I'm with Arkiplan and while I have appreciated their design ideas and cost effectiveness, I'd say a few things: 1. Not all their design staff are architects so be mindful of that if that is important to you. 2. Their quotes might change once you've had your design meetings from what you'd initially discussed - it's not the end of the world but it did confuse me how they calculated it which felt a bit unpleasant. 3. You might spend some of your design rounds asking them to add or change things you've already discussed (or should have been asked) with them.

are you thinking of having an external door in your boot/utility room, just thinking off muddy boots, wet clothes, access to the garden for hanging out washing etc

You’re paying your solicitor for a service. If she gets 1 or 300 emails a day that’s not your problem. If she’s saying she gets too many emails she should pass your case to someone else(but she won’t, because she gets money from you, whether it takes a week or 3 months)

Great video as always - well done. Kitchen 1 for me. I’d avoid the plate rack if the interior is painted. We had one in a previous property and the paint surface got heavily scratched over the years with taking the plates in and out.

Great video guys, i suggest you contact united utilities about the sewage they will give you all the plans and advice about all the sewage in your area, there could be a sewage pipe close by you could connect to and get rid of the septic tank altogether, i did this and cost about £1600 but that included all new drainage around the house as well. just a thought. are you building the extension your self's?

Hi, me & my husband are in the process of purchasing our first renovation project and your videos are so helpful & giving me faith it's possible! I just wondered what things we need to be pestering solicitors with? We need it to go through quickly because the buyers of our house are first time buyers & are in rented accommodation with a deadline of October so need it all to go through by then 😬 Also, how come you got a survery done even though you are changing & fixing most stuff anyway. Is it required? Just wondered if we can save money by not getting one. Thanks for the Arkiplan recommendation we have got our first planning meeting with them soon 😀

I prefer kitchen 2. The inset drawers are small & narrow, and the plate rack & baskets, waste more space, and can end up dusty. Those fancy hobs can cost thousands, you can get a decent induction one for around £300 Looking forward to the next video! 👍

Well looking at your property condition as a Chartered Building Surveyor, you should have had a level 3 building survey to give you extensive costs and not traffic light recommendations.

A level 3 survey would have raised alarm bells over your drainage and given you advice over size capacity of a klargester bio disc or similar and outline cost plus appraised repair and improvements costs to adjudicate your £68000 surprise.

Bring on the Spreadsheets and Gant Charts please....going to be a great watch.

Hi absolutely love your videos, I’m in the process of buying a bungalow. I’m mortgage broker so that side of it is all sorted. But I’m in a wheelchair so as you can imagine I’ve hit to do some big adaptions to make it suitable. I just wonder if you had any recommendations of companies that are well priced and maybe offer discount codes you have access to? Basically I’ve got to do a big decking platform out back with ramp down to garden. And smaller one out front with ramp. I really want to do this us composite so it lasts and is durable. Them I’ve got to change the small patio doors to bifold for better access. As can only just squeeze through patio doors in the chair. Then finally I have got to rip out bathroom and make it a wet room suitable for me but absolutely not clinical looking. If you have any tips on good but cheap suppliers or access to any discounts code I would be amazing grateful 🙏 If not keep up the videos I’ve watched them since the first van build
