In the current economic climate of the US, the pervasive lack of affordability has taken its toll on countless individuals, with many lives ruined by the effects of inflation and corporate greed. The current median price for the many Las Vegas homes for sale has now increased to $465,000. These sharp increased prices are not only happening in cities like the Las Vegas real estate market but throughout the country. Las Vegas homes for sale, once symbols of opportunity, now serve as glaring examples of challenges faced in the housing market. Data from popular real estate websites like Zillow highlights the prevalence of many Las Vegas homes for sale, exacerbating the affordability crisis. However, with inflation still out of control, there is a looming fear that the broader economy could run into trouble, leading to reduced housing demand. In such a scenario, Las Vegas homes for sale could face decreased interest resulting in downward pressure on home prices. The Military Industrial Complex is sucking the US Treasury dry. War is big business and will divert attention away from the miserable fact that the US is hopelessly bankrupt and there will have to be a reset. $1T increase in total unpayable debt every 95-days is untenable.

Agree and they are also counting part time/second jobs in the full time jobs column. The initial job report numbers are blasted all over the MSM the day it comes out. The revision to those numbers that comes about 30 days later...not so much haha.

America is going through a denial stage. Anything high priced is mostly unaffordable to many. Credit cards are maxed and chapter 7 and 11 are on the uptick. Play it safe be frugal and wait. This is not the time to spend on unnecessary things.

I work at L3harris a defense contractor, we laid off 4000 people last Thursday. 8% of the global workforce. I have a feeling rough times are ahead for millions of people. Foreclosures, tight liquidity, high rates etc.

That was one layoff that didn’t hit the mainstream business media, not a bleep, I have to read it here . It’s a strange one considering that the govt is borrowing and spending trillions above the fiscal budget and somehow it’s not making into the defense budget increases. Only enough to account for inflation.

Just spent about a dozen hours analyzing this past week. Basically cost of all life goods, Houses, Rent, Cars, Gas, Insurance are all up roughly 5x to 6x in past 40 years. While Avg wages are up 3x. Living Costs Twice as much as it did in the 80s.

The job numbers are actually worse when you break them down further: we lost about 100k full time jobs, but gained 400k part time jobs so overall we're up 300k job! yay! Its hilarious.

I am on Social Security and barely making it. Inflation is truly at 13.8% and they keep on saying it’s 3.5% don’t they know any better? I have to wait a whole year to get an increase so I’m going in debt each month

I'm 74YO, and I lived thru the high inflation that raged all through the 1970's and neither Ford, Nixon or Carter could contain it. Nixon tried price controls and then was labeled a Socialist for doing so.

Same thing here in NW FL. Lots of houses miraculously gained more than 100% value in the last 4-5 years. Some of the incredible gains have happened in the last year-ish. Every time I see a crazy overpriced house go under contract, I send a silent admonition to the buyers that we need to band together on strike! 😂 I saw a recent land price reduction: 33 rural acres listed Feb 17, 2024 for $1,853,500, reduced by $674K on April 10 to $1,179,500. They are obviously after developers, but holy smokes, that’s a big change in a short time! Pre pandemic, rural acres were between $3K-$5K each.

Wages are up 4.1 and inflation 3.2% (if you beleive it) Not mentionned you wage incease is taxed, so depending on where you live, the inflation rate might be higher than your wage increase.

Jerry, I live in the greater Raleigh, NC, area. Every day I get a text or e-mail from some builder / realtor announcing a price drop of X dollars on some newly built home. When I look up these homes, many have been on the market for 90 days or more. So these homes are not selling. However, these same builders then announce and build a lot of 120 homes here, 75 homes there, etc. What I do not understand is why these builders, who they cannot sell their currently built homes (inventories), are constructing still more homes (increasing their inventories), which they will not be able to sell! I do not get it!

Incentives.. example : builders pay to buy down the interest rate for the first two years. Then they get a new homeowner that becomes a bag holder when the price declines.

