@@BrianBeuken it's hard to say in general terms as the mix of sellers is very diverse as this is kind of an international retirement zone. Usually people either price to sell and very little wiggle room, or leave space for negotiation (maybe around 10%), but everyone's situation is different.

I love the tree (glass) feature. However, I agree 100% that there is no outside living space. I always imagine having coffee outside in the morning. There is no escape from the sun; also, there are no outdoor fans. I like the "Palm Springs" approach to the home. The price appears comparable to market values. Only four units were built, which is odd.

I avoid eating chocolate, after I learned it (the cocoa) contains Cadnium (Cd) and Lead (Pb) . The Cadnium is absorbed by the cocoa plant from the soil. The lead pollution happens during the drying process, lead is in the environment at the surface. Source of the lead is the decades of leaded fuels, even though they have been (fairly recently) abandoned in South East Asia.

@Pranbury-property Very nice villa, my wife(Thai), and I, (Brit) are planning to retire within the next 7 years.. we could go as early as next year if we found places like this in this price range. Its a simple case of the longer we wait the more we can afford, but we're getting itchy and want to jump. I have a small (actually big) question, which you might be well placed to answer, one thing I would need to do if we jump early, is live off our savings till the pension kicks in. That would mean taking out a 5 year mortgage to spread the capital we have.. I see on some sites/banks that it is possible to do mortgages that short, but do you have any experience of your clients doing something similar, if so, what are the interest rates and which banks would allow it (assuming 60% deposit on the property)

Hi, thanks for the message. In my experience, it's very near impossible to get a mortgage here for a couple that have been working abroad. There is a specialist mortgage bank in Hua Hin you could speak to to discuss individual circumstances.

@@Pranburi-property Thank you, thats my biggest concern, that it may not be possible, and all the plans get scrapped. I will be in Thailand for 3 weeks in October so I'll make some appointments with various banks to see what's possible. One thing that might help is, we do plan to relocate to Thailand and rent before we start the buying process, so we will have a year of feet on ground before we need the mortgage/loan. Time to find some clever Thai financers.

Foreigner cannot buy landed property (except condo) in Thailand. Its the Thai law to protect their land. You can, if the partner owner is a Thai and you get nothing if the Thai partner decide to split with you, which happened quite often.

They can own a Villa but you still can not own the land. They can own a Condo outright because you still do not own the land the Condo sits on. You can own the Villa outright but get screwed when the land lease is up eventually. Its basically a glorified rental. Just plan on losing the money after the 30 years is up so it comes out to about $300 a month for something you own for 30 years. Still cheaper than rent and you can do whatever you want with it. But at the same time...kind of silly because now you are stuck in a 30 year rental that is almost impossible to resell. A real rental has so many more advantages to it than a purchasing a Villa (which is still a rental and you will never truly own).

Everyone is different and there are plenty of foreign buyers who are happy to either put the land in their Thai partner's name and house in their own name, or register a 30 year lease on the land, as evidenced by the fact that this development is now 34 out of 54 sold in just a few months and is just one of dozens of projects in the area that sell mainly to foreigners.

Hi, in this case, the owner wants the money in Thai Baht. It's owned under freehold in a Thai name, we could set up an ownership structure for non-Thai nationals within the parameters of Thai law using an attorney.
