I'm just so grateful and proud to have audiences of different age range consuming my content. Today we have a 60 years old auntie sharing her perspective and frustration along their investment journey but I shared my opinions too.
Property investment is seriously way easier if we start earlier just because we can afford to make some mistakes.
What a refreshing episode:)

I am amazed at your level of maturity Sean, I don't think I had it until I was in my 40's. You should consider sidelining as a life coach.

i would suggest, conservatively, 1. instead of buying a new place/renting another place, propose to just rent a lower floor or ground flloor parking - this solves the pusing pusing problem. 2. instead of using the sister's share on funding a new property, propose to keep that money for the younger son's future education. 3. since there is no insurance or any sort of protection coverage, i do think that not touching the EPF is the wisest choice. keep it for rainy days. 4. still dont get why wanna existing money (no risk, i.e. EPF) to buy something to generate (almost similar, or maybe lesser, with risk of no tenant) money, at this age. have to measure the risk apetite at this age. unless, you have a surplus of money to spend. 5. for all action done, rmb that the risk/cost at the very least doesn't transfer to your younger son upon departure (speaking from personal experience).

Really can't imagine the pressure of the second son will be having when he gets a job. Supporting parents and a brother with not much income of fresh graduate.

Just a point to ponder, if younger boy gonna come out to work after F6, he cant earn very much. If he tries to get a degree, how is he gonna fund his studies? I dont see ptptn as a solution cos upon graduation, he would need to repay ptptn plus parents/brother's living/medical expenses. Not gonna be easy. Stay strong aunty

First of all, thank you aunty (haha, I am also an aunty, only 2 years younger than you) for sharing. As for Sean, I just recently your new subscriber when I randomly search for house makeover. But in 2 to 3 days, I have watched at least 10 of videos, attracted by your enthusiasm, practical and useful information. I could feel the anxiety of auntie but at the same time I appreciate what Sean’s opinions and suggestions. We experienced similar hard times before. My doomy thoughts had badly affected my 2 children (still college students at that time). They were equally stressed out. Luckily I came to realise it. Instead of being hopeless and helpless, I acknowledge and accept the challenge with gratitude. I am living without any insurance policy(surrendered ady) but it is fine. And when I stopped worrying, I managed to dispose off my house way below market price and rent a much smaller house. My children have saved enough for a small condo. Everything is going towards the bright side. Always, there is a better tomorrow 明天会更好. (one of my kids got depressed at that time, with proper treatment, it does not affect the work too much). Lastly, thank you both of you for the videos), all the best to us。

I like to chip in on the Canva thingy, its a easy design tool for muggle but it can never replace professional illustrator, photoshop user.

Whoa this is a complicated one to give suggestions, and I think you've done it well Sean. IMHO I think at aunty's age, the key important point to think about is how to maintain healthy cashflow until aunty's second son can stand on his own feet in a few years time. EPF should be kept for last resort, and I do agree with the notion to continue working (perhaps other job at a more comfortable pace). May I add here also that perhaps reverse mortgage can be considered as another alternative to fund retirement in this case (tread lightly!). Overall, as Sean pointed out, keep learning and know all possible options.

I am also 60 yrs old. Thank u Iheng, thank u for Yr advice. Love u boy. I also wish my 2 children will help me in this new technology. I am in TikTok but I know how to watch but don’t know how to create contend. Thank u sooooooo much for the advice. We old ppl now hv to listen to younger generations.

Auntie, try considering Residensi Wilayah/PR1MA projects and available existing government subsidies, I think your application will be fast tracked. Keep existing unit as rental income till the time you really need the cash

Truely agree with your mindset saying. The importance of having winner over victim mentality. I'm a REN and the fact that I'm dealing with many buyers who keeps on blaming about new project property prices getting more expensive. Hoping for price to drop dractically or hustling for bigger promo from developers. So they keep on waiting and hoping. Like you truely said, inflation will not wait for anyone. I hope more buyers can put on a winner mindset on how else to ramp up their active income to ride through inflation.

Don't buy any property at your age LOL as landlord is not fun, rental is not "passive" income as you think, you will face hell a lot issue like late payment, maintenance , taksiran , empty leasing period , cibai tenant, repair fees once tenant exit , leakage and etc 1. Once son graduate sell your existing property cash out the money 2. Move to other state with cheaper single story houses 3. Buy blue chip example Maybank with 4% dividend yield at least 4. Not sure can or not don withdraw your EPF money at least got 6% yearly, withdraw the dividend only 450K * 6% = 27K 100K * 4% = 4K minimum you got 2~ 2.5K guarantee per month compare rental and pray hard tenant bank in on time LOL.

mann this is tough. wishing you the best of luck Auntie! IN MY OPINION, I would prefer to sell the house and get a landed house outside the city (no need to pay maintenance fees). I don't think the house value will increase. So many condos are rising up in Jalan Klang Lama ps the traffic there is getting worse. Even worse than the federal highway.

BTW very basic question, for subsale case, the 2% pay payment for OTP to the real estate agency's client account is considered as part of the 10% down payment. So, that 2% considered as agent fee as well ? Not need to pay another 2% to the real estate agent separately right ?

Well it's up to the agreement between the agent and the owner on the percentage of professional fees. The market is around 3%. There are also cases where the fees are shared between owner and buyer and this differs from one location to another

Wow ... really become life advice channel already. A lot of harsh truths here. Might I suggest gig economy like being an e-hailing driver as well? Uncle can maybe drive half a day since he's already tired from his full-time job as a driver, at the very least you get some supplementary income on top of slowly chewing on your EPF. There are many options in between doing a full-time job and complete retirement with 0 income. Also, with all due respect, the biggest gift that you can give your younger son is to not put the entire burden of the family's financial well-being on his back. You still own a place and have EPF. Give your chance for your son to break the cycle, let him grow his career and start his investments early instead of having to pay for everything.

I think auntie should educate his eldest son to survive instead of counting on his parents. Parents will move on and kids have to learn to independent.
