Im Canadian so you know that sad curreny story. My budget is 200k Can. 5M Baht. The reason I would buy is the 4 drives into town. If not moved in 90 days beginning of Sept. Please keep me in mind. I subbed and thanks for your consideration

Hi, I like the look of this very much , its pet friendly, I love pets but what are any rules for barking dogs and are they enforced, I have neighbors here in Canada with dogs that just wont stop barking. also can you put a gps link or a google map link to where this is exactly so I can look around the area . Nice video, even if you felt it was rushed. Looks very western! Are you a real estate agent? What about high speed internet access? I understand you can’t own land in Thailand as a faring. Can you get a land lease in the perpetuity?

Hi, yes I had to speed it up a bit so it wasn't too long 🫨 It was built by a British developer. Yes I'm a real estate agent. There is high speed internet here, and as a foreigner, a 30 year land lease is probably the way to go on a property such as this.

@@Pranburi-property Is it possible to ask them to roll over the land lease over several additional 30 year terms? If not, you would not be be able to easily leave to your kids, I think. On another note, are you available to serve as a consultant or advisor on a purchase in another city?

@@samkeino6810 normally a lawyer would draft the land lease agreement and this would give as many options as available within Thai law, including an agreement to renew the lease 2x, that it can be cancelled and freehold given to a Thai, that if law changes and foreigners can own, then you can take full ownership etc. We have offices in Bangkok, Phuket, Ko Samui, Pattaya as well as Hua Hin, feel free to message me if we can help with something in any of these areas.

@Pranbury-property Very nice villa, my wife(Thai), and I, (Brit) are planning to retire within the next 7 years.. we could go as early as next year if we found places like this in this price range. Its a simple case of the longer we wait the more we can afford, but we're getting itchy and want to jump. I have a small (actually big) question, which you might be well placed to answer, one thing I would need to do if we jump early, is live off our savings till the pension kicks in. That would mean taking out a 5 year mortgage to spread the capital we have.. I see on some sites/banks that it is possible to do mortgages that short, but do you have any experience of your clients doing something similar, if so, what are the interest rates and which banks would allow it (assuming 60% deposit on the property)

Hi, thanks for the message. In my experience, it's very near impossible to get a mortgage here for a couple that have been working abroad. There is a specialist mortgage bank in Hua Hin you could speak to to discuss individual circumstances.

@@Pranburi-property Thank you, thats my biggest concern, that it may not be possible, and all the plans get scrapped. I will be in Thailand for 3 weeks in October so I'll make some appointments with various banks to see what's possible. One thing that might help is, we do plan to relocate to Thailand and rent before we start the buying process, so we will have a year of feet on ground before we need the mortgage/loan. Time to find some clever Thai financers.

About 1.5 hours and I wouldn't recommend it as there are no pavements (sidewalks) for 80% of that walk.

@@BrianBeuken I am not sure as the current owner/seller is not the original owner. But pretty much the same size and style villa brand new (with various upgrades and modernizations as you would expect) from the same developer, way out of town where they build now would start at 8.3m ThB
