I was born and raised in the Bronx. NY is called the city that never sleeps because there is always something to do, or somewhere to go 24/7. I don't live there anymore, but it was pretty cool to go dancing all night, and leave a club when the sun was coming up. A bagel bakery, diner or coffee shop was within walking distance, where I would get breakfast. Afterwards, I could stand on any street corner and hail a taxicab, to be home in 10 minutes. I had a friend who called me one night saying she was craving a good burger. She walked 4 blocks to my house, we caught a cab to the upper east side, ate our cheeseburgers, and were in our beds by 3am. In a few hours, I got up and went to work. That's just what NYers do!

These landlords are in trouble. The only way to rent these apartments is with super high demand and a bustling city with things to do. Otherwise these places are hell.

Hope it keeps going to hell. Greedy landlords deserve to lose their investments. It was an issue way before the pandemic. They notice the trend of people sharing an apartment, and now somebody with a job can't even afford to find a studio or one-bedroom apartment to live alone. Not everyone is ok to rent a room for money that should be sufficient anywhere else in the country to leave with peace and quiet.

It's better than my first apartment. I had a 165 sq ft high ceiling shoebox with a shared kitchen next to a heliport. The blade wash would visibly flex the windows.

I lived and worked in NYC for 34 years. Between high taxes and high prices for rent, food and everything else, you can barely live when you’re young. When you get older, it’s easier but with rent and tax increases every year, while salaries rarely rise, you rarely live “welll.” although I was able to eventually “afford” a two-bedroom, $4,500 monthly apt., it wasn’t worth it. After recently fleeing from there, life has been so, so much better - WOW!

It’s too bad, because if the owner put a new kitchen in there, and knocked the wall between the bedrooms down, it would be a good studio. Maybe fix up the bathroom also. No one is going to want to rent that place unless it’s updated.

@@lisaspikes4291 I was actually thinking the same thing in knocking out the wall between the bedrooms in the first one. Im from West Michigan and that could probably go for around 6 to 7 hundred where I am at. I think that is pushing it as is. I think most people value square footage unless you live in these expensive cities.

That might not be possible if any of the walls to be torn down are supporting walls. Also, the landlord would most likely need permission from whoever is in charge of the building and perhaps even the NYC zoning board.

That’s the problem, it clearly is a one bedroom or studio that they chopped into 2. The way the 2 bdrms are right next to each other like that? That’s no supporting wall, that’s get more money, greedy ny landlord wall.

Funny you say that, because in Louisiana, where I lived for almost 8 years, none of the older houses have closets. Because closets used to be taxed. They would use those big armoires for their clothes. 😆

As a native New Yorker who’s parents grew up in Brooklyn and Queens after being here for most of my life I want to leave. As much as some New Yorkers can try to persuade themselves, the truth is things won’t ever be the same and this isn’t the NYC I grew up loving. 90% of small businesses are projected to permanently close and unfortunately that leaves opportunities for large franchises and big businesses to swoop in take over. Turning blocks from mom & pops to fast food and fast fashion chains which sucks. I don’t blame anyone for leaving the city or moving to other states. It’s really not the same quality of life anymore.

I have a 1 bedroom I converted it into a 2 bedroom my rent is 1,100 and I charge the private room for 1,200 lol you gotta hustle in New York all utilities included heat cable water etc

@@JIGGAMAN186NY no I’m from NYC I’m also fortunate enough to have a career that hasn’t been negatively affected, but I also have friends & family around the country who can go to work in a cafe for a change of scenery. We have been one of the few cities that has had indoor dining closed for such long time. It sucks to see your favorite restaurants you grew up with closing down. It sucks to see the amount of homelessness grow. Thankfully indoor dining is resuming this weekend but this definitely isn’t going to be the same city it was for a few years, it’ll take time to repair. And while I have love for this city and the culture, it’s still not affordable or functional compared to other states and places that haven’t been as badly affected by lockdowns. I might want to leave it behind so I can buy a house and home with a front yard and back yard, but I also don’t judge anyone for staying.

Those prices are based on the old New York city - wait a year and the prices will drop dramatically. The real estate market is about to collapse so wait till the dust settles. NYC is in BIG trouble but people don't realize just how bad it will be.

People come to NYC because it IS NYC. Nobody grows up wanting to live in West BubbleFuck Ohio. It’s that simple. You get more space in your area because less people want to be there. 🤦🏽‍♀️. As it is I’m a born and raised Nyker and I can’t wait to leave (typing this now while on vacation in France). I can honestly say I hate New York City now. And I never thought I’d feel that way. But here I am .. 🤷🏽‍♀️

The downstairs rooms in the second apartment don't have windows (one has a tiny non-openable glass window on a door. They're not rooms, they're cells!

