Alanna - you and your partner should have done the following 6 things: 1) Inform the letting agent of ALL these problems straight away as one happened. That's what letting agents are there for. 2) Informed the local council of all these issues. 3) Employed a solicitor to write letters to the landlord *from the outset of these problems* to advise him of his legal responsibilities and your legal rights. 4) Found another place to live PDQ 5) If needs be put the whole matter in the hands of your solicitor. 6) If you can't afford a solicitor, go to the CAB (Citizens' Advice Bureau). In the case of the dodgy wiring in the property, this could easily have proved fatal. I believe I am correct in saying that not only does the *landlord* have a legal obligation to supply a current Gas Certificate, but the *Letting Agents ALSO* have that legal obligation - unless there is no gas supply to the property, that is. The behaviour of the landlord was unacceptable and you should have informed the police. In fact, coming into the property without prior notice is illegal. Rogue landlords like this need to be shut down in order that future tenants do not have to suffer what you guys suffered. He was in contravention of the law on each and every one of these incidents. This guy earns money by letting out his property. Where a landlord uses a letting agent, the landlord should NEVER suggest that you go to them first if there are problems. This in and of itself shows a complete lack of professionalism on his part and should set alarm bells ringing. In essence, this man should be spending time behind bars at Her Majesty's pleasure. Sadly, as the tragic and entirely preventable fire at Grenfell Tower demonstrates, many landlords cannot be trusted, and the laws which regulate the letting of properties are often not enforced.

I'm a landlord. I make sure all checks and repairs are done. On the other side of the coin, I'm currently having to go through the courts to evict a tenant who will not leave. It's been 9 months. Nightmare.

For a short while I worked for a property letting company, and I've seen all this first-hand -repairs that never get done, sub-standard and potentially lethal electrical and gas installations, foisting responsibility and costs onto the tenants, hanging onto deposits -I was really glad to get away from it as I couldn't stand working for a crook. I thoroughly endorse your advice to get everything documented and photographed, and never, ever, move into a property where the landlord promises to fix faults once you've moved in. I'm glad you're now in a better place both physically and mentally.

It’s a real shame that you got a bad landlord, my daughter had a similar experience at her first year at University, we had to travel 150 miles to get it sorted out. He had the habit of just turning up at any time and several times turned up where the girls were taking a shower! Fortunately it was near to the end of their stay, but the Police and the University were informed about the situation. His properties were not included in the recommended properties for students in their second year. We have heard worse but not going to go into that, these people who behave like this are scumbags that don’t deserve customers! As an owner of rental properties I cannot imagine behaving the way this landlord has done. The rental agency has also behaved in an unscrupulous manner as well. So glad you are not under those organizations now. Lesson: Deal only with the leasing agency for communications and copy the landlord.

It's good to hear that you were able to get rid of the angry landlord and his property alongside its issues. Regarding electrical shocks, the landlord should provide reports of the recent checks done on the property. This includes the Electrical Installation Condition Report, Gas Safety Report, and Energy Performance Certificate.

Wow, you had a really bad landlord there. To hell with his ex-military background, he was well out of order on many levels. Talking through the situation with others is cathartic, relieving the stress. You went through a lot but you've come through it wiser & more prepared if you ever get into that situation again. Keeping notes, taking pics & everything written down (email is great as everyone has a copy of who said what to whom & when) is great advice. Most modern external doors have Euro cylinder locks, can be purchased for under £10 and changed in 2 minutes with just a screwdriver.

Holy crap! That landlord sounds like a psychopath. I'm glad you got out of there in one piece! I've had a landlord like that before in the US and just like in your case, the only thing that forced them to stop behaving like that was getting a lawyer who threatened to claw back rent.

I'm glad you got out of there. I've been pretty lucky when renting and my landlords were generally OK. When I bought a flat though, I had to deal with a housing agency who "ran" the housing estate I lived in and wow, the way people can put money ahead of people's basic need for a home is astonishing

Having watched the video of your dreadful experience as a tenant, I realise I'm so lucky with the arrangement I have. I have rented for many years from an establishment literally right across the road from my house. They always write or email if anything needs to be done to the property, like service the heating boiler, checking the electrical system etc. On the few occasions I have ever needed anything sorted out, then after an email or phonecall it has been rectified as soon as possible. I've never had any representative of the landlord come to do an inspection. So happy for you that you're now able to live peacefully.

