Very true. I am from Banker, advisable to buy MRTT/MRTA for own occupancy house. This is the Love for bread winner to a family member. Buy unfortunately many borrower don't think this is the important.

For own occupy home, if dont have personal life insurance, then advisable to buy mrta, also usually dont have to match exact tenor. 60-70% of the actual tenor will suffice to reduce cost. MLTA is rubbish and just let agents make on commissions. Go buy a plain life insurance, premium burn every year much cheaper and way more cost effective to reduce risk of passing.

自己买的比较清楚.银行的不清不楚,比如贷款50万加上保费3万.就以53万贷款来除.再加上贷款利息

MLTA 有saving 成分,收益人是自己的太太/老公。如果有什么事,太太会拿到一笔钱,然后可以选择继续供,或fully settled真。如果mrta ,收益人是bank.如果中途,卖了屋子,再买大间的,mlta 不需要cancelled ,只是需要top up 它的保障。
Actually MLTA is not covering every liability you have, just covering a lump sum figure depending on the package. for instance the premium you are paying is for 500K, you will be paid 500K only, and you can use the 500K to cover all other liabilities.