I feel lucky that I bought my house back in 2003. It’s a small, 2 bedroom, 2 bathroom bungalow. But it beats the hell out of a lot of these apartments. And it’s paid for now! And in a pretty good location. Small town between Binghamton, NY, Ithaca, NY, and Corning, NY. Three nice, small cities. And I can drive to NYC or Philadelphia in about 3 hours if I want.

Why? Just because you don't like the price of something doesn't mean it should be illegal. Likewise, just because you feel entitled to live somewhere at someone else's expense, doesn't me you get to live on Central Park West or Rodeo Drive.

If I can find one fool to pay the price, then I am happy. If I can't, then I have to lower the price. But if you don't like the price of apartments, lower the property taxes, association dues, and the utility prices of the "included utilities".

This is almost the perfect time to renovate so that when people are ready to come back they have updated and renovated options. Whats surprised me the most about NYC is there is no standards for the apartments. Its so much money to not have counter space or cabinets or at least clean appliances.

@Carol Bonnell- Ikr. If that's considered "Cheap", then I'd hate to see what they deem as "Expensive" (which would probably be way overpriced and still lacking in the Square Footage Department). Either way, it makes absolutely no sense.

A nice one-bedroom in a desirable area in Manhattan pre-pandemic would cost about 4k a month. This is reality. It costs more to live in places where most people want to live (or used to...)

That first landlord is off his rocker if he thinks anyone wants to rent that bizarre piece of garbage. No real common areas, closet-sized bedrooms without actual closets, inadequate kitchen! Unacceptable. That looks worse than the most unkempt subsidized housing.

I saw a place where someone had stapled manila envelopes together to form a wall, and called it a separate bedroom! Unlivable spaces for astronomical rent. Maybe that's finally over!

Ny has changed alot. I was born and raised here in NY. had alot of friends here and suddenly I've realized about 98% of my friends have moved out of NYC. even my brother moved out of NY. they all said "Ny is just too expensive".

Not just price, it's also what you get for said price. That's more that led me to leave. I miss the city, but with everything closed the way it is, I'd go nuts.

@@octzone I won't tell you to just leave. Truth be told in my case, it was almost a 2 year process of research, visits, job searching & apartment hunting. Now, 3 1/2 years removed, I have a townhouse where my mortgage is WAY LESS than anything posted & I have 1331 sq ft to run around. Ironically, no medicine cabinets, but ALOT of storage in the bathrooms, lol.

NYC has always come back after many "crisis" both economic and social since the 1930's. People will return because it is the greatest city in the world. New governmental change will help expedite the pandemic recovery along with other factors(e.g. COVID vaccinations). The "capital" of the world will certainly rebound.

@@NYPATRIOTBX Hollywood is what they sell you in Hollywood. NYC doesn't need to be sold nor do most NYers want you here. While true that most stores close earlier now, NYC is still alive today. Compared to other lockdowns, NYers took the pandemic seriously, and now many areas in Manhattan have a far lower rate than most of the country. I go to Central Park every couple of weeks and it's as lively as ever. The energy and excitement that NYC is known for is still here.

The first apartment is a waste of time , they need break down the wall make it a 1 bedroom I’m sure someone would pay $1000- $1500 . The least a landlord can do is give their tenants updated kitchen cabinets and counters

👀 i live in minnesota, in a small town. I will never complain about my apartment again, or how much I pay. 👀😱😱 here in the Midwest it is like $450 - $600 for a one bedroom..that looks bigger than the 2 bedroom there for over a grand. Holy cow! This is so neat to be able to see apartments in NYC. Thank you for sharing. 💕

That is so weird to see a natural gas meter inside the living room. They tend to be outside or in the basement area of the apartment complex completely out of sight in Cleveland.

It’s common with older apartments that haven’t been updated. All older apartments had those. They usually remove them when the long standing tenant finally leaves and they upgrade the apartment. But this landlord is probably not willing to spend the money to do that.

Agreed, but with the latest round of rent-regulations for the NY socialists, they have completely removed any incentive for property owners to upgrade and invest in their properties - why would they? The state has made them indentured landlords, unable to charge a fair price or many times even cover the costs of the units.

I visited one of relatives in NY three years ago. And I WILL NEVER COMING BACK! It’s so crowded and too many rude people. Almost 80 % of them relies on public transportation. Good luck finding a studio apartment for less than $2K.

Many high paid casualties of this pandemic are figuring out to recreate their incomes from a consultancy position, in the comfort of their homes in much more affordable locations. Unless NY gets more reasonable in terms of value, don't know if things are ever going to the same.

