I appreciate your hard work, as I'm sure this wasn't easy. Although I will say, it would be nice to see some of these old houses updated, but some of the design sort of kept the same. The cabinets in this one were really cute with their cut out designs. I also liked the "rounded" countertops/ island. Nowadays everything is pointy and square. It's ok in some houses, but it would be nice to see some variety. I'm sure there would be people who would pay good money for a restored house that has new materials, but sort of a retro vibe. It makes it stand out more. A lot of houses look too cookie cutter today. Just an idea.

That flickering comes from LED and Fluorescent lights. They actually strobe faster than the eye can see but are picked up on camera due to the frame rate (how many pictures are recorded per second.) You can help this with a lower frame rate usually, but if you do a time lapse with certain LED or Fluorescent light, it's bound to accentuate it. Just something that cameras have to deal with. If you wanted to try and guard against it, I would try to bring a bright work light with a bulb that doesn't strobe. Just test it out with some footage and then put it in a time lapse to see if that light helps. Otherwise, keep up the good work!

Well it is good for another hundred years now. I know I am the exception but I love greys especially with wood and lots of white trim. It is timeless and pretty neutral too. Love it.

This was a great learning experience. Thank you for showing the entire process and narrating what you were thinking at the time. I now know the proper way to put up Sheetrock and installing sinks. Lots of good tips to clean. We’re doing much of the same things. They are fun projects though!🌺

Your fascination with grey is going to reduce the selling price of your flips. Grey is nice as a feature, but not for everything! Anyway, I'm sure you made a profit on this. I would suggest using at least a floor covering that wasn't so grey in future.

Me and my brother's first house was about the exact same as this. lol we bought it for 33,000, put 50,000 in, and sold it for 169,500. Closing costs were 16,000, and we had it for about 6 months as well. And it was also a little over 100 years old, although it took us about 30-35 days total to fix it up as i have another company to run. What a coincidence. lol, anyway, looks good 👍

Every youtube video ive seen, you still have to use redboard with cenent board in bathrooms. Did u fill up the tub with water before caulking it in? Always start hanging drywall from the bottom that way u can rest the top drywall on the bottom one. Work smarter not harder. Hopefully that vinyl plank is waterproof since ur using it in the laundry room & bathrooms, too. & and hopefully, u acclimated the flooring for 2 weeks before installing it.

The flickering on the camera might be roll due to the framerate the camera is recording and the cycles of the light fixtures in those room. It's the same effect you would see back in the day when someone recorded an analog TV with a video camera, if the frame rates aren't perfectly synced (or a multiple of each other) you will end up with that weird rolling effect. LED lights also have a frequency just like the TVs of old, they're not actually on constantly, the pulse so many times per second, much too fast for the human eye to really perceive, but obviously not for the camera to pick up. If you can't adjust your GoPro, you might want to invest in some old incandescent based lighting (which did not cycle like that) or actual studio lighting for when you're filming, those are obviously designed with that in mind.

I would suggest to turn down the music, hard to hear at times. Love the renovation, awesome job.

One area of concern is the installation of exterior windows, you never flashed them, the only flashing you did was a couple of small pieces over the slits on the top part. The proper way to install windows is use flashing on the botton section of the wood that goes up the side 6 inches as well as down the front of the exterior wall. If the framing is 2 x 4 you use 6 inch rubber flashing, if the framing is 2 x 6 you use 9 inch rubber flashing this will allow any moisture that leaves the window to go down the house wrap and not into the framing, once that is installed you then run sealant on the top and side sections only of the window frame that will be against the house, you can dab a couple of spots on the bottom and then install the window, level the window and then nail using 2 inch nails on the top and side sections only, never on the bottom then you use regular house flashing on the sides and top only and none on the bottom of the window. Flash the right, left sides which will cover 4 to 6 inches above and below the length of the window, then you pull the slit house wrap that was stapled down flash the complete top section over lapping the side flashing and then flash over slit sections using regular house flashing. By doing this the window is sealed from outside water penetration. The way you flashed the window will create water damage inside the framing of the house.

I wish the colors didn’t conflict so much. Gray floor, white post and yellow oak spindles. Cleaned it up which is nice.

I'm not sure what sized lot or it's condition but if it was fairly decent - meaning not necessarily professionally landscaped - this house would have easily gone for at least $100,000 more and if rented , most likely within the area of $2,000 - $2,200 / month here in East Texas. We purchased a house built in an established neighborhood in an excellent location that was built in '79 in 2018. Within 4 days of moving in, the hot water heater broke and the ensuing damage was over $10,000. Long story, but the first 3 yrs w both a/c and central heat for both upstairs and downstairs and an inground pool liner and t-cell pump amongst other things- we spent almost $40,000! We are slowly upgrading but I would never purchase an older house again. The inground pool and location near our grandchildren were the two things we were most impressed with that influenced our decision.

I laughed out loud when you said you don't like the "agreeable grey." I dislike it too and it's absolutely EVERYWHERE now. Great flip, but sad to see some of the old woodwork/period aspects go.

My son is also a mechanical engineer and he says if you can build Lego you can do anything!

It's sad that you took an old home and "modernized it with vinyl flooring and ugly boring colors. At least use real wood flooring and some better colors. Everything is white, grey, black, and beige nowadays.

