Pretty nice! Where did the water heater and washer/dryer get moved to? my two-car garage is also 45k sq ft. Do you recommend a contractor in Sacramento, CA? I have the water heater, washer/dryer, and a refrigerator in the garage; I wonder whether to reduce the area of the conversion or add another area to put them idea.

Big City Print It’s about $80K included City permit & fees. It will take 4 months

Does the 80k include the finish work? How about fixture or appliances?

Yeah, 80K for everything: City permits, architectural drawings, contruction....Appliances are not included, I paid around $5,000

Thats $175 per square ft> I know in san diego can do 120 persq ft. All licensed contractor. Owner builder can also save you money about 35-40%.

Same here. More stable? Was it a requirement? My garage concrete floor is very stable no cracks no trees on the property. Also I did not see your water heater. Did you go with a tankless WH? Or is your ADU using the house water heater? Your AC unit?