The Regency that you showed in your example is an age restricted community that was built by Toll Brothers. The price sold in 2020 is their base price. It doesn't include any of the upgrades for flooring cabinets, fixtures, pool, spa landscaping, back yard irrigation, landscape lighting, epoxy flooring in the garage, painting, crown molding, window coverings upgraded appliances, etc. When I looked at these homes in 2021 the base price had gone up to 715k. I asked them how much would it cost to make the home look like the models and I was told to add an additional 100k to the price which is modest for adding pool landscape and all the rest. realistically more like add 170k to make it look like the model so that means the example purchased at 641k plus 170k brings it to 812k plus appreciation of the supposedly 6% per year, as the pundits have told us, since 2020 to 2024 would be around 975k So maybe they are off base, but I have seen homes in that community sell for over 1 million dollars already, so are they off base? The market will speak for itself. We shall see...

Government inflation numbers never include food and energy prices due to its volatility. Thats why the numbers are a total sham. Bag of potato chips at Stop & Rob are same $7.99. Dunkin is doing shrinkflation with the smaller size of now its glaze donut (was just jelly for awhile). I buy popcorn kernels wholesale that lasts several months and refuse to buy other snacks or drinks. Those ffers are still killing it on their margins because consumers keep buying the price increase. STOP BUYING and the prices will finally start to come down. And no more donuts for me!

The good news is the FED Chicago president said Friday that housing prices and owners equivalent rent is leading this inflation surge and with that , Translation- Rates are not going to be cut and if anything a sacrificial 1/4 point ! The FED PhDs believed their own calculations and discounted human behavior. skewing data works only so long. gold is at its historic high and speaks the truth. The dollar is being trashed in real time. The fact that homes aren’t falling much means little as those home prices are denominated in dollars…. In reality the dollars purchasing power is falling rapidly. Follow Gold this will tell exactly where the dollar is and assets denominated within. inflation is a bitter lesson many can’t comprehend its origin. It’s not greedy corporations…. but there are certainly greedy sellers

If rate drop down those homes are going back to the same value. That's even if those homes are still on the market. As a homeowner I get calls and letters daily to purchase my home that isn't even for sale. Their not stopping anytime soon. When rates drops it will be 21/22 all over again

The reason all of this is happening is because people have a lot of equity in the HCOL of states and investors are as well, especially Wall Street. Unfortunately, there is still no legislation to prevent these investors from invading the residential real estate market. However, we also haven't had any economic downturn since the pandemic. It will be a different ball game once the economy hits rough water.

As home prices inflated into the stratosphere over the past few years our property taxes, home insurance, utilities and maintenance costs also shot up. I just priced a new HVAC system for my house. I’m delaying it to this Fall at the earliest to save up. Because of my age I had planned on hiring a contractor to paint my house. I’ll probably do it myself at least one more time.

Three main areas are NOT included in the government's inflation index: 1: Rent. 2:Power 3:Insurance. Guess which three have been climbing? It gets worse when you drill down into the lists of specific items that they check in that almost all of them are barely above their price from years ago but everything ELSE on the supermarket or clothing isle is much much higher. The retailers have the same lists and play the same game, believe it or not. So a gallon of milk is affordable. But that bottle of creamer of your coffee? vastly higher than 2 or 3 years ago. But, it's not on the official list, so, nope, the supermarket isn't raising prices.

I would like to have you include on your graph the difference between CEO wages between 1985 and 2022. It would be good to show how that differs. I think wages haven't kept up and that is the biggest issue.