As a private renter of about 15 years and 2 different properties I have only had good experiences so far. I have heard the horror stories of course but I have been lucky it seems. What a horrible experience you both have had and I am so happy that you can start to put it behind you now. Also, what a professional you were during all of this. This guy sounds somewhat similar to one of my sister and her partner's landlords. Would often let himself in, demand more rent etc. On the day they finally got out he was literally throwing open and emptying kitchen drawers on to the floor. Goodness Alanna, my heart goes out to you. I agree totally that you should always deal with the agent where possible, and that it’s worth the modest cost of a solicitor (lawyer) to advise you. That said, some agents exploit the tenants’ lack of experience and I’ve seen some appalling examples of that. Thank goodness you have a nice new home now.

That sounds horrendous. I can honestly say, in thirty years of renting, I've never had an experience that bad. For most of that time, I've lived in the North of England. I spent a year in the South, and found it more complicated to rent than in the North, where most of the landlords were small-with no more than a handful of properties-and no letting agency. Also, housing associations are usually better than private landlords, for those with a low income (ie., me). I don't see the private renting situation improving any time soon because many politicians are private landlords, and they will go to any lengths to protect their income and power. 😒

Hi Alanna, that took courage, I was in a similar situation in the early 80's and I blamed myself for pretty much everything, the fear is very real, you doubt yourself and all decisions that you make and have made, it was something that really made me ill and still does to this day, you clearly have a good partner and I know that you will draw strength from one another, bless you both and you both take care always :)

I'm sure you could have got the landlord on the lack of electrical inspection (EICR) too. That's definitely a no no! I've heard stories of people who have been mistreated by landlords who don't follow all the rules getting YEARS of rent back! Especially when it comes to the desposit scheme.

The first huge red flag, which you should have heeded, was when he informed you to go to him instead of the letting agency for any problems. Hopefully, a life lesson learned.

Even now, having left the Rachmannesque experience you experienced with your former, seemingly psychopathic landlord, I recommend you send this video to the Better Business Bureau at your former town. This way you will be helping to protect other, maybe somewhat naïve renters from having a similar, dreadful experience. Both the unethical behaviour of the letting agency and the threatening and fundamentally criminally dangerous actions (and inactions) of your landlord should be investigated by both the Bureau and the local council's landlord & tenent regulator. Y'all are just too nice and tolerant. Property renters need to empower themselves with knowledge of the law and best practices for their own protection because there are a lot of unscrupulous landlords out there whose only motivation is to have someone else foot the bill for their ownership and perhaps pocket a few extra quid. To hear that you were both dealing with all this during these times is truly amazing and a great testament to how hard you have worked for your fans as well as your bravery. Oh dear, Alanna. That's a cautionary tale and a half! The moment you divulged that the landlord was ex-military, I knew the type - quite possibly abused, and now sadly taking out that abuse on innocents including the two of you. Thank goodness that all was resolved - the wrong will fail, the right prevail! I realise that although that dreadful experience is now comfortably in the rear view mirror, the impact on you is likely to last. At least you now have the benefit of hindsight! Just remember: you have 125,000+ of us on your side! Hopefully nothing like this will ever happen to you again, and in opening up to us about it, perhaps you may save others from going through it.

Wow, that was an unpleasant ride. From things I've heard over the years, a person could have a KZfaq channel devoted to bad landlords. Some don't have a clue about tenants rights and what they can and can't do. I rent from a housing association and they couldn't be nicer, due to my age, they contacted me every so often during the worst of the pandemic to check if I was having any problems.

"Connected to the mains" is British for basically, "plugged in". The "mains" is the main electricity. An appliance can be plugged in like you would plug in a hair dryer or a lamp, or it can be "hard wired" into the mains, meaning the wirers are tied into the wiring of the house.