These apartments are ridiculous! I pay 1,300 in Chicago for almost 1,000 sqft 2 bedrooms, 1 bath, eat in kitchen, balcony and amenities such as pool, fitness center, doorman, laundry room, activity area and parking. I make a little over 3,000 a month, would never be able to survive in NYC. At that I feel that Chicago is way too expensive.

That first one would have been $2800+ in 2019 I'm guessing. More or less a sleeping hole since after you wake up you'll be at the gym, then work, then after work at a bar/restaurant til midnight-4am, rinse repeat. Second landlord was smart enough to do that. To get a renter in post pandemic you have to have laundry and a decent kitchen + somewhere for a home office.

I don’t like either apartment too much but, I can also see that people aren’t very creative either. People move to the city often for money. They may not be willing to live in the burbs and they may not want to be a homesteader or farmer. Maybe they want to live in the city temporarily. They have a higher paying job and lots of places to go and see. Sometimes, being in the city is merely for the earlier stages in life, to later be replaced by something more comfortable and spread out and many people want different things and different points in their life. Some of it, as the YTer said, is spurred on by the pandemic though.

It's not just NYC that's insolvent. The infrastructure for the entire country is from the early 20th century. Politicians in all levels want the real estate above ground to look great. The real estate underground, the reality unseen, buried, is like a grave no one wants to open.

It’s not just that they are not going back to NY; it’s that they have discovered that a lot of the way they were thinking was wrong. This is really, really interesting. I like the way you really consider how people will live in these places - where they will put their furniture and store their stuff. I love the second apartment because of all the space and also the ability to really have a separate room where you can work and keep everything that is work related. I'm going to be looking for an apartment for myself soon (in a different city) and your videos will be really good in helping me know what to look for and what to think about.

Thats one of those “chopped-up” NYC apartments. The original floor plan was much larger and sometime in the past 20 years it was probably chopped up to make a spacious one-bedroom into a 2-bedroom.

There is no crowds of ppl coming and going so they’re camped out playing cards, smoking and drinking, in all the subways. Especially by the hubs at 34th and 42nd. I’m renting a lovely 2bdrm been here 5 years, but it’s so dried up in NYC now. I’m moving upstate as soon as I get the chance.

People r moving out of NY. The rich r using their summer homes, in CT, and other surrounding areas, as a regular home to live in during the pandemic. Crime is going up again. More homeless bums everywhere, mentally ill and unemployed folks. The poor come to CT, for welfare benefits. . What a mess!

I've got a gas meter inside my house. I currently live in Jersey, about 10 miles from Manhattan. My house was built in 1927. A few years ago the gas company put in a wireless meter. Same with the water meter and electric meters. It's all wireless now so no one needs to come into the house.

OC marc I grew up in a 10 room apt in Harlem. Seeing this video just reminded me that we had a gas meter in the kitchen. The " gasman" would come monthly, take 2 seconds, shining a flashlight up to the meter, then be on his way. Omg!!!! I forgot all about that!!! 🎶memories...

I believe landlord for the first apartment already dropped the price. There is no way it rents for 1700 before covid, most likely rent for around 2500. But it still too much for what you got today.

The 2nd apartment set up home gym down stairs by door. Office by kitchen up stairs. Bedroom in the other down stairs room. Why? You want the sunlight where you are spending most of your waking hours. You want gym near door so you can utilize both outdoor and indoor spaces easily with proper ventilation. Who cares if your bed is in the basement. Amazing for privacy plus if you ever start working odd hours you dnt need blackout shades. Where do I sign?

No entertainment and quaint restaurants closed in the city equals death to Manhattan. Prewar building in Brooklyn makes staying here tolerable. Both apts equal major claustrophobia. The second apt where the downstairs looks like a couple of crypts would be a good place to end it all.

You're right about how we use our living spaces now. I live with family and my room has pretty much become a recording studio with a bed in it. Now I'm looking for a place like the 2nd apartment you showed.

Or you could just move out of NY altogether, rent a bigger apartment for less, pay less taxes, still work from home and regain your individual freedom.

Places that are cheap in the US are cheap for a reason - no one wants to live there. Yeah, I could get a mansion in Alabama. But then I would be in Alabama and hate life.

@@bird6472 it sounds to me like you haven’t been anywhere 600 miles radius outside of NYC. Sure there are many boring places like Alabama but there are many other places which offer a good balance of fun and quality of life. It all depends on your lifestyle and what you value more.

@@carlmanu You are always sacrificing something. If these places could compete with LA, NYC, SF, Seattle, etc. on amenities, career, lifestyle, etc. then they wouldn't be cheap. FTR I've lived in Minnesota, SF, LA, NYC.