Last time in Vegas was fall of 2019. First time was in 1976. Boy have things changed! 10 years ago I was thinking about retiring there. But I retired in place. Now I’m not sure that I can afford to vacation there! Vegas is going to get hit hard in the next crash. Home prices will go down by 50-60 percent.

if Zillow did not post those previous prices and how many times the house was listed for sale then removed, then relisted, then YOU (the public) would not have anything but your own rationale to estimate what a home is worth. And the sad thing is, I have seen Studies that show that peoples valuation on even the smallest of items are easily influenced by outside numbers or any other number they flash at you. People simply do not have way to value houses or businesses for sale or cars or any other items until its too late. Warren Buffett was good at placing his own "personal valuation" on businesses (per his own words) and was successful at it. But studies have show people are easily influenced and cannot value their own purchases and they behave as if they are valuing an item but they cannot estimate what effect it would have on something like your retirement. A while ago Zillow started hiding things from the history. The history used to go back further than 3, 4 or 5 years. But then I saw them shrink the history to just the past few years. But now in some cases maybe they are showing more history once again?? Either way, if they flashed the numbers from 10 yrs ago, then you would see the truth at how overpriced houses are. The historical inflation in homes was 3 to 5 % But we saw a much larger run up after the FED dropped rates in 2009ish and kept them low for a decade and actually, they are still historically very low. Watch the video on KZfaq called "PBS Mind Over Money" posted by Nocturnal Aviation. This is the STUDY that I was referring to. People cannot place an accurate value on anything. But Walmart and other retailers also roll prices up then down and back and forth to get you used to seeing higher prices..

I deal with automotive parts, usually used. Every now and then I have to go to the local big box parts store like Autozone, OReillys and man, the prices are scary. Cans of brake cleaner for $7-$9 up from $2.99/$3.49 about 1.5/2 years ago. A can of WD-40 was $10.99. If you're a DIYer and go to the parts store, you're going to pay a pretty penny.

The jobs numbers are BS - I've been laid off for over a month now with 20 years experience in account management. so many rejections. a few interviews and no offers. the worst part is that I trained my replacement who is in India. You have to be crazy to buy a 2 bd. and 2Bth. for over $600,000, no matter how big it is. I have 2 nieces who are twins and are 21 years of age. They want to buy a house, but they want to wait to see if the prices go down. I keep telling them when I was your age, I was working 7 days a week with 2 jobs and saved money to buy a house at 27 years old. I know times have changed. But they are hard workers, and both have side jobs. One does nails and the other is a party planner. They both work in the fast-food industry, here in California and just got their raise at $20.00 an Hr. Hopefully that will help. Thank you, Jerry Hope you have a great day. Job numbers alone are meaningless without stating what kind of jobs and what they pay. We see layoffs all over the place. Replacing good full-time jobs with part-time low pay gigs isn’t exactly a sign of a healthy economy, especially one that’s based on consumption. Look at the new car prices - how can an average working person can afford to pay 60-80k for a car. How can we afford housing, insurance, groceries, healthcare at current prices with 40-60k salaries? Something has to give.

Great analysis comparing previous generation's opportunity for home ownership (and BTW often a single earner with spouse raising children). Today there is a segment of the population as you point out that are increasingly unable to afford housing and you see the rise of "nomads" living in vehicles, and shockingly well paid hi tech workers in silicon valley. I love HGTV but just realized all of these flippers, along with corporate housing buyers are helping to inflate housing.. There needs to a be a serious focus and support on smaller, cheaper, alternative housing options. And not Soviet style, 60's concrete jungles.

That last example is just a bad example. A 3,790 s. ft. home for only $158/sq. ft would be a steal. Yet, even the flippers don't want this despite it even being a pool home. Why? It's North Las Vegas. Even Californians will stay away from that area.

Another informative video Jerry. Now, a variable in home valuation is homelessness. Does Las Vegas have lots of homeless people? Are they concentrated near the strip or evenly dispersed? Are they largely locals down on their luck or outsiders drawn to the glitz? Thanks for keeping it real.

As Las Vegas has grown, the homeless population also has grown (just as in most popular cities). However, it is not as bad as some of the other bigger cities, mostly concentrated downtown. I would assume it's mostly people drawn to Las Vegas but can't give you a good answer on locals or not.

I also see a lot of new houses being built. Vegas has always been boom and bust. Remember Lake Las Vegas when it went bust. Wish I had bout 10 of the bank owned condos over there.

Las Vegas has typically been that kind of city but this time around it could be different based on the amount of Californians moving here. This is a very different economy and housing market compared to the last crash.
