What about permits? Ar these acceptable as accessory dwelling units in most counties etc.?

$300 to $500 a sq ft you can't fix stupid.

Everything is more expensive in Bay Area…Not to mention the city will cost you a fortune to build addition or adu. I heard you have to deposit more than $30000 just to work with the city….If it’s a historic building, you need to pay $5000 for the commission to decide if you can do anything in the property or not…Crazy world we are living now.