Wonderful video! Really good to know for young people to know. My own private landlords, when I was young, were the nicest people imaginable. Lucky me :-)

Currently interviewing for universities in the UK, and I'm from the USA. This has helped so much! I rented for about 8 years before I bought my own home in the states. I'll be selling my home, and I'll start renting again. This really helped me start thinking how it really is to rent and what to watch out for when I move. I love your videos. Side note, do you have any videos showing how to use the buses and trains??? I've used public transportation in Mexico when I lived there a few times, but I'm sure it so much different. We don't have any public transportation where I live in the state. :(

i once had to move out of a property, because a friend of another tennant, beat me up.(didnt break anyting tho) I had to move out in a hurry, and didnt have time to hoover the room. Landlord claimed he had to hire a cleaner to do the room up and kept my 100 quid deposit. He was ex raf. and a professional arse. A fun situation.

I'm a landlord and I use a letting agent, the agent deals with the tenant I have never even spoken to my tenant, you absolutely never have to accept the landlord even raising his voice to you not face to face or on the phone.

My daughter is a landlord she has six houses. She’s had the usual bad tenants and good tenants. However on of her very good tenant left and left r he house in a very good state of repair. Whilst walking round the house with the estate agent to check everything was in order the estate agent said there’s some toothpaste. Round the bathroom sink do you want me to cancel the return of the deposit. My daughter was horrified that they could use this as leverage to keep the deposit. Absolutely not she said she will get her full deposit and I wish all tenants were like her. But it just shows you what sneaky things they do

WOW! I could really feel the stress you were having to go through with this, even through your smiles. It never surprises me how money greed drives some people. All we all want is a nice peaceful life. On a happier note it sounds like you are up speed on your legal rights. All the best to you both.

I realise that this is some time ago but I have just watched this video. I'm horrified! The landlord is able to deduct the cost of replacing wear-and-tear items from his tax, so, there is no reason why this should be deducted from your deposit. You are 100% right on this. It sounds like you've had a really bad experience with this guy. Sadly, I don't think it's an isolated incident. My son has had similar incidents in HMOs as a university student. I won't go into it, but, landlords seem to be a particular "type" of person whose sole interest is how much money they can make from the tenant. Clearly, this is a generalisation and doesn't apply to ALL landlords but I don't believe it is uncommon

Re: dishwasher at 240volts - that's why UK bathrooms have a cord switch or an external switch

"i used to be in the milatry" in a situation could be percieved as a death thret as what he was saying is he is a trained killer watch it, so glad you moved. this sort of thing was apparently all the time before they changed the law in 1988. i had a landlord lock me out of and keep all my things once well after the law change, they just could not put my rent up in line with inflation

Whenever contemplating renting a given property, always *demand* (not ask, but demand) to see and to be given photocopies of the following: 1) Current (and valid) Electrical Certificate. 2) Current Gas Certificate (if the property has a gas supply) 3) Feedback from former tenants. If the landlord or letting agent refuse to do this, then move on to another property. But you can tell them that under the Freedom Of Information Act (2,000) they have a *legal obligation* to supply these upon demand. You can also inform the local authority (town, city or district council) that the landlord and/or letting agents refused to show you these. Rogue landlords are a menace and need to be stopped in their tracks.

In your section about the electrical fire, your landlord has broken the law - the electrics should be checked every five years maximum and an EICR obtained before tenants can move in (I am a landlord myself). Great channel by the way - subbed. :)

My goddaughter was having trouble over her deposit and it was stressing her. After a conversation we decided seeing her uncle was close at hand he should go with her. She went to the agency which was owned by the landlord with her uncle, he waited outside. The landlord shouted at her and her uncle went in - as a 6'2" ex rugby player he doesn't get shouted at much. After a short discussion where the landlord still refused the deposit he handed him his card which had the name of a medium sized Edinburgh law firm. His name, QC and partner. Then there was a letter before action giving him 7 days. She had the cheque before she left.

On the plus side, now you’re clear of that situation, you can be thrilled that you survived and learned from, an encounter with the legendary Arfur Daley ( tv show ‘Minder’) Also, using the famous “Dong dong” from ‘Law and Order’ was an inspired choice! I do hope things are swimming along more smoothly now. You have given me pause for thought about my own relationship with my landlord and shown me where I have allowed potential problems to emerge. Sounds like a shocking experience 😉 I once rented a place that had toadstools growing in the bathroom, my foot went through the kitchen floor etc had to threaten the landlord with environmental health dept before he did anything.

We've had issues renting in the past but nothing like this! Well done for negotiating the return of your deposit. Actually thinking about it our previous landlord (we bought the house off our last one) was going to sue us, but never did. We paid them half the debt they claimed we owed but they never responded. I hope this video helps you to come to terms with the experience. Like Adam Clark said your partner sounds awesome I think I might be having a bit of a man crush already!

