If I'm the husband, I'm saying let's not even look at 500k houses. Establish an agreed on budget number first and help take the emotion out of it.

The extra mortgage cost is the only thing being talked about here, but that's not all that should be considered. There's increased upkeep, increased taxes, and increased utilities, along with all those "things" that must be purchased to go along with the new home (furniture, rugs, draperies, etc.). (Unwritten "rule" for new homes) Everything's going to cost more than you think it will.

Absolutely. New everything. Remodeled kitchen, new paint job, landscaping, moving expenses. Dave should have suggested home improvements on the current house she she can get emotionally happy instead of starting all over in a new house.

It could also be that they are in an older house, and maintenance is becoming an issue, and the new house may be just that, everything relatively shiny and new.

“Nesting” is an excuse. You’re not a bird. You can still make rational decisions while you are pregnant. I’m on the husband’s side here. Once I became debt free in 2015, there has been nothing I have wanted badly enough to go back in debt for.

Never understood the point of buying a bigger house than you need. It’s just more costs overall and if you don’t need the space, what’s the point? No use going into debt. Especially not now.

Hubby doesn't want the fancy expensive house because he is the one making the money, enduring the pain, to pay for the purchase. And if he goes into debt again, he's the enslaved one, toiling to repay. Wife wants the all the bling she can get cause she enjoys the benefits of the purchase. It's like that, but if it were _her_ money mostly footing the bill, things would be reversed pretty steeply.

@@Mrs.Butterworth even if she makes almost nothing, she's going to try to create a favorable picture for the scenario. Also, she's on the cusp of maternity leave. Either way, a decision so large should include a yes from both people. If he doesn't want it, perhaps she should listen to why, and be more content with their current house. I'm sure the place their in is adequate for two adults, a small child and a baby. She just wants 'better', for no reason but that it exists.

real estate is an asset which is a curb against inflation. smarter to have a 500k house then a 300k house and 200k cash.

Another example of one person in the marriage operating from emotion another person operating from financial reality. You don’t need the upgrade in the house you want the upgrade in the house. In this case the husband is correct you don’t go into debt from a want. Hopefully they can find a middle ground that works for them.

Lol. 80% down on a half a million dollar asset, with a 15 year mortgage. Theyd be able to pay off the 100k in 2-3 years. If they attempt to “save” instead, a comparable house is going to be 40-50k more at the end, especially in the Dallas area. The husband can’t see the forest for the trees.

@@Dankclimbz69420 Interesting analogy. Perhaps you’re right, it may very well be that simple. However it Might also be as simple as you don’t incur debt for wants you incurred debt for needs. They don’t need a house, they want a new house. If they had the hundred grand they should absolutely do it but they don’t have it. They may have it in the future or they may not.

It's a routine conversation here in the Las Vegas area (among many others), and while they're still building a lot of new single family units out here, our CA friends snap those right up ...for a premium.

As a registered nurse I live in a lower income area. My house is paid off and I pay about 700/mth for property taxes. There are other nurses I work with who only want to live in NYC or one of the other very expensive places. They barely are able to pay the mortgage and have no savings and no retirement. That's fine... They can keep overpaying for properties in this mindset they overpaid in an "up and coming" neighborhood. I'll keep paying where I live and have my investments grow.

@@Tony_Wes My husband and I both work from home and I can tell you, a 2 BR with kids is not doable unless you really want your work to suffer. At least one of you needs an office (in our case, it’s my husband and my office setup is in the living room. Ideally we’d each get an office)

She got her husband on the Ramsey program so that's not a fair argument. She's 5 month pregnant and probably very invested in getting that perfect house for the children to grow up in. However this shouldn't be an emotional decision. Her husband not wanting a new mortgage is him being smart,

@@deliciouscoloursYes, I do. I should have been clearer. My wife did both - nested and worked fulltime. But she didn't call it "nesting". It was just part of the daily duties of having a home and getting ready for the kid.

This guy gets it. As men we are always told to work harder than anyone else and never take a break or we are not good enough. Woman should be held to the same standard. Altough pregnancy may result in exhaustion and alterations in what one used to do, it is not an excuse to do nothing like so many pedalstalled women seem to believe.

@@Peanut-sam-tha-nut My wife worked right up until the day her water broke. She was in office sales, and even delivered boxes of paper while pregnant. And she was back at work 6-8 weeks later. Why? She wouldn't have had it any other way. I couldn't stop her - she's a worker, not a princess.

