Is it worthwhile to buy a 99 years leasehold landed property in Singapore?

1. The price trend and performance of 5 case studies of 99 years leasehold landed clusters in Singapore.

The value of leasehold landed property is in the built up space because most are built to the maximum allowable built up area. Therefore they should be compared to other leasehold properties like HDB and leasehold condo. If HDB can sell at between $1000 and $1100 per square ft leasehold landed property should be worth at least about the same. Why? Because the land is included.

What blew my mind was the Fuyong example. What's the motivation to buy a original condition property with 24yrs remaining lease? for a complete rebuild, it'll take 3yrs, Thereafter to flip? what's the upside? Can buyer at point of resale be allowed to use CPF & bank financing given the short remaining lease of 21yrs?

When land cost is cheap. I think some really did that. Becos they want a place of their own. Usually cash Rich kind. But at today prices point. Quite hard to swallow. But then again. Some are willing to do it.

If Nim residences can sell at profit, how about pollen collection? Seems the developers starts to increase the prices on new 99LH houses like pollen. We all know land is scarce and with new launched landed, is this worth considering? Thanks

They don't pay commission to agents so I can't think properly 😆😆😆..maybe u ask the agents on duty. They might advise u better...

When I look at the price trend of 99yrs lease condo, it doesn't make sense for the price of 99yrs lease landed to remain same or drop. It should follow closely to the price trend of leasehold condo too.

I agree with u..but maybe it cannot go enbloc n land will have to return to the state...that the main reason. But convid has accelerate it's pace anyway.

99 Lh condo is more attractive to developers. They could top up for lease to start again. And develop to sell.

I meant leasehold housing, whose building belongs to a private owner and land belongs to HDB.

Thanks, Alan I want to know about old HDB's housing as a Korean learning about HDB housing. Generally speaking, old apartments in Korea are not expensive, but if they are facing reconstruction, the price is high. Therefore, if HDB housing is in a similar situation, the price of old HDB housing would be high. Right?

@@csh4592570 old hdb flats has a lower lease. It will be return to the state upon 0 year left. So prices will not go up unless there are reconstruction plans. But hdb is very secretive to even reveal anything.

2. Should housing owners of 99-year leasehold housing return the land to the government? Are there any cases of that?

i am not the Govt....but the law stated very clearly. its on 99 years lease...aka please vacant back upon zero year left. kallang bharu hdb landed is one of them. there is already cases. so Govt will cfm take back. same as u lend money to your friend. u sure take back after the agreed deadline right?

Geylang and tanah Merah. Lots of them coming to end of lease. You can see the tanah Merah 99LH ones, worth only few hundred k once there is only 30 years lease left. Maybe towkays don't mind to buy and let their workers live in like a tenament.😊

@@pinkublacku there are a few pockets of landed property around Singapore with less than 30 years of lease....the title state very clearly. it's on XX years leasehold....aka return the land back to the state after lease expiry. the state will not allow owners to top up lease back to full 99 years! if they allow. then what about hdb owners, factory owners, etc...never ending. then workfare, pioneer card benefits, etc...all will have to take from higher property tax, higher ABSD, etc...

Jai Hinduja. Bala had the right valuation idea on 99 years properties. But some buyers are not buying into Bala idea now because there were no enbloc sales during his colonial says.
