Great video. Very informative. Would love to see if you can do a video on Oak Ridge in the future? I saw that Oak Ridge also have excellent school system.

It does have a highly rated schools but it also comes with higher property taxes and while Oakridge is nice it has a lot of older homes that were built to house the workers who participated in the Manhattan Project. Only recently have builders started building new homes in the area. There is a lot of history in Oak Ridge and it's a short drive to West Knoxville. A lot of ORNL/Y-12 employees live in the Hardin Valley/Farragut/West Knoxville area.

@@TheKnoxFox Due to your video and other research, we’ve pretty much ruled out Farragut, so we appreciate you for that. We are also interested in the wildwood community, but can’t find much info. Any direction there would be helpful!

Farragut is nice, and all of our neighbors are very courteous with southern hospitality, but when people from knoxville ask where we live and we say Farragut, they always reply with that is where the entitled people live. It is funny how other people tend to judge other people without knowing them personally My only complaint is the traffic to and from the schools, but that being said, that's not that big of a deal, so Farragut has way more pros than cons I would recommend Maryville also, (everyone should try Capitol theaters ice cream) but the Foothill mall needs some updating A wise old lady once told me that it is much smarter to buy an average home in a great area than to buy a big home in an average area. Location! location! location! Ty for the video

This was a great guide. I think Farragut has a slight social edge but with the Smoky Mountains being closer was the tiebreaker for me.

Another social mitigator is the number of festivals and special events held in Blount county. There are events at the Townsend visitor center virtually every weekend from spring to autumn. Maryville also has numerous music events. And there are programs of various kinds at it's impressive library that is also designed to be a small event center. One of my favorite social places in Maryville is its original Drive In theater, The Parkway, which many families use as a fun family outing. Because the film sound is radio cast rather than the old car speakers, most folks bring their lawn chairs.

You mentioned the hospitals of both areas. Which has BETTER hospitals?

I don't really have a solid way of knowing. I have been to both Park West and Tennova. I personally like Tennova better from my experiences. Doing a quick Google Review Search I found the Following. Blount Memorial has a 2.5 Star rating with 380 reviews. Park West has a 2.6 Star rating with 533 reviews. Tennova has a 4.4 Star rating with 2,379 reviews. That's a big difference.

Yeah same. I wonder which ones are over all better? I have lived in Maryville awhile and I hear a lot of negative things about Blount...but then again people tend to highlight negativity more than positive experiences. 🤷🏻

@@TheKnoxFox Thanks for your response. Very big difference. My local hospitals St. Francis Heart Center, Roslyn (10 minutes away) and North Shore University Hospital (maybe 20-25 minutes). The first is about 4 stars the second about 3 stars. I think the ratings are kind of subjective but it's most of what we have to go by. I'm looking forward to moving out of NY but do not want to sacrifice certain amenities such as quality healthcare. Especially since my wife and I are seniors.

What are areas to avoid? I’ve heard North Knoxville and Alcoa. I really love the country feel and mountain views that Maryville has to offer but Maryville looks close to Alcoa. Also I’d love to know which hospital system is best for pediatric care. I have one child who receives therapy and needs specialists in endocrinology and cardiology.

Alcoa is definitely not an area to avoid. It's got fantastic schools and lots of new homes. It's in blount county right next to maryville. If you fly a lot, TYS is located in Alcoa. North Knox can be sketchy but it's coming along. It contains many hip areas like 4th/Gill and Happy Holler. The corridor north out of downtown is broadway and it contains many old victorian neighborhoods. I personally love north Knoxville but it's not for everyone. it certainly sku's younger.

@@TimLucasdesign thank you so much for replying. We are trying to avoid a place like where we are now. We’re currently in what was the nicer part of North Charleston. Were trying to get away from the disrespect, drug use, gunshots, and litter; I’m talking mini bottles and needles on the sidewalks. We have young children so we’re certainly not in the party scene anymore. I like cities for a night out but have no desire to live in one. We want land and privacy. I feel like Maryville suits our lifestyle but Farragut has more accessible amenities. We visited the Sandy Springs park a couple of times. Is it always questionable or were we just there at bad times?

