Think about an open fence design on such a busy road (noise). Consider recessing your entry gate about 25 feet so as you’re waiting for the gate to open, you are off the main road.

YES!!!!! I thought of that too. You need room to pull completely off the road in case you're hauling a trailer, etc.!

Living on a busy road is a drag, Ive been there in my first purchased house. Thankfully this house is set back far enough to compensate. Replacing the front fencing with open wire is an added expense - especially if the wire is covered in vine . . . The solid wood fencing with vines growing on it will help insulate more of the road noise. In my humble opinion!!

This is why designers are worth the expense. Their ideas, their vision priceless!!! I consulted with a local designer to help us and she has been amazing. Sometimes the cost can be a concern, but ours let me pay by the hour and empowered me to do some of the work to save money like drawing the plans for the landscaper. The gazebo and pond idea has me on the edge of my seat. Laura at garden answer just did a pond and it’s to die for.

@@user-pn1bk3kr4wI agree! My neighbor and I watch her videos and we’re just discussing that in the Boston area that pond would cost about 200k. I don’t even have land for a pound so I’ll just keep enjoying my tiny fountain lol. Curious what this project might cost.

I watch Laura now just to see what's new and plants she puts together but I can't afford to plant 300 supertunias for a border. When Laura said her pond would be about 80,000 dollars I was definitely thinking it would be well above 200,000. Yikes.

Yes, this just sounds overwhelming. Water features, huge boulders with water, a fountain, gazebo….WOW! I’m exhausted. This could be a modified very long range project. All of this hard scape will be $$$$ Any $$ left for the rest of the property? Yikes 😱

Well worth the money for the consultation. He covered the entire property. A person could easily spend 2 to 3 times that amount trying to correct mistakes and re-doing areas to their satisfaction. Priceless..!!!

Michael has some amazing ideas. And they will be an amazing launchpad for what you end up doing. I will say, however, that at the end of the day, only do the things you absolutely love. The home has to reflect you and Jason and the girls. We all have ideas 😂 and we all like to tell you what to do, but at the end of the day, “you do you” ~Laura Eubanks~

I would definitely walk the property when it’s raining to see where rain is pooling up and where it is draining. When I see a wall like the zigzag, I immediately think it’s there to stop water. The smallest slope toward the house can cause a water problem. We learned the hard way. I think Janey can make it beautiful on her own without taking all the suggestions. Some are great but some are over the top.

I agree. The “dream” landscape is over the top. Wonderful but the expense would be gigantic, not to mention the maintenance. The budget is definitely a factor. If you can’t afford maintaining it …. don’t. There is nothing more frustrating than creating your dream garden and not having the funds or manpower to maintain it.

What I like is Michael knows you can’t do everything right away, he’s reasonable absolutely creative & know about design & plants, he knows your a gardener & you are creative too, that book of ideas is wonderful he should have given you that copy, he is so honest which is important for planning with clients 👏🏼👏🏼👏🏼🤩congrats 😍

A consideration in design for the bathroom going in your office space to have access for the pool area so you don't have to go all the way back in the house plus potential wet protection. Also it could be usable for outside parties or guests not having to trape through the house.😊

BTW, I would caution you about putting a crape myrtle tree near a water feature. I do and they are a mess. I love my pond and won’t give it up but the flowers and debris are high maintenance caused by the crape myrtle tree.

A few notes: choose bay laurel because it is edible, great in dried flower and wreath decor which I know you love to do, drought tolerant and evergreen. The cherry laurel is toxic to people and dogs...and since you have children and small animals, it's not a good choice.

Micheal was right on point for design. I too saw removing that front deck and add a free standing gable to give depth, height and inviting entrance. Love the pond and gazebo in front instead of the formal 4 section of boxwood. He is really tying your ranch style home to be engulf by beauty. So looking forward to seeing you journey

I would definitely take the deck out and put concrete. I know its expensive but if you plan on this being your forever home it would be worth it. Wood decks attract all the rodents especially rats 🐀 to make a home. Our neighbors put a deck just like that a few years ago and I see them running out. With it that close to the house they might start coming inside if they havent already. 😳 love all of michaels ideas. Im not sure how to word this but im praying you still remain a everyday friendly gardener. If that makes sense. I've watched Laura for years but she isnt that anymore. She has fulltime workers now, spends 20,000 for a full grown tree etc. I have a house and garden like the one you just sold. I totally get it that the new house definitely needs some curb appeal just praying you still have a Small gardener feel. Love watching you and your channel. I live in Sacramento so your're definitely a neighbor. ❤😊

Thank goodness for Michael! After your outside tour video I was so worried for you! 🤭😬😅 You didn't have a grand master plan idea for how you will live on the property or how the inside of the house relates to the outside space and how you move between them, or how to solve the curb appeal/entry problem, and you seemed to be planning a lot of energy and focus on the edges and hidden corners of the property, and leaving a giant hole in the middle where the focus needs to be. This is why it is so important to hire a designer, especially if space planning and design is not your strength. Looking forward to seeing how this all progresses through the years. So excited for you!

