Great info on these areas. I've looked (online) at homes in the Henderson and Summerlin areas. Prices aren't too bad compared to my area. I just have some concerns with the increasing crime and water issues. The movie studio sounds amazing for the area, but will bringing in an extra 10,000 people put extra strain on the water supply? I'm in the SLC area and we have water issues and restrictions, but I don't think we are that critical yet. But thanks for all the detailed info and news that you share with us.

Summerlin was high on my list of places to move to. And this video shows why it is on so many others' list too. I moved to Sugar Land, Texas instead, and I'm very happy here, but boy I'm sorry I didn't get a chance to work with you. You are a rockstar. To think all that is going on in Summerlin, one would never have to leave; yet the Vegas Strip is right there in your backyard too. No wonder housing prices have skyrocketed there

Siena 55+ paid Howard Hughes so we manage our own HOA.

It depends on the home. Some home owners pay it off and some will sell the home with a remaining balance.

Thank you for sharing your point. Las Vegas, as a whole, is not for everyone. And there are certain areas that are pricier than others, but there are reasons for that.

Overpriced? Not compared to East side of the valley, North Las Vegas or many part of Henderson and the Southwest. Lots of those areas are ghetto or poorly planned!
