Great video. What month do you stop heating the pool? What will the ambient pool temp be say in July? Does it track closer to the daily high temp or the daily low temp (air temp)?

Usually we turn the heat off in November or December... In July the pool will be around 92 degrees just naturally. Florida sun!

Hi Michael, I’m seeing reports on Yahoo finance where they are saying the Florida housing market is bloated with homes for sale and prices are being slashed. They spoke specifically about the Northport/Sarasota area but their headline was very general. What are your thoughts?

Hi Tim... Cape Coral and Northport are definitely inundated with new inventory. I saw a stat that inventory is up 1600% there. That said, things change from town to town... Our Lakewood Ranch area inventory is up, but nowhere near that much! The general trend is that good homes are selling, and less desirable homes are not. It's time for sellers to get real about prices, and also consider updating their homes as needed in order to compete.

Thanks for the video, Please tell anyone who wants to buy next to that track that they will hear it. And a couple of times a year it will be really loud with the Nitro cars. It needs to be there unless you want Street racing.

Absolutely! I think the neighborhood closest may have some lots tailored to that lifestyle with space for storing cars, etc, although nothing has been confirmed. But people definitely need to be aware, we agree!

Definitely here to stay. Rates aren’t going down anytime soon and inventory is climbing bc of carrying costs. Take a look at the overpriced Isles. They are cutting for the first time recently. It would seem substantial, but they are so overpriced compared to 2020/21 the cuts are meaningless.

Well priced homes are selling... Poorly price homes are not. If the pace of sales maintains, prices should level out. But again, my crystal ball broke! :-) Sellers do need to realize that they missed the boat on the crazy times and over-pricing that was going on though... that's for sure!

We feel kinda nervous, because builder is about to finish our new house and pool in North Port, that's where we going to move from Chicago and all that maintains around the house , with septic tank included is like black magic for us. Heat pumps work well in Florida. They are way more economical than gas. I have a pool in Sarasota that I keep 85+ degrees all year. Costs about $100 a month in the winter to heat 10k gallon pool. Just make sure to put a cover on the pool because evaporation is the quickest way the pool looses heat.

We are seeing increased inventory for sure. Our latest analysis is landing right on the edge of a balanced/buyer's market. 2024 will be a fun year to watch!

Absorption rate almost 5/6 months. You have static inventory increasing 83% year over year. Again LWR blew up bc of remote jobs and ny people selling overvalued. This is not happening now.

LWR has zero good paying careers. This house of cards will fall! Cannot be sustained on wealthy retirees and remote jobs. There are not enough hi paying remote jobs, especially with layoff land!

Lots of cash buyers still here, resulting in no P&I payments... That dynamic makes up 50-60% of the buyers month over month. So far we're not seeing employment as an issue with home buyers here. But we'll watch and listen for this trend.

Yeah the builder has varying reasons for doing it depending on timing and community build out. It also has to work for the buyer because you obviously can’t move in right away, but sometimes it’s a great opportunity to get the appreciation on the price for yourself!
