More unsold units, new launches put downward pressure on condo prices

Condominium buyers may enjoy lower prices in the second half of this year, as more units remain unsold, with an additional 7,000 units expected to be launched by year-end. This, despite good sales at recent projects -- which appear to point towards strong buyer sentiment.

The last time that HDB revealed its construction costs - including the subsidies provided to flat buyers, appears to be in 1988 when former MP for Potong Pasir SMC, Chiam See Tong asked the then-Minister for National Development, S. Dhanabalan if he will give the breakdown cost of unit flat including land cost incurred by the Housing and Development Board of flats constructed at six constituencies. At this point, the late Mr Lee Kuan Yew was the then-Prime Minister of Singapore. In response, Mr S. Dhanabalan provided exact details of the breakdown in a written reply and said that the cost incurred by HDB in building its flats can be broken down into construction cost and land cost.

Those unsold condo units are simply the "chui" units (agree with the other comment stating that the unsold reasons are due to location/facing/pricng n etc) in the market with little growth potential, or else they would have been sold in the last two years given how crazy the market was/is (with reference to the first day sales result of AMO, Picca, Tembusu Grand & The Reserve Residence). So with discount or not, it will still not be attractive to the potential buyers. New launches, be it condo or HDB, will only be top and be ready to be moved in after 4-5 years given the slow building progress.

Firstly, property agents aren't THAT influential. If they are, they might as well do investment banking. At least those pay even more and have bonuses in the millions evety year. Buyers must be willing to part with that money in the first place. And its nit a few hundred dollars we're talking about here. Its millions of dollars

While other non-developed areas properties’ price are much higher than world No 2 rich/PPP SG, Pushing down SG condo price at low level will cause What actually happen? >> Helping peoples from such non-developed areas speculate SG condo, gain BIG margin and then leave problem to locals.

Equally puzzling why the Straits Times deemed it fit and proper to have published Mr Kwek’s letter when it was alleging something that has already been addressed in parliament and public forums which is not mentioned in his letter, especially if the letter from Mr Kwek was sent prior to WP’s clarification statement on 11 February. It is unclear if ST would have allowed a member of the public to write something in the same manner about the PAP.

This Topics is about enjoy lower prices as more units remain unsold.....with 7000 BTO units. First, BTO units takes 3 yrs to 5 yrs to build? And how many MOP units available for young Singaporean and new immigrant? Second, in a project, there bound to be units remain unsold due to size, facing, layout, pricing etc. Developers have few years to sell before paying ABSD to those unsold units. I would only say if you have purchased a good project unit, you should be safe for 2023. However, do your homework before any commitment, as this maybe one of the biggest investments in our life time. Property index is highest right now, will it continue to get higher; my guess will be as good as yours. But we always can do our sum, research and select a good property to invest.

Was the latesting cooling measure really effective? Looking at the day one sales result of The Reserve Residence..... got the land for less than a $1000 psf n launching it at $2500 psf.. The Far EAST Organisation is the giant huat kuey:::)))) Just curious if they got the land in 2018, why are they only launching it now in 2023 when price is peak. Don't they have to pay ABSD? If not any developer with no worries on cash flow n buy land parcels cheap cheap n hold it for long n launch it like a decade later. Correct me if i am wrong. paisei i am just a newbie.

HDB is way cheaper in terms of loan interest rate, conservancy charges. It is definitely a good choice for young couples.

At this point, no foreigner can buy. They have to come up with such a complex scheme of companies to the point only a few will buy.

@@MrBoliao98 hdb shophouse is something they can buy right? Mostly snapped up right? You go property guru see how many shophouses listed. Very few so few its rare. Just asking only leh.

@@LonganLee not true, HDB shophouse this kind they don't scoop, it's those kopitiam corporations and all scooping. The foreigners were a bit of an issue, but ultimately the issue is with Singaporean crazily buying up when they should read the writing on the wall. I think our taxation rules are already very distasteful and it don't make profit sense if people were to buy them, and yet people rather forgo their CPF interest for the potential of capital gains on condos, really right our property market very crazy and the government fail educate and find better use for so much liquidity. This is the failure of Heng Swee Keat 90B budget.

@@MrBoliao98 do you know how many hdb shophouses owned by China people? I can only suspect based on observation of China employees under many hdb shophouses where its common to hear China people bought the shophouses. I not sure but you can go Bedok take a look.

I can only suspect based on observation of China employees under many hdb shophouses where its common to hear China people bought the shophouses. I not sure but you can go Bedok take a look. Many shops elsewhere turned into hair salons, manicures, foot massage places. You don't live in hdb right? GCB?

Many China rich setting up family offices here. Some 30million to splurge on properties. But must not misperceive rich China people with money laundering. Innocent until proven guilty is the guiding principle

The Singapore government can cool down the property demand. Month Average: Singapore Overnight Rate (Federal Funds Rate) 3. 79% in April 2023 SUGGESTION: Month average: Singapore Overnight Rate (Federal Funds Rate) 5% - 5.25% IN December 2023

Inevitable collapse of private property prices, it was never realistic to expect prices to go up forever because that would be a bubble, about time people having the mindset of 'private property can make money' start to wake up. Property purchase should be for ownstay first, property investments are secondary, and like any type of investment none of them should be risk free.

