Jasper, I actually love this design! I love the separate rooms, that’s always is a nice touch, especially when I can have people in the kitchen as I prepare a meal. Yeah, this a definite keeper ❤

That is the most stately looking small two-bedroom house I have ever seen! It is giving 1870s Italianate but with all the modern conveniences. Love it so much! I imagine the residents as an active and social mature couple who have a favorite grandchild who stays over frequently. (I suspect you fudged a little on the dishwasher dimensions but I forgive it. If dishwashers really come in that size this is the perfect way to use one.)

A lovely modern take on a classic 2 up 2 down 5 light Georgian plan. One thing to remember is that corridors waste space in a small footprint. Personally, I would add a door at the front entrance, creating a proper airlock vestibule. Then turn the stairs around so they rise from the front hall. Eliminate the corridor between stairs and kitchen/diner. Use that extra 3 feet to make the kitchen much more usable. Instead of having the door to the garden at the back, change the side window of the kitchen into a door, freeing up space on the back wall to give more usable space. As it is, the work surface on the pack wall is not deep enough to contain the dishwasher. They require full depth cabinets to be built in. To make the living room seem larger I would open the stairs to the living room. Not a difficult change to effect, but the difference will be hugely more livable space. Upstairs, because of the stair landing being at the rear rather than the front, the second bedroom can expand into what is currently the landing at the top of the stairs. Keep the bathroom as is. The master bedroom stays as is also. What shrinks significantly is the floor space wasted by the corridor.

@@jaspertran8016 I grew up in a 1903 semi-detached house. The living space was just on 1,000 square feet. In that space we had 3 bedrooms, 1 bathroom, living room, formal dining room, and an eat-in kitchen. The interior if the house was 15 feet wide. The living room, kitchen, and master bedroom all ran the full width of the house. There was a small vestibule at both front and back doors. The two smaller bedrooms were roughly 9x10 feet. It lived large compared to the footprint. When I look at a plan, I am seeing how it will live, how traffic will flow, and how individual spaces will work.

I’d see if it’s possible to do glass paned sliders to make the vestibule; but if not, use glass paned doors to visually keep the space open.

Actually I like the corridor. An as I’ve lived in a large open concept house without any corridors (almost every room opened to the main room) I find when corridors are eliminated you lose an element of privacy an also the open space becomes one big noisy box.

​​@@Imeraldgyrlit would not be any more open than it is, just usefully larger. The corridor does not really lead to anything but the foot of the stairs. The staircase will still break the space, but the kitchen and dining room will be 3 feet wider. That would allow enough sense of space to think about a better separation of cooking area and dining room. Upstairs would still have the separation of a landing but without the corridor the rooms would be larger.

This house would appeal to those who prefer traditional styles. There is a generous entrance hall with a bench and closets that opens into a good-sized living room. I would opt for the TV rather than the fireplace, and the bookshelves can also be used for display. The kitchen has adequate space, though I'd relocate the sink to under the window. The central hall contains the laundry machines and a powder room, and possibly a storage closet. The upstairs bedroom have adequate wardrobes.

I really like the layout of this one. One change I would suggest is using bay windows on the ground floor in the front to add more space to the kitchen and living room and create better symmetry on the exterior facade.

I absolutely agree that downsizing is the way to go. With two floors, you have here 90m2 of fully usable space, covering all functions. So, I really like your design, style, layout and overall usage of space...except for your washing machine and dryer. Yes, there are placed conveniently under the stairs (a space which most people do not use effectively), but believe me, you need to have a Laundry Room in a family house. You want that function separate with its own entrance/exit, believe me. It does not take more than 1x2.5m or 2.5m2, assuming 1m2 to stack up the two machines. Otherwise, great job!

I do like this design. The outside is beautifully done, especially the trellises on each side of the door. Of course there are always little design changes that can be made with an architect when doing final planning to really “ make it your own. My one issue is ease of access to the backyard. That’s about it. Otherwise, great adding a second story for privacy away from main floor. Also, it being a smaller kitchen, with terrific counter space, it’s got that design triangle happening for ease of sink to fridge to stove.

Love the whitish tan brick, and love the entrance with fieldstone and the french doors, love the brick and fieldstone wraps around on the inside, love the shelves on each side of the fireplace, love the kitchen, having the honeycomb look tiles between the cupboards and cabinets, love the layout and design upstairs bedrooms and bathroom ♥️♥️♥️♥️♥️♥️♥️♥️. Have you ever did split levels and bi levels, those are cool homes?

This home is so my style but for whatever reason I’m not completely sold. I typically love separating spaces but I guess it’s a little different with house so small it feels closed off. The only time I even like open floor plans are when they’re in small homes. Aesthetically though I love it

Nice, but it's got to be bigger than the 30 x 16 ft dimension? if you count the upstairs, which was indeed well executed. I don't understand why a small house needs such grand front doors, and two of them? That's a lot of wasted space. And the backdoor is facing the front door, so that is bad for fung shui? isn't it? Loving the interior colors, and sectioned off living room. Over all nice, with a few minor tweaks would be wonderful. Liked the molding on the floor too!

Jasper, this is excellent! Only 2 small suggestions dear. The one bedroom needs bedside tables for lamps, glasses, and water etc. make the room a little bigger for that. The kitchen counters is a bit narrow. Could they be widen some? Very nice Jasper

Love the house just need different colors . The colors of paint you used throughout the house makes the house look dark and doesn't seem to reflect the lighting .

This looks very Gregorian inspired. For a house this small, I think a single door entrance would be more appropriate. I think the mudroom is a bit awkward looking compared to a portico. Having a single door would help with the narrow entry. A 3 by 2 window sash instead of a 2 by 2 window sash would give the design a bit more visual height along with lowering the chair rail to counter-height. In the kitchen, the hutch seems out of place with its dimensions compared to the cabinets behind it. It intrudes into the dining area as well. I think it would be a bit more interesting if it was removed and the hallway closet next to the powder bath was turned around to act as a pantry.