Everyone should have a landscape designer like Michael. It is clear he has the client's best interest in mind and provides options based on their needs. One suggestion Janey as you digest all of this info from Michael, go with the white pergola in your back yard vs the wood, which will require constant maintenance. I've owned my home for over 40 years and it's expensive to replace mistakes!!! Low-maintenance is the way to go. There are so many high-end low maintenance options today, why not? Even if it's a little more expensive, it will save you time and money in the long run. Even the no-maintenance decking is better than wood. We had wood deck and with regular maintenance, it needed replacing eventually. We went with composite. Think LONG TERM. Can't wait to see your yard transformation!!

Yesss! 100% agree with the gazebo and the evergreen privacy on the long border! It’ll take away just a little bit of your planting grounds BUT I think it’s only gonna enhance the beauty of everything else you do in the orchard!

I can only imagine the energy that flowed during this video! Jason did a fantastic job keeping up with y'all during the filming. It has been great seeing Jason get involved with this new adventure. Michael's ideas are wonderful and so thoughtful. I loved the way he incorporated so many areas for family living from the gazebo to the hot tub, the outdoor dining area, the pool and even the bike storage and parking areas. Wow, I would never have seen this vision. Good luck with this new chapter of your lives. I intend to stay tuned and see how it all comes to fruition.

I would like to say how much I enjoyed this video. So lovely to watch genuine enthusiasm from everyone & also very realistic in saying this is a long term plan. Gardening for me is all about seeing it evolve & enjoying that process, it’s not about getting contractors in to do it all. My garden in 🏴󠁧󠁢󠁳󠁣󠁴󠁿🇬🇧 is now 27 years old but was a blank canvas when we purchased the property. It’s changed many times as our children grew up & left home. I have loved every stage & changing it when I could afford to. I think you appreciate much more when you know how much of you you have put into it. Can’t wait to watch your garden grow & thank you for sharing 💚💚💚💚👨‍🌾💚💚💚💚

I too, like Michael can” see “things. I think the most important thing to do first is remove what’s not going to stay; move your propane tank take out the plants and the trees that are not staying take out all of the rock planters cut the zigzag planter where it needs to be cut, take down the pergola, remove the deck that is in front of the front door. In my experience leaving those things and trying to work around them just doesn’t work because you’re not doing what you really want And you will continue to not do the plan that you want in the end. I am loving this series loving Michaels vision And I can’t wait to see what you do first

What a gift Michael has. He really loves he work. When I saw your first tour of your property I thought oh my! But Michael’s consult really helped with organizing the huge scope of the work to be done. And for the rest of us we got ideas, too! Can’t wait to see what you tackle first.

Am I the only one that watched this video twice?? More than twice?? I love it! Wow everything. 👏 I can’t choose what I love the most but wow a gable, framing your front door would make all the difference and add so much curb appeal! I love that he came up with a plan that was more her style than what she came up with. It is going to be gorgeous. And I love that he made it budget friendly and the plan allows you to do it in stages instead of having to rip everything out to start over.

What awesome ideas! Don't forget a spot for your greenhouse! I didn't hear that mentioned! Maybe you can incorporate a butterfly garden in one of your beds too! How fun to dream and plan on a blank slate. Loved the porch and patio ideas!

I'm only halfway through this video and am obsessed! It's like he took your ideas for the property and your style at your last home and turned up the volume. If I were you I would be slightly overwhelmed, but as a viewer I'm excited to see how you guys break it down and I have no doubt that, step by step, you will create an incredibly magical space.

I love his ideas, I LOVE HIS IDEAS!!❤ The front of the house will look glorious after his ideas are implemented, I knew the dining room doors needed to be beautiful and no sliding doors! His idea, EXCELLENT!! . The front, being a country gardens.. YES YES YES PLEASE!! the gazebo, the small pond, the dry creek.. YES YES & YES.. ok I’m getting my popcorn, because I’m here for ALL OF IT!!! 💚💚💚

Wow, Michel is amazing! His ideas are phenomenal. He is very concerned about not busting the budget, which is one of the reasons we love him. The only area that I completely disagree with him is the front of the house. I think half of a zig zag planter is almost worse than the whole zig zag. And boulders between the zigs and zags is just confusing...to many elements competing with each other. Why not just do a beautiful courtyard enty with a wood and wire gate (4ft) around the entire front including the ADU. Remove all the decking and add the decomposed granite as the base everywhere. Where the dining room doors are higher, just put pretty steps. You can plant vines up the fence where you want more privacy (in front of ADU) The front door is obvious because of Michael's brilliant wood "Pergola" entry. This would be cohesive with your new Street facing wood and wire fence and would not have all different elements (zig-zag planter, boulders, partial decking) competing with each other and looking "pieced together".

Please, please, please, incorporate an outdoor shower into your plans somewhere!… There is nothing better after a long day in the garden - the combination of hot water and cool air - the best spa ever! Your girls will love it too!

A pool would be nice for the grandkids. With that being said. I didn’t have one growing up, but my grandparents had a plastic like 8 foot by 3 foot pool they would put up for me in the summer. Was it fancy? No. But I honestly loved it. Don’t need to break the bank to make your family happy! Simple smaller changes can go a long way!

Above ground pools are a lot of FUN and will suffice until the budget allows for inground. COSTCO prices canNOT be beat!!
