We own a 10 acre property across from it and we tried hard to stop this developer. The public hearing was a joke and all the county commissioners are in the developers back pockets, they approved it without addressing a single concern we had. Now we are getting daily phone calls from realtors wanted to buy our property and my neighbor who is been here since Lorraine was a dirt road so they can build an apartment complex.. Lorraine widening is another contentious subject for us and that why we organized the property owners and will have a united front dealing with the county this time.

That’s so disappointing to hear. As much as we love helping people find homes in Lakewood Ranch, we also loved the idea that the name “Ranch” implied there would be a lot of green, open space and farmland. It seems to be less and less each year. It is hard to watch that happen!

@@SoldByChenkus thank you, not directed at you by any means. Somehow we found ourselves (myself and a few other landowners) in the heart of Lakewood Ranch. We have our own wells and septic tanks and we don't get anything from the outside world except for power and internet, but of course our quiet country living have been disrupted. My neighbour would say this place is going to be one big concrete slab with a bunch of chicken hootches,,,, cheers

Happy to provide the info... The homes and neighborhood are progressing. On the surface, it looks very nice. Hopefully those future renters are able to build their nest eggs.

This one is well under construction so not much we can do about that unfortunately. As far as future similar neighborhoods, contacting your county commissioners with your thoughts is probably the only course of action that might inspire change.

Well, here's the issue...looking at mortgage rates and how they won't be going down for a decade....can the average guy buy a house and pay the rate? No. But he can (for time being) afford to rent. So they are ahead of the wave, and for the next decade.....will rent these homes. When the mortgage rate declines....they will put each unit up for sale.

As long as the rental is actually less than a mortgage payment! Some rentals in this area are very expensive, so it all depends on the situation and what numbers work for that individual person.

Renting is always cheaper because you’re not responsible for maintenance. If the HVAC goes out it’s the landlord’s responsibility. There’s much more to homeownership than just your principal and interest payment. Renting in the short term 3 - 5 years while you save up your down payment is a great idea. Renting as a long term plan will keep you from building wealth. I’m a homeowner in LWR and I’m paying $994.92 per month over and above my principal and interest to cover taxes, insurance and HOA. I still have maintenance expenses in addition to that. Homeownership is a great thing but you have to go into it with eyes wide open and your total monthly nut shouldn’t be more than 28% of your gross household income.
