living in a place 24/7/365, no you don't need the fancy heating mini-splits (and even if you did you could supplement with a space heater for the handful of days it would get cold enough to matter).

This series is great. I love seeing what you are doing with this place. I too have been derailed to doing home improvement projects this year instead of the car projects I had planned. It's cool seeing what you can do when you gut a place. I'm not sure I'm at that point but there are days! I'm also glad that the "robbed" at the end of the video wasn't all the expensive gear you were storing there. When I saw the title, I feared the worse! Nice job so far!

Plus you need like 4 40amp breakers for an electric tankless water heater.. It's ridiculous. Gas is definitely the only way to go!

I have an electric tankless on our master tub and it’s been great for over a year. Problem is flow rate. You’d need a pretty expensive and power hungry version to supply a house.
