The farther away from cities you go, the cheaper the land gets. Raw land is cheaper than property with available utilities nearby. Off grid land is always going to be cheaper but you have to be able to utilize off grid power resources on your own like solar or wind. And you have to be willing to drive a couple of hours for supplies, grow your own food and raise your own animals. It's not for everyone.

Yes, but sometimes the disadvantages outweigh the advantages. Looked at beautiful land in Colorado, the solar guy told us because of the trees, mountains, sun would be blocked some of the year, partially blocked the rest of the year. Lithium batteries need heat, the cost to do it right was over 100k. We were about 4 hours drive to any city for shopping, 6 hours from a major airport, etc., propane couldn’t be delivered so you had to pick it up, meaning only smaller tanks. The cost to run electric was $10,000 a pole, est. 20-30 needed. Delivery truck couldn’t or wouldn’t deliver there, even your mail was hours away, or you had to run into town to pick up your Amazon/ups deliveries. My point is there’s a reason land is cheaper. 🤣