Great vid. Super informative. I’m not in the real estate business and for sure not the expert but Al that grey seems overkill? Seems like that color will be out of style sooner rather than later and curious as to why you would use so much grey?

I would try to stay away from grays. If you’re flipping or renting, the color scheme needs to be a lighter neutral color. That’s why people like light tans. You have to be able to picture your furniture in the house & tan is easier to match than gray.

What I'm really liking is that you share your numbers. I've done one flip and we operate 9 doors as rentals. I'm interested in doing more flips but I'm hesitant to right now with the changes in the market and the fact that I've got a full-time career in another field and have to outsource all of the hard work you are doing. The lines in your video is the lighting because of how video is shot it captures the lines with higher frame rates try changing frame rates and it might help.

Enjoying the videos. give me more confidence. Question -- when do you get permits for this work and when do you not, and does not permitting the work ever affect selling the property later on? I've got a bunch of work to do but don't want to pull permits for every single thing (Niagara Falls, NY).

The flickering is likely caused by the type of lighting - is it fluorescent? Generally this is because the light flickering is mismatched from the camera recording frame rate. You can attempt to fix this by adjusting the frame rate in your camera, but you may or may not be able to match it entirely. Many new cameras can detect very minute rates of change and they market this as "anti-flicker" mode. I'm not an electrical expert, just a photographer, but with the way you Google everything I'm sure you can figure it out! Good luck!

Love watching the transformation. Long project, and with family involved ….I don’t know how you can make it worth your while. I love older homes, but they can be a major challenge. So old, you must always plan for new wiring, plumbing and heating systems at minimum! 😮Often with smaller homes of this era it’s a no win, can of worms -bringing it up to code. A clean semi-open floor plan is key to success. Livability and profit. This home remodel was ILL conceived … sorry! #1. Making a old front-porch into a mud room was a bad decision. You already have a proper mud room -laundry room combo in back where it belongs! This lost you money! You should know that curb appeal sells homes. Everyone wants a beautiful inviting front porch leading to a special front door! When remodeling you must consider the homes original design ascetic. #2. KITCHEN IS $ Here we go with plumbing and wiring …..it must be updated …period!!! Then you can create a decent kitchen. Mix old with new. Butcher block and a small slab of marble. Old farm house sink. Open shelves, reclaimed if possible. Cabinetry years ago was built with real wood..take advantage of what you have ….a little tweaking, sanding and a white washing and you can have a winner! Keep appliances away from thoroughfares. A big wide low to counter kitchen sink window, add so much light and visual space …it pays for itself! Plan on a kitchen pantry instead of upper cabinets and go easy on lower cabinets. Most home owners want a sleek open design… less is more. #3. Style …. Old with a update.. bathrooms…..Ok….tile 🧐…white porcelain marble look tile is great, white subway tile works good. Add a little dimension with a little porcelain tile trim …reminiscent of the era. I am old and love home design, you could say it is in my blood. I come from s family of engineers, contractors and carpenters. I wish you the best. Just thought my experience could inspire you! Just remember flipping houses is more than profit. Corners can not ge cut when it comes to safety! The life of a family is at stake. Your name and reputation is all you have. Always get the proper permits and inspections! A FAN THANKN YOU!

why would you not put the flooring down first in the kitchen?

If you clock your hours as employees and add that as part of the business expenses it may lower the capital gains taxes on the sale date.

In bedroom number three, I have the exact same window frames in my own bedroom windows. It’s actually a semi-similarly designed room as well but not as similar as the windows.

A two bathroom and what a bargain. We built a WI blueprint house plan with 3 bedrooms and were basically run out of town for the house on its private lot. We got ZERO when we were booted out by the bank that said my husband couldn't do body work in the drive in basement we built. Unfortunately we were residents of a town that made a choice to have a CRIMINAL JUSTICE CENTER with up to a hundred new employees all needing the Best Buy available. We weren't connected, just not able to protect ourselves in that kind of power. The house is and was worth a quarter of a million, just more decorative with wood cabinets everywhere.

I like your videos. When I young my parents had two rent houses. I was always working on our own home, the rent houses or relatives' houses. I do not miss it. Now I have a lot of work to do in my own home that I've lived in for thirty years. I do admit that I love hard wood floors and I would have sanded and refinished those wood floors. It seemed a shame to cover up that beautiful hard wood. That is just my opinion though.

I hate gray so badly that when we bought this house the realtor was instructed do not show us any houses that has gray. Because it's never just the walls. It's cabinetry, it tiles, is flooring. If I wanted to redo an entire house yet again for the tenth time in my adult life I'd buy a foreclosure auction house for next to nothing yet again.

I think you should put something in title to indicate you are including the money details. Maybe that would draw more attention

I liks larger windows than small

I recently purchased a 1947 home in upstate New York that’s kind of a monster house. It’s got four holes in the roof. It needs a new roof and now I found out it might have asbestos in the wall because they use laving plaster instead of drywall back then and it’s all throughout the house and I don’t know what to do. I bought it for 23,000. It’s a three bedroom two bath And I need help. I don’t have any money to invest to repair it. I was hoping to rely on my credit but I didn’t get approved and I have really good credit so I don’t know why I didn’t get approved I’m looking for someone who may wanna invest in it so that I can flip it property values in this area are going for 175 to 250,000 for a three bedroom two bath.
