All to often the new residents work hard to turn Montana into the place they just left. They seem to miss the smothering government controls and regulations. Oh what a beautiful place! Lets develop it!

I’m glad you’re honest about the situation in Montana. Especially in the valley. A point I noticed you mentioned was that people are paying cash in order to get ahead of the people who are pre-approved. Bring CASH! Another big issue that’s happening is that people aren’t working. Service for food is getting to be a problem. And a lot of the small businesses are closing down. So if you’re out eating be prepared for a long wait. Be prepared to deal with a lot of angry locals. They blame out of staters for everything that they see as wrong. Be prepared to “TRY” and find a storage unit for your stuff when you get here. They’re in short demand and their prices are going up. If you’re handicapped, seriously, just don’t go! The waiting list for handicapped accessible apartments was over a year long when I was there. If you have mobility issues you will have a long cold winter to deal with. Can you shovel snow? I gave my daughter my car when I was up there. It had Arkansas plates. She was constantly tail gated and harassed by people who didn’t know she was from there until she registered the car in Montana. If you come up please be considerate. Especially when driving!

Living in NW Montana, the real estate situation has been a disaster for Montana locals. Even before the pandemic, locals were struggling to find affordable property. Now it feels like a pipe dream. Especially in Eureka. The border closure has put a tremendous squeeze on the local economy. The silver lining is that many Canadians are selling their properties here, since they cant cross the border to visit.

It's gotten to the point that even old dilapidated homes are going for $700k+. People are overpaying for the cream of the crap. In a year or two there will be a slew of disenchanted new Montana homeowners wanting to get the heck out. In the short term it'll be the shock of long, harsh winters. Long term it will be increased property taxes to offset needed infrastructure.

The market was crazy like this around 2000 in Minnesota. People were buying as fast as the houses were listed. Then came 9/11 and the market crashed, people went underwater. I really hope this doesn't happen to a lot of people in Montana - if they can't work remotely, then what? There's not a lot of jobs besides hospitality and service.

Thanks for your candor regarding the real estate market there. We’re experiencing everything you talk about. Even though we have done everything you recommend and we have a good size budget, it’s still pretty difficult to find something that meets our desires in the Bitterroot Valley.

Local-minded Solution: Property Tax Tiers... MT Resident 5+ years - 80% of County Rate MT Resident 3 - 5 years 90% MT Resident 1-3 years 100% MT Resident first year 115% Non-MT resident; primary home in another state - 150% Non-US Resident/Citizen/Work-elegible Visa holder - 250% Same would apply to non-indivudals (businesses, investment entities). From Alaska, living in WA now and if they had done something like this here years ago, I wouldn't be fleeing from the CA/Chinese/Hedge Fund money that has made this market unaffordable. This helps locals that already live in MT, pays for new public services that have to be expanded due to population influx, and prioritizes owner-occupied housing over investment property purchasers looking to park their money somewhere while the Fed prints night and day. As a future MT resident, I'd be OK paying more upon arrival so the locals know I contributed towards the growing pains their old and my new community face. Special: 5% discount if you pass a winter driving test AND can catch a fish and/or shoot an elk before you move-in! 😀

The rents here in Missoula are ridiculous and there is less than a 1 percent vacancy rate, and the rents just keep going up. It has gotten so crowded here and the traffic is horrible. It's now like a small city with city problems. There are lots of jobs here though, but I'm so sad it no longer has that close knit, small community feel to it..

I’m a conservative in a blue state and I’m planning to move to kalispell next summer ‘22 I’m a tradesman. Boilers,plumbing,hvac,electrical. Just hoping to get away from all the blue state drama and put my head down and work hard. Plan is to find a small rental as I get my feet underneath me and develop connections. Love your videos, ty. Not all Californians are shit heads (just most)

It's less about political leaning and more about way of life. Dont ask how I vote and I wont ask yours, none of your business. Also it's not about Californians as much as people from a city who want to live in a small town untill they realize starbucks isnt an option and they come buy everything up artificially inflating prices of not just homes but amenities too. Ps sorry but we're full but I've heard texas is taking people in.