Old wire is death traps in older building's . Landlords are notorious for not giving a dam they are just interested in getting the rent.

My wife is a landlord and what you are describing is a horrible experience with an awful landlord. What they are doing sounds illegal (unsafe wiring, entering the property without your permission). And the agent is letting them get away with it - unless they have not been told about it. Glad you are out of there.

Hi Alanna. I feel so sorry you had such a bad time. I really hope your current landlord and letting agent are more decent people.

Most of these problems are down to the landlord not maintaining the property, but the failure to ensure that the electrics have been tested is a fault of the letting agency. Thankfully no electrocutions, but the first flat I rented 30 years ago was not the best experience. It was in the basement of a large Victorian house in London and the landlord lived upstairs in the rest of the house with his family. We had a separate entrance but there was a shared internal vestibule to the landlord's office that also connected back to the main part of the house. One day we came home from work and our sofa was gone. It was a folding futon style sofabed. We asked the landlord where it was. "Oh we need it for the weekend, we have friends staying, so we've taken it upstairs!" So we had nowhere to sit for two days apart from the hard dining chairs. The landlord's wife (new-age hippy) decided that she was going to start a group with her friends to bring all their kids together for social activities at their houses every Saturday morning. There were three of them in the group so every three weeks our Saturday mornings would start with a gang of kids doing a dance class in the room immediately above our bedroom. It sounded like a gang of baby elephants rehearsing for "STOMP!" ( kzfaq.info/get/bejne/j66bidlq08XcZKs.html ) We paid the electric bill for the flat ourselves and after a few months realised it was unusually high. We turned off everything in the flat and checked the meter and it was still going round (they still had dials then) - there was power still being drawn from the supply. Turned out the landlord was running half his house from our meter. He tried to deny it, but it was obvious. I waited until it was dark, then turned off the incoming supply at the consumer unit. All the lights upstairs went out. Eventually, we gave notice that we were leaving. "Oh no, please don't go, I don't have your deposit to pay you back yet." Back then there were no deposit schemes, but the landlord was required to keep the deposit separate to his own money. We spoke to the agent and he sided with us. There was no maintenance issues in the flat, so the agent and I agreed that I would simply withhold the last month's rent in lieu of the missing deposit. Landlord pleaded with us to pay the rent cause he needed it. Why would I if I knew that he was not going to be able to pay it back at the end of the month?

The mad landlord's questioning was another mind game trick, there was no obligation to explain yourselves, his query about how to assist the next tenant was a trick question..

I sympathise Alanna! I had no hot water for 6 months during the pandemic - cold baths only, but thankfully in spring/summer! So glad you & the 'Butler' are away from all this stress, & have learned new life lessons. Enjoy a relaxing new home with favourite treats! 'Butler' sounds like a great guy, you deserve each other!

Hi Alanna. I am a Landlord myself, and this story really resonated with me. Be assured that the vast majority are nothing like this guy - who sounds like he has Mental problems. There will always be predatory people who will take advantage of decent, nice people; it has happened to me in the past. I hope you and your partner who sounds lovely, have gotten some resolution. People should google renters rights, visit the Citizens advice online/in person, to find out their rights as a tenant. Additionally there is a standard contract that applies should the landlord decide not to give one. There are also requirements that must be fulfilled in a contract, otherwise the landlord would be in breach of the law.

You had a rough time there! I'm glad you seem to be having a better time at your current flat. You give good advice for anyone new to renting. When my sister moved away to study and rented several properties, she unfortunately had bad experiences with the majority of them. I feel thankful I've never had to rent and deal with landlords and letting agents.

No plug on the dishwasher instead just wired into the mains in the wall, people used to do this to get more items running on a wall outlet,very dangerous

I’m really sorry that you went through such a terrible time, I am very glad that you were not alone and that you were both intelligent enough to be able to fight for your rights and I wish I could have been there when someone had to tell him you were threatening him with legal action. I genuinely respect and am thankful for the people who serve our country in the military but have never come across anyone who used it to bully others. I find it hard to believe that a bully would be popular in any branch of the military. Thank you for sharing your experience as it may spare someone else from suffering as you did.
