Las Vegas Homes For Sale - Sorry... In today's economic landscape, a disheartening reality has emerged: the majority of people find themselves unable to afford the average home price in the US, even in once-affordable cities like Las Vegas. Las Vegas homes for sale, once promising avenues to homeownership, now stand as stark reminders of the widening affordability gap. There are currently just over 3,000 Las Vegas homes for sale with the median price recently rising from $445,000 to $460,000. The escalating demand to buy a home in the US and any of the Las Vegas homes for sale has fueled these higher prices while inflation and corporate greed have only made things worse for overall affordability. As prices soar beyond reach, many aspiring homeowners are left feeling disheartened and helpless. Specifically, corporate home ownership throughout the US and in popular cities like Las Vegas and the many Las Vegas homes for sale have been ripe for large investors to get their hands on, control and increase prices. With that said, although Las Vegas homes for sale continue to command a premium, it is fair to assume the market will shift once we see an economic downturn. Home prices, particularly Las Vegas homes for sale, have skyrocketed since the pandemic and prices are overdue to correct. However, this will likely not happen in this election year and is more likely to occur in 2025. Exercising patience is a potentially wise option if you're thinking of buying a home, especially one of the few thousand Las Vegas homes for sale.

You may have a brief dip in house prices if there’s a repeat of 2007 scenario, but as you know, federal debt is approx $34 trillion, unfunded liabilities approx $150 trillion plus trillions of state & municipal debt and private sector debt, politicians have chosen the easy way out, which is to have controlled inflation. With prices of everything going up every year, housing (land and structure) prices will go up in line with or faster than published cpi. Look at price of acre of land in summerlin in 1945 vs now. Unless world economy falls into long term depression, and vegas turns into ghost town in the desert, house prices will continue to go up with cpi and population increase

One way to fix the notion that home are commodities is to legislate JP Morgan, Blackstone, and the rest out of the game. Put in place and enforce rules that forbid this behavior, and start by forcing them to divest in a short time frame. That will being house prices down quick, and they will burned enough to keep their fucking noses OUT of the housing sector.

Inflation is around 3% .. hardly hyperinflation. Mortgage rates are higher than they were, but far lower than periods in recent history

It's not "normal" for interest rates to be 2 or 3% when the long term average is just under 7%, so a lot of these analyses are looking at it from a very short term view. US house prices in many areas are actually pretty good compared to much of the developed world, but there certainly are some over priced markets and its a large discussion.

I bought a half pound of lunch meat and a roll seven weeks ago for just under $5. Yesterday I bought lettuce and tomato for under $2 and placed it on that sandwich. I am now selling that sandwich for $14.99 to anyone who can afford it. I’m willing to let the buyer finance the sandwich at 7% APR. No worries I did keep it in the fridge. Also willing to slash the price if new buyer removes the mold themselves.

I believe in free markets, but the distinct and numerous advantages that a corporation has over the regular person makes it a very "unfree" market to me. I agree with your point. Even free market proponents should understand the need for basic market protections such as antitrust laws and some worker protections.

​@jorge1170xyz there is nothing free market when a government subsidized corporation is competing against the regular people. Housing market should be off-limit to corporations since they won't be living in them. Residential Area should be restricted to people who actually intended to live in them.

Sadly, while the economy might be doing well, the majority of people within it are not. It is all smoke mirrors built on untold amounts of debt. It is very unfortunate it has gotten this bad but that's where we are presently.

One needs to be patient to buy in this economy. Just look around no cars for sale during the pandemic. And now they are over flowing with inventory. Soon the housing will follow. Absolutely agree with your assessment.

For a minute I thought the numbers on that list of cities was the average price and then realized it was the average income. It is wild that you need an annual income that looks like it was home prices from pre pandemic.

My Gieco car insurance went up about $150 for 6 month policy for no good reason. No tickets for 20 years, no wrecks, a veteran, multi policy discount, Drive Easy mobile app discount, and good driver discount. I called and asked Gieco why my auto insurance went up and they told me everyone's did because of all the theft and car wrecks in Las Vegas. They said they were the 1st auto insurance company to raise rates in the area.

My Wawanesa insurance went up 45% last year. No claims, no tickets, no at fault accidents and it still went up. Remember those silly rebates during 2020 due to covid and lockdowns? Btw, Vegas is really high car insurance rates due to so many uninsured drivers.

