Jerry, I've been watching your videos nonstop for a month and a half and when I get a notification for one of your new videos I get excited because everything I've seen is extremely valuable. After running comps for properties, how do you define a lowball offer? .....is it going well below the market price even after doing your comps the correct way? What if I'm trying to double close in escrow for a bank owned Foreclosure, and it comes down to the wire. Me and the bank sign our end of the deal, but at the last second the cash buyers decides it's not a good deal/can't make it happen. Am I then forced to purchase the property, since I already signed my half or a better way to phrase my question: Am I screwed in anv way "Legally", considering the banks only work with a confident investor. Or can I still add contingency clauses{excluding an assignment clause} to the contract I have with the bank even if it's a bank owned foreclosure sale? That way if my cash buyers back out at the very last second, I'm still allowed to back off, even after I signed. Assuming i can't add any other contingency clauses, how do the double closing contracts work, when your purchasing it? Do I get the bank to sign the property to me and then I have a few days to inspect it, and finally sign and double close in 14 days? Or do I have to sign and close the same day? If that's the case, wouldn't I need the cash buyer to already know about the property and be interested? These questions don't matter if I am allowed to add contingency clauses and am allowed an inspection period. But will the bank even sale to me if I have no proof of funds? And do thev got to be mine? I don't have a business and certainly don't have funds, since lately I've been just trying to make my first wholesale deal? If I can get these questions answered thoroughly, I'm confident I can make deals happen with foreclosed properties.

@@veronicagrimes. Hey there, these questions were all based off a hypothetical scenario, if I ever got myself into a mess like that, but I’ve learned a bit more since then. Turns out the banks won’t even sign with you unless you’re able to prove that your POF is actually under your control. Here in SoCal, they also don’t like double closing either, but I think it’s because of the bad stigma behind wholesalers and how they’re becoming more and more known throughout the Real Estate Field. Especially when taking approaches like Double closing in Escrow, and of course the most common method, Assignment Clauses.

I don’t care who sees the assignment fee. I just want to be able to get my deals closed with realtors that act like they are scared to type up and/or assigned. So I was just thinking to tell them that I am the investor and close it then close it again with the investor. Can I do that?? Is that a double close lol

If the assignment fee is say 5k on a 25-30k piece of land, do you think there will be enough margin to double close since the purchase price is so much lower?

Hey Jerry, I am wholesaling this house. The seller won’t sign the a purchase agreement unless EMD is 1k. I don’t have it , how would you go about this ? I can see if one of my buyers are willing to put down but doesn’t the contract have to be signed first.
