New Build Homes Las Vegas - Stunning Single Story Custom Homes! Introducing the newest single story custom homes by Pinnacle Homes Las Vegas. This particular development is called Waterston and the model name is Aspect. There will be a total of 18 home sites situated on 1/2 acre lots. This specific Aspect model will be priced at approximately $1 million although final pricing has not yet been released. Approximate build out time will be 9-12 months as of March 2022. This is a very appealing single story custom home comprising 4,200 sq ft of living space. It comes with 4 bedrooms, 3.5 baths and 4 car garage. Very nice home. It flows very well and the floor plan is great. Not crazy about the floors though. A wide plank tile would have made it pop. Also, please aim the video/phone up and show us the light fixtures.

Unfortunately, with the upgrades (not including furnishing), plus the lot premium, the $1m price tag is more like double that, if not more.

@@raien97 That's not accurate Ryan. Lot premiums are minimal for this collection at this price point. Also, upgrades typically run 25% of base price so final price certainly is not anywhere near double the base price.

It feels a bit dark. Not much of a sunlight in the house. It felt dark right from the front, because of the design of front porch. Same on the back, don't see much sunlight. Ceilings also seem lower.

HI Ken. There will be 18 of these semi custom homes built in the SW Vegas valley starting in May/June. Lot premiums will be in the $40K range (1/2 acre). The casita/guest house option will be 670 sq ft and additionally approx $130K. This model has all the upgrades so I imagine it will sell for closer to $2M. Great homes but what happens when you turn on the tap and there's no water? You will need a bucket brigade to dip water out of the swimming pool to flush the toilets. When the pool is empty, you pack up and leave.

This model home has all the upgraded bells and whistles including a custom backyard/pool. They will eventually sell it and although that specific price is unknown I would assume around $2M. Hi Stanley. These are semi custom homes that will be built starting in June. Total of 18 homes on quarter acre lots. This is one of two models and you would have to put your name on the interest list. Let me know if you need any further help or interest and I'm happy to help you out.

No, it is not guard gated. They will have 18 homes built in the southwest part of the Las Vegas valley.

Wait a minute....a couple years ago, this model as a base with no upgrades was starting at 700k-800k.... Are you now saying that the home is starting at 1,000,000 with no upgrades?

That's correct..probably closer to $1.1M when final prices are released soon. Las Vegas home prices have appreciated 25-30% across the board in the past year. Demand continues to outpace supply. Add in the pandemic, hyperinflation, supply chain issues, etc. and its been the perfect recipe for skyrocketing prices.

@@christopherp.9253 I do think it's a good time to buy a home and that's not trying to be a 'realtor' or sell anyone on it. The reality is that inventory is at record lows and it will level out but prices over time will continue to go up, especially in Vegas. Great weather, best entertainment, low taxes, etc. Inflationary pressure for all things...gas, food, college, cars, homes...it all continues to go up over time. Nothing goes down in the long run. What is the price of this home the way is configured now?

That home is one of two models at this community. If you were to build this home the way it is configured as the model it would probably be in $2M range with all of the added options.

@@lasvegasliving9237 I figured something close to that including the pool. One suggestion always give the starting price and the price of the model home. This gives the people a good idea what's going to cost them. The starting price is basically the 4 walls LOL. That's one beautiful home.too bad Las Vegas is too hot and no beaches.

@@Peter-ok9bj You can actually get that house looking good for $1.5M. The models have all the options but you can get far less and still looks solid.

A really nice $650K home unfortunately priced way too high at a million bucks. Add $1000 a month to heat or air cool for Las Vegas area makes this totally ridiculous to afford.

The oversized shower, the tub in the wet room fad is not going to age well. Additionally, for those who like to sleep in past sunrise, all the windows, especially in the bathroom, makes for a lot of light intrusion something few think about. A bedroom should always be able to be completely blacked out. Also, no door between the bedroom and bath, YUK!

@@lasvegasliving9237 oh please with the dry heat , you need ac 24 7, humidifiers, moisturizer, water softener. I lived In Seattle because I worked for Microsoft from 1980 to 1992 and retired at 35 . I retired to Lisbon Portugal where I was born, have a EU passport. Been to 85 countries on all continents, been to almost every island on the planet. Even spent time in Maui, been to almost every state. I'm so blessed to live in the 3 safest country in the world and pay 60.00 a month for 100 percent medical. I travel throughout Europe with the euro rail past. I love going on the French Riviera and the Italian coast. Vegas is so stupid and fake . Let's not compare Florence Italy to the strip or Fremont.

That's just the way they set up the model in that community. Multiple options can be chosen for additional privacy.