@@libertylover2597 Yep, sounds like North Knox wouldn't be for you. I myself have young children and live in Hardin Valley which is just north of Farragut. I personally like Maryville because it has a cute town center and feels more like a proper Tennessee town. Farragut (and Hardin Valley just feel like suburbia). If we were just moving here now, we would choose Maryville or Alcoa. Welcome by the way - so happy to have you!

@@libertylover2597 I can't really talk to sandy springs park. I haven't visited, but I've always found many parks to be a bit sketchy after hours. Like teen hook-ups and such 😂

Both areas will have homes with 3 car garages but the Knoxville area will have more.

If you want a beautiful area in which to live and could care less about keeping up with the Jones's and can think for yourself, Maryville is your place. However, Farragut is for those that want to be marketed to and told it's the best place, don't mind paying more than what something's really worth, and like to be told what to do because it's like living in a big HOA. Farragut used to be a nice place to raise a family back in the day when it wasn't about status. But somewhere, sometime, the allure of decades ago Blue Ribbon school accolades, houses with decent size lots, and no crime got exploited and now it's being marketed like its 90210. They want to be like Franklin, TN. Snobby and segregated. There's the superficial and the reality. The reality is it's not all that it's cracked up to be unless you don't mind living around a bunch of nosey, complain behind your back, and too cowardly to approach you about a problem, type of people. Granted, not all people are like that but the new transplants are and there are so many of them with all the new neighborhoods that have been built. And those neighborhoods are crap, yet people paid the builder's price. Take a look around Knoxville and there are many areas that have rich history. It's a shame what's been done to Farragut. But Maryville is appealing with the mountains views, historical downtown, Maryville College, shopping, and generally more for your money.

I appreciate the comment but I was not looking for your opinion on the people of Farragut or the people moving to Farragut. I simply asked what you like or dislike about the area you live in. I find your characterization of the people who live in Farragut to be extremely false. As someone who lives and works in Farragut, is a major supporter of the Farragut West Knox Chamber, sits on the board for the Farragut Highschool Education Foundation with parents and others from the community, and whose wife is in the leadership line for the Farragut Rotary Club, I can say I see a very different Farragut than you do. People move to Farragut for different reasons, some want to be closer to amenities such as restaurants and shops, some want the schools, some want the outdoor recreation, some want to be close to work and yes, some want to live in a nice big house near the lake. None of that makes them "snobby." As for people who have moved here recently, we have helped a ton of people from out of state move here who are some the nicest people I have met. Some have bought in Farragut and others have bought in Loudon and Blount Counties. Obviously you are intitled to your opinion...

@@TheKnoxFox what's wrong with the opinion they gave? A big part of what is likable or not about a community is the people is it not? So I don't get how one can't make a comment on the likes/dislikes of a city without mentioning the people. Now if they were praising how nice and hospitable the people of Farragut are you wouldn't have an issue. But you just didn't like their opinion and trying to criticize them. Your characterization of the people there are different than theirs, doesn't make your comment vs the other commenter any less valid.

@@TheKnoxFox transparency and different viewpoints should be welcomed no matter if it doesn’t jibe with a narrative or hurts someone’s feelings. You expect a city with high drug use, crime, and poverty to be crowded with salt of the earth type people? Of course not, but one can call a spade a spade. And just look at the demographic differences between Maryville vs Farragut. Of course there will be a difference in the type of people they attract. And yes there are always exceptions to the rule but your opinions are shaped on your unique experiences. It’s not about putting people down. I want to know what I’m getting myself into.

@@fkillah I don't disagree, when you layout what the area has to offer the people will decide what area is best for them. Different areas attract different people. The issue I have the above comment is "nosey, complain behind your back, and too cowardly to approach you about a problem" this is clearly personal issue this person has had with someone but it's not a helpful comment, it's a characterization... and from someone who lives here and has helped people move here I would 100% say it's a false characterization. For instance, if you're looking to move here than this person made this comment about you, "Granted, not all people are like that but the new transplants are." It's just not helpful...
