I’ve lived in Reno for over 50 years and it’s become a warehouse area! I’m tired of the cost, traffic,etc. moving to Lyon county into the farming area to get out of the rat race!! Purchased land and have become debt free and yes it’s a hop to Tahoe if I want to go!!

Live in Reno, sure when a weather front comes thru it changes the weather fast. And usually with wind. Most of the time weather is predictable. Its sure getting more crowded, the local traffic is noticeably worse than 2010 or so. I live in North Valleys, at 5,150 feet up. I get more snow than downtown or S. Reno.

We're just a few miles south in Carson City. Home prices and rents have EXPLODED in the last 5-10 years. Homes that were 170K in 2013 are now 450K WITH high interst rates. Rents have almost tripled. Mobile home lot rents in some cases have grown from $650 to $1100 a month. 😢

It varies state to state. I’m not exactly sure what the determining factors are, but I work with a lot of relocating buyers and the vast majority have noted that it’s expensive here! :-/

I have been looking for about a year now. from Sparks to Carson city. Im a General contractor in California. I see mobile homes listed at $250.000 which I find way over priced for what it is! Its only a matter of time before the bubble burst!

It’s definitely gotten expensive here. I don’t believe any bubble is on the brink of bursting though. All of the economists are predicting costs to increase.

I guess it depends on the year. My first year out here (way longer ago than I care to admit 👵) we would ski and swim all in the same day. It was mind blowing, having grown up in New England.

I have a new concern regarding the well water pollution. Is there a way to have it tested? As a contingency for buying or not?

@@valeriesjeans absolutely! If you are purchasing a home with a well, you should have both a quantity and quality test performed. Well worth the few hundred dollars to make sure the water is not only safe, but that there is enough of it coming from the well into the dwelling.

What is the property tax rate?

It actually varies throughout the area. It’s super inconvenient when helping buyers because we have to calculate depending on which neighborhood.

Why is that? It’s bringing lots of jobs, economic development (which has a trickle down effect for more amenities, etc.) As a parent, I am really hoping education becomes a bigger priority here soon.

So, it may be obvious, but a large portion of my clientele are buyers relocating here from other states. Recently I had a couple who decided against Reno (after spending a few days here with me touring properties) because it is expensive. The cost of living may be a challenge if you aren’t prepared for it. (Gas and housing and healthcare are high.) But for some, no state income tax may be enough of an offset…

@@Jbessette After passing property Proposition 13 in 1978, housing began to become expensive. When I left in 1989, I was renting a room from a widow in Van Nuys CA. I had good medical insurance.

Near Downtown that is true. There are many beautiful river sites though. I love the Mayberry park area. There are efforts in place regarding those who are unhoused. Unfortunately this is a nationwide issue that many cities are facing.

@@sarahisselling None yet, thank goodness. I live in NW Reno. All the fires that they claimed were climate change turned out to be arson and PGE negligence. Also, fires have been happening forever. I do agree that lawns are a waste of water.

Reno has really gotten screwed up big time. In 2014 45 thousand Kalifornians immigrated to Reno and they are still coming. In 2021 I relocated to Reno my for a 2 bedroom 2 full bathroom and 2 walkin closets . My rent was $ 850.00 a month. Now it is $ 1,625.00 . The further you go into Reno the higher the rent. A house is going for at least $ 450,000.00 . No local can afford that. Travel into Reno from Stead will now take at least an hour due to the population growth. Take a look at the Sale Tax for Washoe County. It is much higher here than in Carson City thanks to our IDIOT MAYOR. If you are going to buy a house in Reno you better check to see if it is in a Flood Plain. The current Flood Plain maps are not updated and some housing complex s are built in Flood Plains.

Thanks for stopping by. Reno does have some challenges. Prices have certainly increased in recent years. (This is happening nationally, but we have been hit harder than most cities of our size.) If someone is buying with a loan, the lender will require flood insurance if it is in a flood plain, so that is good to watch out for for sure because that will up your monthly payment.

Good points. Oddly we moved out of Reno into northern CA because it was cheaper. Reno has gotten expensive. Also the strict Covid lockdown didn't help.

@@sarahisselling Chico. Love it here! Overall a younger crowd. You can get on a bike and be at the river in minutes. Swimming weather about half the year.

@@kalidilerious I have only hung out in Chico a couple of times and it was sweltering hot 🥵!! Haha but a very cool scene for sure. Back in my circus performing days, we were hired to perform at the art museum gala. It was really cool.
