If you really wanted to bank out in today's economy you'd get an industrial lot then run a place that's delivery only. Your lot fee would be less than half because you can work from a crappy location plus you don't need space for FOH. A strong delivery menu at a price point that rivals the chains would mop up. A slow day for pizza delivery is like 400-500 pizzas delivered. Price point is 95 cents- 1.75 each to make pizzas in bulk. If all you have is three workers in a lot that costs 6k-10k a year to rent.... do the math... literal pizza might be difficult in a saturated market but you get the idea.

Then there's health code regulations, local zoning laws, and property codes. There's a reason you typically only see the average food truck for a short time. The vast majority just aren't worth the trouble.
