This is heavily resting on farmland of the Midwest. I'm farming 115 acre family farm with beef cattle. So normally here in Pennsylvania your really not going to be outsourcing corn. Usually the large local farmers are paying to lease your land to plant corn and soybean. I traded about 20 acres of land to plant to a local crop farmer in exchange that after 5 years he replant it in good alfalfa and Timothy for hay. I now have a 20 acre soybean plot bordering my hunting land. I can rotate my fields, have less wear and tear on my machinery and spend more time in other places for work that pay more. Plus, crop farmers are going to be better planters than the average farmer who doesn't plant yearly. I stopped planting corn and have grass fed cattle. I can't compete with the deer and the poor weather and I don't get that much more for my cattle to pay to do it anymore. Then you have oil, gas, coal to get rights to ( if you own them). I'd say, land with timber on it is going to be a better investment for you than farm land if your in my area.

There's a lot of different reasons to buy hunting land. But one bit of advice maybe we should follow is make sure we never love the property. Love people and maybe pets but don't love things. Many things can happen that logic dictates we need to sell the land and it's a lot easier and unemotional if we don't love it. I bought my tree farm to increase my investment in natural resources (timber, oil, and gas). I could have just bought stock in timber, oil, and gas Companies, but I wanted to own the timber and mineral rights directly. The added icing is that i can also hunt on the land. As far as commodities trading goes, I would only pursue that through an experienced commodities expert. Commodities trading can be risky so experience and daily pulse on those markets is key to reduce the risk exposure.

Not the best interview. I am not normally critical but you guys winged it and should have been more prepared on the subject matter because the interview was dull. I’m sure your guest would have been able to offer more insight if better questions and scenarios were presented. I know the subject matter very well but if I was not familiar, I might be lost and/or apprehensive after this episode

@@jonathanstone150 I'm glad you found the podcast helpful and good luck on purchasing your own property. Prices are crazy right now which serves as a barrier to entry for those attempting to obtain their first piece of land. I've owned multiple farms in Illinois, Missouri, Kentucky, Pennsylvania and New York. Land investing can be extremely exciting and lucrative from timber harvesting on my NY properties, oil and gas on one of my PA properties, converting cattle ground to farm ground on one of my Missouri properties and allowing the cash rent to pay the mortgage until ultimately selling it for almost double the price. I think the guys could have brushed up on the subject matter a little before asking the guest the most basic questions. But if it served your purposes, then I guess the podcast achieved its goals. Hope you find the farm of your dreams and can use the information conveyed in the podcast to achieve your goals.