@@bird6472 i know for fact that the lifestyle is different in those cities. Objectively different but not better. However, I am curious as to what amenities you can find there that you wouldn’t find in say, Atlanta, Austin or Miami?

@@carlmanu For me, tech jobs and career mobility, proximity to ambitious people to collaborate and network with, great public transportation, possibly the best dating scene in the US purely because of numbers and being in proximity, diversity in food and driven people that come from all over the world, the city is open 24/7, all of the broadway shows, all of the comedy shows, concerts, MSG, the parks and museums. There is ALWAYS something going on in New York at ALL times of the day and it's ALL less than a 30 min train/subway ride away. With how dense the city is, you often find yourself chaining these events one after the other where most US cities are too spread out to ever be able to do the same even if there were as much to do in those cities and there isn't. The biggest downfall of NY compared to LA or SF is the lack of outdoor, in-nature activities.

that first one is just a classic tiny LES apartment. i'm suprised there isn't a bathtub in the kitchen.

As someone else here said, the first one needs to be gutted and turned into a studio. Also, as crappy as that place is, the rent definitely needs to come down a couple hundred bucks. The second place screams rats and a flooded basement. Every New Yorker knows that the rats own the city at night. No way is a first floor and basement desirable at any price.

I thought the same.. people who never lived in NYC probably never give this a thought. But for me a native Newyorker it's always in the back of my mind as I watch these apartment tours.

@@sweetphangurl3315 I always think of that old movie "Ben" whenever anyone mentions rats. I am afraid of a little mouser --let alone a rat. Agreed. Not for me. Looks too dungeon-like. Not the kind of "study" I'd go for. Haha.

I like the second apartment and its layout the best. Love that courtyard. Love steam heat, too, but, noticed no thermostatic vents on the radiators. So it will be miserably hot in the winter.

This is similar to DC where the cramped renovated apartments are overpriced on top of many of the newer buildings being less than half occupied.

It'd be interesting to have videos about tenants who are unable to make their rent, why, what brought them there, where they're gonna go next, etc. When you see those kind of prices you gotta be aware a sizeable portion of those renters is going to default at some point ... what happens to them then ?

Hey Cash, I have notice the increased number of apartments with bonus basement space being offered. How many of these many have flooded in Hurricane Sandy or other rapid water releases in the New York area? What protections does an incoming renter have against black mold, etc? Otherwise, love your apartment tours!!

Cash, you've turned me into a more discerning viewer. The first apartment is a dud. As Ilya mentioned below it's really a divided studio apartment. It's mostly better-than-nothing. The bedrooms are more sleeping compartments than bedrooms. For two people to live there and spend much time together it would be a strain. Second apartment: not bad! A huge improvement over the first.

I can't imagine paying that much in rent for that. I rented a 3 bedroom, 3 bathroom 2000 square foot apartment in the suburbs of Cleveland, OH for $1460 a month and that included heat, trash disposal, and 2 parking spaces. I was born in Cleveland and I guess I'll be here for the rest of my life. My goodness.

02:28 Looks like someone split a 1 bedroom in half. According to multiple sites a legal bedroom in NYC needs to be “A minimum of 80 square feet total and no less than 8 feet in any dimension.”(per NYC Housing Maintenance Code 27-2074).

First apartment: another example of a studio being converted into a 2 bedroom just for the money! Second apartment: no thanks to the basement bedrooms. Pass on both.

Ew! The first apt makes mine feel like a palace and my building was built in 1847. But had many college friends share places like that back in the day. I find basement spaces uninhabitable with moisture and boiler smells. You found my lighter!

@Stephanie K You might be interested into looking into doing a van conversion for full time living. Lots of folks doing it, traveling around the country a bit to see where they would like to settle in a sticks and bricks house. Great way to save money too.

New Yorkers just don't realize that the vast majority of folks find such living incredibly depressing - packed in like sardines, dirty, crowded, no greenery, constant noise and people (in normal times). We love to visit, take in a few plays, restaurants, do some touring but live there? Two guys from NY moved here recently and were stunned at what $600k will buy. One said he saved 10.5% in personal taxes, thousands a year for a car (fees and parking), over $1000 on food, and $15k/yr in property taxes. They had an inherited 3 br 1100 sq ft in Hempsted that sold for $400k!!! (Their new home has 3300 sq ft on 1.5 acres.) They keep saying they "escaped".

I appreciate videos like this as it has me appreciate my own home a lot more. I can see why people are leaving the lockdown bigger cities as paying more for less freedoms just doesn’t make sense