Many couples prefer to have one work and one stay at home. Not just to save on daycare costs and all the daycare germs, but because they prefer the lifestyle of having one person able to completely focus on career and another focus on childcare, cleaning, cooking, and lawn maintenance, etc. It certainly makes family time less stressful when multiple areas are being taken care of every day

@@djpuplex when a pregnant woman os nesting she gets sort of obsessed with cleaning the house, preparing everything for the baby etc and it'sa real thing, every mom knows that when it was near the time to deliver the baby they went thru that, even going up and down ladders with a big pregnant belly to wipe down walls and cabinets etc, everything needs to feel clean at that point in time. Nesting doesn't mean she doesn't work outside the home.

Honestly, we need more information about their current living conditions to make a good decision here, unless I missed it. How many bedrooms do they have in their current house? Does the husband have a dedicated workspace already? Is that workspace the bedroom they will need for the new baby? Etc... They seem to be doing great financially so they can absolutely afford the house they are looking at but it becomes much less of a clear decision IF the needs are currently met.

There are plenty of homes for 200000 and under, the problem is people have a false sense of reality for there first home purchase, as a first time home buyer look for something built in the 60s, 70s, 80s. 1500 Sq ft range there are plenty of those around and gives a good starting point, live in it as long as u want with a cheap payment and when u ready for 2nd purchase just turn the first home into a rental.

I can understand both sides as we have been mortgage free for 16 years which is a blessing especially the way things are at the moment but my husband wants a bigger house but I want us to save so we can pay cash and not have a mortgage again because the houses he’s looking at are 500 thousand and beyond.

Speaking from an Aussie point of view debt at this time is a no no ,interest rates are set to rise ,so you would need to factor that in as well ,but debt is no good any time ,do a Dave and save up ,you will love yourself for it further down the road .

The mortgage would only be for 100k. They’ve been good with money. I am not saying they should buy the house but their income isn’t the problem in relation to the mortgage they are considering.

100k salary and save 100k in 2-3 years? Get real. After tax that 100k is probably more like 65-70k and that before you factor any expenses at all. Even if the house is paid off you still have taxes, insurance, utilities. Even with no excess spending and just the basics that's a tall order. And then they buy the house outright and start with nothing again?

This is kind of rediculous, though. If they have a growing family and need a little more space, they're not moving to a crazy mcmansion. If they put all 100k into the deal plus their current house equity they would have a 100k mortgage which is insanely low. Is it the 'mathematically optimal' strategy, probably not, but in no way would it be irresponsible. Now if they were trying to buy a 1 million dollar house or finance two BMW's that's a different story.

Only if the size and shape of the land is enough to do that, and adding onto the house won't violate HOA or city rules. Some houses are so close together that there's no space to add a room.

I didn't hear her say why she thinks they need a more expensive house. Other than a second child coming into the picture. I don't know Dallas housing at all. If it is a 3 bedroom home, I don't think they need to move at all. One needs to remember, more expensive home means higher property taxes, higher insurance premiums. My house will be paid off soon. With the payoff, my payment of taxes and insurance will be about what I was paying 20 years ago with principal and interest included.

There's a couple of things you learn as you get older. There is no such thing as a "forever home". Doesn't matter how great it is, you WILL get tired of it and want something else as time goes on. That's just human nature. So don't get caught up in buying "the one" house that will rule them all. It doesn't exist. 2nd, don't underestimate the value of good neighbors. Consider staying where you are at if you have a bunch of great neighbors. If you move next door to a psycho neighbor your dream home can turn into a nightmare in a single afternoon. These people do exist and they make everyone around them miserable.

Somewhat of a compromise, go up to the $500k house with $100k mortgage, with a view to pay it off in three years (but take out the mortgage for the longer period?). It is a small risk, but if they wait, the better house may increase in price gap. I think the husband 'hears' $500k, and thinks it all mortgage and big mortgage payments.

It's Dallas, just live under the bridges and in the woods like all the ferals do. Best thing we did was leave Dallas, such a gross rundown city. and all they make is 101k combined, that's what one person should make there.

Housing prices are nuts. Property taxes on a $500k house will be $11k a year on the new place.. 10% of their income. That's $500 a month in property taxes. It's possible they could double or worse in the next few years if property values skyrocket.

If they’re so concerned about money. Why don’t they just do an addition to their house? It would be cheaper than buying a house and moving. And they have the money to do so. But I don’t think it’s crazy to buy another house because your family is growing. And they could pay off the mortgage super fast because it would only be like 100 K mortgage anyways.