Been looking to move from Norway to somewhere with a bit more freedom and Montana seems really nice, very close to the climate I am used to as well. Still a ways off from moving but this channel is very helpful!

This sounds like a classic "Housing Bubble"... A housing bubble, or real estate bubble, is a run-up in housing prices fueled by demand, speculation, and exuberant spending to the point of collapse. Housing bubbles usually start with an increase in demand, in the face of limited supply, which takes a relatively extended period to replenish and increase. Speculators pour money into the market, further driving up demand. At some point, demand decreases or stagnates at the same time supply increases, resulting in a sharp drop in prices-and the bubble bursts. When the money printing fails to produce the desired effect on bond yield controls, the bubble will burst. I just hope the city folks coming into Montana will have the decency to keep it "Montana" when they leave.

One thing that has happened in the last year is the merging of corporations and media and the government. The corporate overlords have let their employees have a long leash. Don't be surprised when the corporations call the employees back into the containment areas. New York, SF , Seattle , etc are not just going to be empty office space forever. What sucks is that people from the containment areas think homeless camps , needles in parks , poop on the street and rampant property crime are normal. It's human nature that they bring these beliefs with them.

I'm in MS and the houses are selling the same down here. One of my neighbors didn't even put hers on the market. She mentioned she was planning to move and someone contacted her and bought it within the week. I would love to move and could sell for a great profit, but then I'd have to buy. Ha!

Thanks for the great info. Western Montana has been my target for several years now. I have lived in Western and Eastern WA for many years now and it has been a great state, but costs and political atmosphere being what it is, I feel it has changed too much for me. What are you seeing for inventory in Flathead county for the next 12 months? I'd rather wait for a while until there are more buying options, even if the price is high.

Its so maddening what has happened to choices of real estate just about anywhere in this country. Our home values in Maine are sky high as well. The biggest shifts of migration since the pioneers headed West. Curious are your MT sellers relocating out of the state? if so where? and what states are most buyers from? New Sub. Tks

Exactly! A buddy of mine moved to Bozeman 5 years ago but moved away as the family couldn't take the long cold winters. We cherry pick our MT time by only visiting in July. One of these years we'll try a skiing trip.

It's past that too... it's adapting to not having a grocery store or convenience store every block... it's about adjusting to not driving aggressively and giving a finger... and most importantly, blending in with the locals. Times may be changing a little bit with political bullshit, but it's a place where we treat one another how we wish to be treated. True neighbors that you get to know... hiding indoors and making enemies isn't going to make your stay too comfy. And you better keep your job... you lose that out of the area gig and you drop to MT salaries - pick your poison wisely. Personally, I love watching the emotional knee jerks of everyone... patiently saving and waiting to really clean up when this heat wave is over, in MT, CA, and beyond 🤣

I don't see this market sustaining itself. There is a crash coming. Everything goes in cycles. Not too mention, all these cash buyers from out of state, particularly CA, will be fleeing after a couple hard winters. There will be a surplus of inventory in a couple years and prices will be back to earth. Same goes for ID. Crash is coming. This is not sustainable.

Arizona has been this way for a couple years and now look at the mess we have in Maricopa County with the election. Renting is hard to do unless you are quick or know someone renting before them putting it on the market. It's estimated 200 people a DAY are moving into AZ from California, Oregon, and Washington State. They have (fraudulently) turned AZ Blue. I don't wanna see that in Montana but I fear it's happening. Montana was my ride or die state! Hope it still is when I can get back.

I'd move to Montana from the UK any day, We now have a population of 55 million in England compared to just over 1 million there yet Montana is 3 times larger than England. We're like tinned sardines!

I rented first... we pull in on May 2nd, finally! It took me 4-months to land a rental. I had to let go of my entire wish list -- no woodsy cabin rental, no Whitefish or Bigfork. Ended up with a little box of a house in Evergreen, but it was the best we could do and at least it got us up there. Took a 6 month lease. I'll be buying later this year.

Definitely NOT ... Things are vastly OVERPRICED here. If you wanna buy some dry land that is full of snakes .. it will cost you an arm and a leg

I think Montana has undeveloped land-lease opportunities but even those are getting silly. You would have the option of building on the land. Property tax is low since it's a lease but taxes would increase if you did improvements, so too would resale value. Everyone wants in on the action. Heck there are even no hook-up, no resource campsites in Kalispell listed on AirB&B for $70+/night. That might qualify as a jump the shark moment.