Jerry - Where is the existing home price crash you have been predicting the last couple years? Sales transactions are of course way down because everyone is rate-locked. No one is selling. Inventory is near record lows. State and federal govts are blocking price discovery with forbearance, 40 year loans, $0 down,…no crash…home prices will stay “higher for longer”. IMO you cant maintain any credibility by saying “next year”

Exactly. Shifting the timeline further out a year is a big deal. This is what I was trying to point out to Jerry before, that Fed will soon cut rate and that’s when this will get worse. Jerry’s response was they won’t lower the rate and Barbara Corcoran is wrong. Well Jerry, you’re dead wrong. We need to stop thinking oh everything will come down since the rate is high, jobs will be lost, and all these people will be in duress. That’s just too easy too simple. Looks like my biggest fear has come to true. But stocks will correct after melt-up so not all hope is lost. We’ll see.

I appreciate Jerry's take, wrong or not, but the issue I have is current renters mistake his take as fact and use these "Crash" videos for their weekly dopamine hit.. I was just over on Reventure Consulting video and.. ohhh boy. I do feel for those that maybe could've bought a couple of years ago but opted not to and now look.... yes, a "crash" could come.. but I wouldn't bet my future on it. No way....

Great video. There's no inventory at all in the Los Angeles metro, and elsewhere in California. I think that is keeping places like Vegas, Victorville, Bakersfield, Phoenix etc. Inflated much longer than anyone could have expected. Whatever is going on in Los Angeles (and the other places in California) really stinks to high heaven. My hometown near LAX has 86,000 residents. I know for a fact (from observing it for almost two decades now) that there should be two new listings popping up every day, if not three. Now it gets like four, maybe five listings A WEEK. How is that possible? 86,000 people but zero divorce? job loss? death? disability? relocation? downsizing? failed partnerships? Any kind of housing distress at all? After the longest credit binge and the largest rate hike cycle in 40 years? We all know the many reasons why one would want to hold on at all costs to a property in California (I am committed to that myself of course), but I see it as mathematically impossible for THAT MANY people to cross their arms and say nope, I'm not selling. I think it's clear the banks are doing everything in their power to keep forced sales at bay, but they would only do that if they knew the government had their back (with our tax money) and of course they know they will be "protected". There also seems to be a lot of wheeling and dealing taking place off the MLS too, but I can't prove it.

Jorge, look at the Fannie May auction data. They have been doing a lot of bundled auctions of 'distressed' loans to institutional investors that would have normally hit the foreclosure markets. Klaus Schwab was not joking when he said, "You will own nothing and be happy."

It's statistically impossible for certain places to have such few properties for sale, particularly now. It's obvious that someone is pulling strings in the background, and what you mention is surely a big part.

Good point. Prop 13 makes is easier and perhaps smarter to hold on. And if someone has a 3% mortgage why would they move and get a 7% mortgage and a new property tax base, unless they absolutely need to move?

@@JBoy340a At any given time, some (small) percentage of every large population finds themselves in a "I need to sell" condition. Life happens, bad luck happens. My point is that there are large swaths and entire neighborhoods in California where it seems everyone has a perfectly stable life. I know - from following these markets for decades - that this is statistically impossible. Even in the best of times, there are still "some" foreclosures and forced sales. The government definitely is interfering with the free market.

Las Vegas needs to start enforcing the Airbnb rules. Look in a 2 block area in the spring valley area and you’ll see around 30-50 Airbnb listings, goes up the closer you get to allegiant and the strip.

Airbnb rules & taxes implemented in few states and insurance companies have/ are adjusted ratesfor Airbnb. So it's only a matter of time before rules and laws arrive. 2. Travel has peaked and will drop off due to economic downturn and recession in full swing. 3. Affordability- as more houses hit mkt with no buyers prices move down. IMO as airbnbs get hit with vacation slowdown, too many airbnb competing and regulation it will force owners to rent them out and/or sell them off. It's a slow process till it hits a saturation point ( more supply vs buyers) then the RE mkt drops quickly. So late 2024 or in 2025. 4. Other outside factors that will impact RE is China's housing collapse and the US commercial market and regional banks going bankrupt. Lots to unpack but the short answer is there will be no soft landing and May is looking like the month it will kick off. Just my opinion.