U too young la. In Singapore property only have correction no collapse, and is the best time to buy more units if price drop. I live old enough to go through all the property cycle. Just buy sure huat one. 3 year no huat, 5 year sure huat, 10 year huat till buay lin chu! Vote PAP for more good years. And don't be stupid go spend large amount on renovation.😂

not true my friend bought studio condo with good location 2 stops to town but for 5 years price still no go up end up sell at lost didn't even break even because loan interest. not all condo prices will go up, location, rooms size years etc must be considered. All i can say dont be like my friend tio brainwashed but crafty property agent.

Educators are not commercial driven, there is a huge difference between practicing n teaching. Developers have the upper hands to maintain high prices to seek immediate gains and also to react quickly via price reductions to clear unsold units ~ there are aligned middlemen to dispatch “good discounted” units. Housing is a scarce resource in Singapore ~ it will always appreciates; until a major global catastrophic event shifts the balance scales ; Eg China GDP in negative figures.

WP said it had attempted to amend the PAP’s motion on affordable and accessible housing during the parliamentary debate, but the amendment was rejected. The party maintained that there is still much work to be done to improve the accessibility and affordability of HDB flats and will continue to advocate for its points, including the basis for pricing public and private land and how the resale levy is determined.

Interest rate so high, and so many upcoming units.😄 Robustness is only if the rental market is still hot to rent from these "buy to rent private property". Otherwise, i dont think majority can sustain high interest home loan for even 2 years. Wish them all the best in lossing $...to the banks who have the last laugh.

😇 SG condo used to be positioned as only top 20 percent SG peoples are able to afford… SG is world NO 2 rich /PPP USD $106000 per capita in 2022. However, now feel like SG condo is re-positioned as it should be affordable by all common people Inside or outside SG, including common people from areas with gdp or income /per capita only 1/6.5 SG per capita . Confused! Anybody can tell what’s wrong? My feeling or others?

Entire condo market is becoming a bubble in SG. What is a bubble? Bubble means people are buying with disregard of the price thinking that high prices will only go higher, this is observed from the FOMO sheep mentality of the new launch condo buyers.

Besides, these days young generation are earning a starting pay at so much more than my generation where fresh computer science grads can get up to $6k starting pay. So wake up young. If HDB is cheap then we have more money for retirement? I beg to differ! I can argue to say that the more expensive the flat, the more we work harder and become more wealthy. Afterall, if you can work past 65, what's the worry about money no enough? We need to look at the broader context. Asset Appreciation is the right policy. Future buyers will pay for our windfall. This is how wealth is generated

Don’t b blinded to walk along with those buyers. Pouring all lifetime earnings to own 99 yrs leasehold properties or ridiculous price of any kind of residential properties. If u r very cash & or CPF rich then is ok. Otherwise can’t really enjoy life before kicking the bucket. Will b the saddest thing living. Just wait lah. Be debt free. Opportunities will come. If don’t, just enjoy life staying in HDB is good too. US never ending borrowing will burst the economy. If we live to experience, is an opportunity, if not we saved ourselves from all financial problems.

Singaporeans must have "face". No money nevermind but must have condo and conti car. So that can brag to relatives they are doing well. That why you see so many conti car go petrol station pump $10. Or people arguing with management office of condo on maintenance fee due to non payment

Exactly, million dollar HDB is better than $2M condo when both are 99 years lease, because the HDB is half priced meaning the $1M savings can be used to generate returns from other investments, not forgetting the HDB is likely bigger sized in better location and doesn't require hefty monthly maintenance fees which means even greater savings rate living in spacious central location HDB.

Public housing affordability in s'pore is ranked 2nd in Asia Pacific. Home ownership is above 90%, one of the highest in the world. 👍👍 Those immoral ones going around deceiving and misleading others into thinking that public housing is unaffordable are either ignorant, brainless or hopeless.

Yes, we have until 65 or even older to work to pay for our loans. No loan is too much as long as under 1million based on my estimates

@@cholesterol804 You need to show some decorum. Its not nothing. Lease is not nothing. We should just regard leasing as owning. I am sure majority believe the same as me. Why bother about lease as long as we have a job, food and flat to stay? Or you prefer Ridout road? Just a pro tip for your benefit. Heard of Rental Arbitrage? You can rent your flat and use the income for daily expenses or help pay the loans. Malaysians come to sg to in effect earn by profitting from the foreign exchange. This is Arbitrage. I even hear of Malaysians who are PR here they live in Malaysia but sublet the house or rooms to others renting from her . Rental Arbitrage. But I no sure if legal or not

Housing is for living not for investment. You allow Neoliberalism and the free market to be exercised in the housing business then you will eventually end up with a lot of people being priced out of the market and not being able to own homes. Lots of young people will end up frustrated and the income and wealth inequality will go through the roof. Then you will have a very small group of people become very very wealthy and a huge number of people very poor. The middle class will be wiped out and be priced out of ow info homes. There will only be the really really rich and the very very poor. Seen it happen all over the world. SG will not be an exception. Tell investors to invest in stocks, bonds gold . Stay the hell away from housing.
