Hi, my name is Liz Leeds and I am a Vale and Aspen luxury real estate specialist. In this video I want to tell you about the key steps that will get your property sold. My years of experience have helped me pinpoint the strategy that will most help us. These key strategies will ensure our joint success in selling your property.
The first is 'price'. We want to look at homes that have sold in your neighbourhood so we can compare them to your property. My team and I will put together a CMA, Competitive Market Analysis, to help you understand how we should position your property based on the location, the condition, views and other attributes. Pricing is so important, especially if you want your home to sell sooner rather than later.
The second step is 'photography'. I use the best photographers here in Vale and Aspen. They must highlight key features of the home such as views, amenities, finish levels and more. We want to paint the picture for a buyer to understand hoe it will feel to own your home. The better the photography the more they will be interested and the more showings you will get. The more showings equals the more offers, but to get more showings people have to get the feel of the home from looking at beautiful photography. The more offers you get the higher the price you will get. Most buyers want to now go to the internet to look for properties so having great images will make the phone ring! This is what i specialize in. Marketing, which includes top-notch photography. We have to impress people to want to see your home. If you list with us, you will have the best photography on the internet, that will make your home stand out above the rest.
The third key factor is 'curb appeal'. Curb appeal is defined as the emotion the buyer gets the moment they see the property for the first time. Studies show that the majority of home-buyers knew they wanted to buy the home, the minute they pulled up to the curb. Great curb appeal means trimmed shrubs, lawns, has beautiful flowers and gardens, clean windows, fresh paint and things like this. My team and I will work directly with you to make sure potential buyers will fall in love with your property at first sight.
Another key factor is how we 'market your house'. I am very creative with all of my marketing and to allow all I can to make your property truly stand out, being an integrated marketing plan. Formally I was an IBM Marketing Manager, so I have a lot of experience in integrated marketing plans, which means we will do print advertizing, internet advertizing, open houses, video presentations, photography, custom mailings and much more. I will lay out a customized plan for your home. Once I see home and get the feel of how I want to market it.
The final key factor is ease of 'showing'. We want to make it easy to see your home for potential buyers and other agents. Leave this part to us. We can help you to develop a plan to allow showings to be set up quickly and easily per the buyer schedule and your schedule as the homeowner.