When you move to Montana, Welcome. But keep a low profile for at least 3 years and observe how things are done in Montana, We do things differently, We don't need or want you ideas from where you moved from.. You will become a citizen of Montana, not a Montanan

Listen this was going on more then 20 years ago this is nothing new. In 98 I went to Montana, from NY, and the people there were pissed off because everybody from California was going up there buying up everything and making the prices go way up and as they told me they couldn't afford anything anymore themselves. Why I ran away from NY is too long to get into but when I finally made the move from NY to MT it was in 99. Back then we looked at a house that had 5 acres a well a cistern a green house a huge barn a FULL SIZE TENNIS COURT on it the house was all ceder vaulted ceilings a double sided fire place on the first floor that went down to the full basement with a root cellar and bedrooms on the top floor it must have been at least 3000 square feet maybe 4000 sq ft... for what how much??? 189 grand!!!!! And why am I not in that house right now??? In 2 words??? MY MOTHER!!!! She hated MT in fact she hated EVERYWHERE except NY!!!! She made me leave my beloved MT I refused to go back to NY so she agreed to move here to a hell named ARIZONA!!!! NEVER COME HERE WORST STATE EVER EVEN WORSE THEN NY!!!! My Mother finally gave in to my begging to get my dream house up in MT only to find out it was too late my dream house, the one with the tennis court ect, was already sold!!! So we got stuck here or should I say I got stuck here cause my Mother left me here and went back to NY!!!! Well fast forward to now and my Mom died here in this hell hole 2 years ago, before this virus. And the house she bought here I'm stuck in it. I want very badly to go back to my Montana I love that state. I lived there for 3 years its the best state in the whole country cold and all. And hearing what's in this video... it makes my heart sink. I knew in my heart of hearts that the prices went way way up... now I know I'll never be able to move back there unless I go pitch a tent somewhere or go live with the bears... until they eat me that is. I still have my stuff in storage up there too. :( I almost got 5 acres of land up there too at one point for 7 grand bootleggers hill but I ran out of money. I've been looking at land prices up there too and its too much for me now. Stupid stupid me I never should have listened to my Mother. I was trying to do right by my Mom that's what I get for trying to be a good daughter....

Fuck. My mom and dad (I say mom first and dad second because my mom is a feminist who wears the pants and my dad is a weakling) moved us up to Thompson Falls Montana last Spring. It's been a miserable experience. And I say that because my ignorant parents thought it was all going to be peace and love. My mother is an activist lawyer who also contributes peer related articles to the law school at the University of Montana in Missoula. She does not get a lot of clients in Thompson Falls because she has already pissed off most of the community off. She also has a bad reputation in Plains and Noxon that are just down the road because she is so fucking outspoken in such a conservative community. My father, who is a pure weakling, is a stay are home gardener. I had to spend my last year and a half of high school in this conservative dump where I had to hear classmates talk daily of the animals they killed and of the assault rifles they had. I really don't give a shit. I hate this fucking place. I do not know why people keep moving in. But the people that are moving in are not the same as my mother and father. Infact, they are all fucking Trump supporters. This town used to be bigger I guess. The football team has never been great but the idiots that call themselves the stupid blue hawks won state this year because more people are moving in eventhough they only have 12 kids on the team. Now they are moving up a divisional level. One weekend I went with my parents (I am an only child) to explore. We went to some brewery in Eureka which was pretty cool. We drove south along a river that was pretty. Another brewery in Libby then over to Troy. Holy shit. I thought Thompson Falls was bad. We walked into a bar and my activist mother flipped the fuck out when she saw all the trump flags and anti Hillary Clinton signs. Like the activist she is, she spoke up and the owner came out to talk with her. I was so embarrassed. My dad about shit his pants. We were on the road shortly after and all my mother could do was talk about the trump parephanelia at the bar. I just rolled my eyes. What did you expect mom. Anyway, I graduate from this shit show community and cannot wait to get back to southern California. Please, do yourself a favor and don't move here.
