Not bad. I'd also put gravel layer surround the AC compressor so that weeds don't start to grow into it. Would protect it from damage from sloppy gardeners weed whackers. Nice van.

Nice tip I agree. Thanks about the van. But I would not recommend a dodge promaster sooo many issues.

About smoke detectors. I’ve replaced the ones in my rental, my moms house and my house with 10 year worry free detectors Activate the battery. Battery lasts 10 years. More expensive, but I think worth it.

Yes. I started doing the same thing. Gives me piece of mind knowing people can't take the battery out.

What gets me even more than missing batteries are alarms chirping. Drives me nuts when I hear them over the phone, makes me cringe. They refuse to change the batteries. You are lucky the alarm was still there. Light bulbs too, we always get back a house with half the bulbs missing or dead. Appliances, we only put in used and swap out with used. Our units (over 130 Section 8) destroy stoves, fridges and dishwasher, new is just throwing good money after bad. Unless the unit has serviceable carpet when we buy it, we put down a loose lay plank product. Fully glued but each plank is independent, allows you to swap a plank without having to take up the whole floor.

Haha I can't be in a unit with that chirping sound. Let alone sleep. Appliances are no fun, can't stand servicing a stove that hasn't been cleaned in 5 years. I like the hotpoint stove normally on special around Black Friday for $450. Interested in the loose lay plank product. Looking into it now. What is the subfloor that you have installed the loose lay product over? Do you run repair calls or do you use contractors or employees? Im always interested in how other landlords operate.

@@handylandlord I have ~140 properties 90%+ Section 8. I oversee the maintenance though long ago when I only had a couple doors I did it all myself. Have 4 FT guys doing routines, turns and rehabs. A couple of them have their own helpers when they need more manpower. Between the 4 of them, we have the skills to get anything done but when we need more help, I have a book of vendors. The flooring product is made by Kolay. Planks are 9"x48"x4.7mm thick. It's called Free Lay KAI in their system. They claim it only needs perimeter glue but we glue it all down, holds up better. We've laid it on wood, concrete, on top of tile, old vinyl. We will put it in a bathroom with a water barrier under it. We buy from Kolay direct. Usually order a pallet or two and store and order more as we need it. That's why we install used appliances. They don't take care of them so I feel less sting dropping $250 on used. Not a single resident has ever complained when we've replaced their appliance with a used one (most don't even know the difference). It still burns when you get back a roach infested unit where you just have to trash the appliances because the roaches have taken over. Any dead appliance we strip them of all usable parts. Have our own used appliance parts room at the store house.

Great turn. What paint, color and sheen do you use? I've used semi-gloss everything in my units, but it's not scrubbing and washing, so i have to repaint it anyway. The last move out the walls were black in bedroom, as if they had a bonfire.

Thank you. I use Behr Paint plus primmer Antique white, sheen eggshell. Most places I turn need full repaint. If u have marker or stains I like to oil based cover stain in a spray can before painting. The black stains on walls I like to sand with a 9in sander like this one. amzn.to/3FKMWsv I think harbor freight has a sander also. The cabinets are painted with Behr cabinet and trim paint, Satin white 52. If u had a fire in your unit I recommend Bin Primmer. Hopefully this helps. Thanks for watching

@@handylandlord We use the i300 Eggshell. Covers pretty good and is cheaper than their retail line. We do a very light grey on the walls with white semi-gloss on the trim and flat white on the ceilings. We are experimenting with one right now that is being turned. Going to paint all trim, doors and kitchen cabinets semi-gloss black. As you said, have to paint on every turn, trim takes the longest so if we can get by with just having to clean/degrease it, saves a couple days.

I have a duplex that a tenant had shot up 4 times after 2 months of signing a lease. The rumor was she was selling drugs. Couldn't prove anything and she finished out her lease. I obviously didn't renew lol.

Wow. I’ve been at eviction court and heard some crazy stories. Wild to me someone drives by shoots into a house not knowing who is inside. Congratulations on getting your tenant out!

Did you use a paint sprayer to paint the siding? What prep work did you do? I am thinking about doing the same thing to the old aluminum siding on a few of my rentals.

No I normally do not spray exteriors. I start with a 30 second cleaner that hooks up to the hose. Then, I give a good power washing, making sure the surface is clean. For Color I normally stick with something close to original color. This also helps get job done in one coat. I buy all my exterior paint from sherwin Williams Super Paint. If house is white I use color Minimal White sheen Satin. I try to keep it easy for the future. All my colors are saved under my account at sherwin Williams with address. For painting equipment, I use silver tip paint brush with a Wooster speed bucket, paint hook, and a 6 inch or 4 inch roller cover depending on siding size. Start at the top working one side at a time. Trying to stay in the shade. I can normally paint a house this size in 3 days with Powerwashing by myself. Currently have 3 units that I provide and maintain appliance for. Generally I do not provide appliance.
