I am new to the stock market. Every stock that I bought so far, I was out of luck because I bought them when they were expensive. I feel I missed out on all the stock opportunities so far for the tech stocks.I believe having 175K yearly income would be a good investment so I want to plug all my savings into the stock market. I know this sounds a bit dull but I would like to know if I should learn investing or let somebody else (more capable like a FA) do it for me? Please share your thoughts. I am kind of tired of searching for a good stock to buy and losing all the good opportunities.

I think there is an over supply and over pricing on private development condo in Metro Manila at this moment. So many units not rented for those who rent out there condos like me. POGO workers were our main customers and they paid us good na hindi kami lugi, but now, since we rely on locals kasi less POGO workers na, lugi kami 30% na tatapal pa kami ng personal money sa monthly mortgage. Still many commercial space empty around Makati, ilang buwan na. When POGO was big in Makati, the residential and commercial rentals were sooo vibrant. For those who plan to get a condo as investment, please don't. Not worth it anymore, since 2018. Oversupply and overpriced.

This is a good advice. So many real estate agents try to lure unsuspecting buyers abroad to a lot of pre-selling gimmicks. But the prices that they are offering per square meter is not commensurate to the collapse in demand in this sector. It's almost like the developer wants to milk the buyer/investor for whatever they're worth without any regard for prevailing market forces--which is that there is more supply of overvalued properties than there ever will be a demand for them.

You can always buy from developers with good payment terms. But don't expect it's easy to sell. There are very few buyers from resale markets. Some Makati condos has been on the market for almost a year. Still there today. No buyer.

yes it's way overpriced. Look at the salaries of local people not salaries of ofws! Price to income ratio PHilippines is probably worst in the world. It's so sad because this will increase slums as people won't afford decent housing.

The real estate agents for various developers are now fanning out across the world trying to convince overseas Filipinos of the supposedly grand opportunity to "invest" in the country as everything was supposedly going to appreciate in prices. How can anyone in the Philippines compete with this nonsense? It's absurd the way things are right now.

What is this guy talking about? Not sure if he is giving good advice considering what happened to the housing bubble in the US in 2008. Wouldn’t it make more sense to get into a 30year fixed to mitigate the potential increases in the future and just refinance if the rates go lower? If you’re chasing lower monthly payments, then you might have to weigh that risk which he didn’t talk about. I just came back from the Philippines looking for a retirement home. I saw a lot of new housing developments (large condo high rises included). At the same time, I saw a lot of sellers sitting on unsold properties and construction that appeared to have stalled. Are we seeing economists and investors lying to the middle class again about the health of the real estate market?

They are definitely making light of what would be a credit crunch as more and more people could no longer keep paying exorbitant prices for their properties. A lot of the properties sold in the Philippines are advertised abroad (where I am at) as "investment properties" or rental properties. The idea is for these properties to pay for itself through rental payments. But there seems to be so many being built every day that it makes you wonder about the sustainability of such a business model. With the rise in interest rates, I wonder if people actually even purchase these overpriced properties. I guess time will tell.