@@lasvegasliving9237 I’m not sure how hard it would be to enforce I have 3 in my neighborhood and found all 3 of them in about 30m just now to test it. Just pulled up abnb, zoomed in then looked at the pictures they have. There is only a couple of the view but found the furniture easy enough. So that would $1500/day revenue for 30m of work. I’m not sure why the law didn’t also include a fine for the company. IMO should have the majority of the fine on abnb for posting without a license

I checked out some new homes in Summerlin West. They're not giving any perks, and the lots are super small. Not surprisingly , most of them haven't even been sold yet, even though they've been open since last October. They must be out of their minds to slap on lot premiums as high as 150k for homes that are supposed to start at 450k. That's a crazy 33% just for the lot! Absolutely nuts!

Even if you buy a Summerlin home cash you still have HOA, prop tax, high utilities, SID/LID, and home insurance. That will run at least $1000 a month with no mortgage!

The only way to burst the bubble is for the FED to continue to raise rates. That won't happen this year due to the election. They might be waiting for a certain new/ former president to be elected before they raise rates again in order to cause a full on recession.

The domsays have been screaming doom for more than a decade and short sellers get wiped out. The trumpniks are praying for a downshift and are lying about it having already happened. Typical con man tactics... There are TWO new Toyota camrys for sale in the Milwaukee area....and they are XLEs. NO LE or SE...

I bought a house in Feb 2022.. house insurance for the 1800 sq ft home was $850. The next year it was $1260. I filled no claims against the insurance and added nothing new to the property.. this year it is $1680, almost double what it was when I bought the place.

I will speak briefly about that in my next video. However, there is a lot of uncertainty and unknowns based on that settlement, which will take time to play out. A part of me thinks that it will shake up the industry but the other part of me thinks that it won't move the needle that much. Time will tell.

We built a home just before the pandemic for $350K. Just recently we decided to build the very same home in a better location, but now the same contractor said it would cost $585,000. That is a 67% increase in just 4 years. Said he had no choice because all materials have skyrocketed.

Thanks for your transparency. A real estate agent like you that is knowledgeable and honest is hard to find. Most Americans have been priced out of the market. My dream was to retire in 2026 and look into buying a vacation home in Vegas. But it looks like that won’t be possible anymore. We are priced out.

In my area, I can look at mortgage info through the county recorder's public database. A lot of overpriced homes are that way because the sellers are broke from tapping equity and likely being massively in debt. One home was refinanced four times between 2018 and 2022 for the same balance. It's not like interest rates varied much in those years, and they always refinanced it into a 30 year fixed rate. I've seen other homes being refinanced two or three times during that time period. It's obvious what's going on there.

My friend sold a home in Vegas for 270k last year. 6 months later, it was worth 333k . She went to check yesterday, and it's down to 280k. So they're still up 10k, but that's a huhe drop in a couple of months. It really makes no sense the value of homes anymore. Homes used to be for forever, and those who bought forever homes should be fine when the price dips as they plan on staying. But those who bought to make money are screwed.

There is almost universal agree that home prices are unaffordable for most families particularly with current interest rates and I would agree with your recommendation to sit tight and postpone buying a home now if you can hold off doing so, but not because home prices are likely to decrease but rather that interest rates are likely to ease in the next 9 months. Also, because right now it is simply much cheaper to rent than to own. The average rental price for a three bedroom single family home in Las Vegas is $2,188/mo whereas your mortgage for an average 3 bedroom single family home ($424k) in Las Vegas will be significantly more, even with a large down payment.

I viewed a home in Henderson that ticked all the boxes for me. It was sold early February 2024 for 445K then went back on the market March 2024 for 550K. There's been a 10K drop since the initial listing. Really disappointing.......

I am sorry, but there is no way I would buy a 2-bedroom home for over a million dollars. Not even for $600,000. I have seen 2-bedroom Condo's for sale in Palm Springs, Ca. for $700,000 and that's not including Association fee at 700 dollars a month. I could sell my rental condo for $450,000. It is a 2bd.and 2bth. and 2 level with an Association fee at 310 dollars a month. They also keep it up every 4 to 5 years with painting, the landscaping and roof. My tenants love it there, and it is close to Knotts Berry Farm and Disneyland.

