This is Episode 1 in a series we will be doing over the next few months called "Inspectors will fail you for this... EVERY TIME." These series will help the novice, or pro, builder pass inspections on the first try!
This episode focuses on the use of safety glass (tempered glass usually) in residential construction. This is referred to as 'glazing" in the code book by the way. We go over the most common places it is required, specific hazardous areas, and common fixes if you missed a location where you were supposed to have a tempered glass! This has happened to me by the way! This should help you have a safer home in the finish.
This video DOES NOT cover everything about safety glazings in the code book, but does cover the most common areas that we have dealt with on our projects. Please check with your local inspectors as well! I call mine ALL THE TIME, and they are always willing to chat about what i need to do to make something pass code. Again, these codes are for RESIDENTIAL, not commercial applications.

Having been a glass and window contractor for the last 11 years, I have seen where more and more "safety glass" needs to be put in more and more places. Best rule of thumb when you are not sure just plan on using it. I would just do the whole house using it then you have little to no problems later. Yes, there is a small price difference in tempered glass in your window and doors. Most suppliers will work with you to get what you need at a reasonable cost. Thank Perkins Brothers for the vid post. Keep up the quality work and videos.

Of course this video comes out after i failed a final inspection thursday because our bottom sash was not tempered in the bathrooms. Great lesson!

The Best way to avoid a failed inspection is to learn the code and don't be afraid to over build. Remember the code is a minimum compliance requirement. You can always make it better but not less than... I am Happy to report that I have only failed 1 inspection ( I was technically right but made inspector happy by changing the (1) 2x4 from PT to fire treated. ) in 22 years of owning my company, in a heavily regulated state. Advice Buy or down load the building code book it will save you time, materials and extra fees.

Down side to tempered glass is it's heavier and more expensive. If it's in the budget then I would use it, otherwise it's not always needed nor does it always provide a benefit. Just my 2c as a builder. I only used it in my house where required and where I wanted the extra strength (such as kids bouncing a ball "by accident🤦🏻‍♂️") off the glass.

Manufactured complete windows usually meet all code requirements. You should be good.

Most places that are in a burn area (I am in Jeffco in the Denver Metro area), tempered glass is required for all windows and doors. This is not part of the normal code, but is a separate supplement. You need to check all supplements before and during your build. My best recommendation is to schedule a meeting with the county with your plans and go over everything ahead of time. My county (again Jeffco), welcomes this to head off any problems.

I was once removing a tempered shower door, accidentally bumped it slight against the wall, and had it promptly and completely disintegrate in my hands. Scary, but no cuts.

In Australia, the BCAB (standard) requires glass doors or any glass that could be mistaken for a passageway to have safety sticker to lessen impact.🧱

Great video. Again! Just FYI, when installing a hot tub, check distances to windows. Windows near the tub MUST be safety glass.

Really great video, although the rule is All of the conditions are met, not just 1. Although usually, its better to error on the side of caution and use tempered glass anyway.

At the 0:16 second mark is the gable wall view, I am getting a very similar wall at my house but cant finish designing it becuase my architect is useless. Are you able to share the sizes of the windows and doors here, I like the pattern and looks easier to build then our current ideas. Thank you your houses and workmanship are amazing and so helpful.

Eric, how come you’re referencing the 2018 IBC and not the IRC? I thought IBC is for commercial use. We go off of the IRC here in Oklahoma for single family dwelling new construction.

Breaking the center pane of those laminated glass panels is cutting the strength of the panel by more than a third because both outer panels are now glued to a fragmented core. In the U.S. building safety codes would require that the ones used for a stair rail be replaced.

If you are talking about the three layer laminated builds where the center tempered lite is broken for decorative purposes, then that is incorrect. Cracked glass using that process is totally acceptable and it's not uncommon to see it used in the US. What safety code are you suggesting would be violated?

What if the door swing is 6” away from the window but the door opening is 3’6” away from the window would it require safety glass?

Replacing sashes is really expensive. I had a costumer who had a Pella wooden window the sash size was 24"× 28" they wanted 748.00 dollars. Crazy I know

Tempered glass is 8 times stronger than Annealed, also windshields are laminated not tempered laminated, just a different product. Tempered lam is very very expensive.

I thought of that as well. If it was tempered laminated then it would crack into small pieces upon impact of a rock, completely obstructing the view. Every automotive person knows that a windshield will cut you bloody with its tiny shards, unlike the side and rear glass, those are tempered.

WIndshields are NEVER tempered, they are laminated annealed glass. Notice that Ray's windshield in the video doesn't have a tempered glass break pattern. If a windshield was tempered glass a rock impact while driving would result in the tiny cube break pattern and the driver wouldn't be able to see through it.

Rule 1 just use safety glass, you pay more but pass, at least on that part. Some inspectors (especially around Christmas time) will fail you one first run thru. That way you pay them to come back. Tip 1, drop a few Benjamin's as ya'll are going in and see get passed quicker.

Since when are car windshields tempered? I used to work in a glass factory and cut laminated glass. You can’t cut tempered glass. It would explode if you tried. It’s cut to size and then tempered. If you tried to temper laminated glass, the material between the layers of glass would melt.

The 9 square feet per pane of glass makes safety glass not required in many situations.

From a manufacturing standpoint , why not just make everything safety glass and call it good?

the extra tempering process costs extra money, and tempered glass requires a laser to cut it, while standard glass can be cut to size for windows with inexpensive hand tools. So memorizing a few rules about where each is appropriate can save you more than a few dollars.

The tax collectors (inspectors) in my area must have missed seeing the 6 windows that should have been safety glass in my house. I'll add that to the seemingly never ending list of things they "missed". I saw the "inspector" going through our neighbors house. He amazingly did it from the front seat of his truck. He filled out the forms, and never even went inside! It was a new neighbourhood, so I guess he didn't realize I was living next door, and watched him "inspect".
