Cap rates (net operating income divided by purchase price) I hear are 10%. Like Paul said, look for value adds. If you can get 10% and can easily add with the things he talks about, then yes, it may be better than a MF that’s renting at market rents.

It's better in a lot of ways but there are downsides as well. On net balance, I wouldn't put my money anywhere else. I'm highly biased though.

I've told my wife we should buy one. Just from the few months I rented a unit, I was doing the math on how much that place must take in. They seem like s no brainer investment.

The formula for cap rate is Net Operating Income (NOI) divided by the current market value of the asset.

Just take a look at someplace like Public Storage. He's talking about things like climate control system, an active security system, paved driveways, a storefront, that sort of thing. Just think about what is in a corporate-level storage facility and take the one you buy to that level.

You'd get the same tax deductions as any other business. You'd be able to depreciate the buildings, you'd be able to deduct management fees (for the person manning the store front), you'd be able to depreciate the security system (if you install one), the climate system (if you install one), the doors of the units would depreciate faster than the buildings themselves, etc. You'd probably get _more_ tax benefit than a rental property, but you would certainly get at least as much.

Luca Graziano Cap rates are area and asset dependent. Reach out to a local commercial broker and they can break down these numbers for you.

You did a really bad job of explaining Cap Rate compression and the mechanics behind that (risk, growth, liquidity, inflation, capex, etc).... Actually you didn't explain it at all.

For me to comment, it's extraordinary...but, as Whiteboard Finance mentioned, please correct the camera movement. I needed to eventually *listen* the video instead of watching it. The camera movement is disorienting and distracting.