You have been talking about a housing crash for the last 2 years. What part of 2.5% to 3.5% mortgages rates make you believe people will default on their mortgages when most people pay less than what the average apartment rents for? There is no incentive for foreclosure. People have equity to sell and buy new homes, but with current interest rates, why would they? I would rather throw $50k and remodel my current home. I already live in a prime area. I pay for a 5 bedroom house what a 2 bedroom apartment rents for. You keep telling people to wait to buy, but all I see are home prices slowly increasing. It would take a major event and disruption to cause a hick up in the housing market. Even then people still need a roof over their head and if your mortgage is less than rent why sell? It would take the government to sue companies like Blackstone for monopolizing the real estate market and force them to sell their inventory to lower housing costs. I don't see politicians biting the hand that feeds them.

I see a ton of built up demand waiting for lower rates. I do mortgages and hear it every week. I don’t think they understand that prices will likely go up if mortgage rates come down, but yes. . . There is a lot of demand on the sidelines

There are roughly 60,000 homes in Las Vegas that are essentially vacant. Some are second homes, but most are corporate owned. Las Vegas is hit extremely hard by this compared to most other cities, as well. The good news is that when the downturn happens they have to sell them off to other firms what have to get what they can from them. Either by renting or selling them. At the same time when a lot of people are starting to leave the city or sell off their second vacation homes and the casinos are laying off people. Same as last time this happened. It will hit hard and there will be more houses than people looking for them in a couple of years.

Hard to think that Las Vegas growth will not continue over the long-term. Yes, we may see a correction in home prices but long-term growth looks very strong.

OMG Weekly videos continue to cry for down but the market is still so obviously up. Low affordability does not make the market correction. Keep waiting for a signal to enter market ends up paying higher price or make yourself a renter forever. Simple Economics 101: supply vs demand. This is the key of pricing up or down. Affordability is not.

Agreed. However, inventory has been increasing now and that will likely continue over time. Also, once the economy hits rough water it will likely shift sentiment and market dynamics regarding supply and demand.

Better check the number. Inventory is far behind the demand. Homeowners with low mortgage rates during pandemics are unlikely to sell their houses.

We are Hollywood 2.0 now so I feel prices will stay up high. But they said they will create more high paying jobs than Casino jobs.

I do not subscribe to that theory at all. Once the economy hits, rough water, likely in 2025, other issues, including commercial real estate and job layoffs will shift the market in a big way IMO. Also, AI and automation are going to decimate the job market over time. This will only lead to more affordability problems down the line.

For the Vegas market, you may be right. But not everyone lives or wants to live in Vegas, and where I'm from in Florida, we've seen similar increases, it appears they're going to stick, as we are being flooded by people from HCOL states, used to much higher prices, fleeing the over-taxation and over-regulation of the stupid states (NY, CA, IL, etc.), and they're bringing their RE prices with them. I just hope they don't bring their voting patterns with them, too.

The mass exodus and migration from the higher cost of living states to places like Florida, Las Vegas and other Sunbelt areas has been truly astonishing since the pandemic ended. Unfortunately, prices have skyrocketed and unless we get an economic downturn, I don't see this changing anytime soon.

@@lasvegasliving9237 Well, I guess all I have to say about that is we got what we (not me!) voted for last time around. I'm on the luckier side of the fence, bought a fixer upper that had been in foreclosure for some time for dirt cheap... Under $100k. Now, I could get $275k for it if I was in a hurry, and probably $300+ if I had time to be patient. But, the most likely scenario is that we're here for life, or at least until it's time for the nursing home.

I think that local governments should be able to prevent real estate investment from buying up single family homes. Multi family units, sure, since they can develop it & turn it into a social hub.

The home pending for $1.7M at $561 per sq ft... Only one to blame for this sales price is the buyer. If "fools" continue to pay these prices, we'll never get back to normal pricing. Good thing is there are only a finite number of fools buying homes in this market. The pool of fools is running low, so LV should see some serious price corrections in the near future.

Real estate is supply and demand like everything being bought and sold, MSL pricing doesn’t show you the whole picture, Was it a fixer upper? Was it a short sell like many other houses in Las Vegas. Short sales were running rampant here in Las Vegas . Some houses in our neighborhood went through short sells, sold for half of what ours was valued at, People bought them, quick flip, sold them, Make 150,000 Dollars in 4 months. With risks comes rewards. It’s an investment in your future, Buy and sell as needed. Every week you tear Zillow apart. Better websites are out there, 559,000 for 1100 Sq Ft, 2 bedroom, They should be drug tested, what kind of realtor would even take a listing and represent them? Ethical?
