Option 2. I think this would future proof your house more if you decided to extend your family or have someone stay with you for periods of time.

A front garden sloping towards the house can be good to look at from inside. If you build a retaining wall you either need a very nice wall or layered planting instead. Even with a retaining wall, you could keep a 30 degree slope for the bit between the wall and the house (assuming there's any space left after the car park). As for the long back garden, unless you're going for a Versailles look it's better not to have the whole length visible at once. Break up the view with planting or structures, leaving enough clues that there is more to explore like openings or tall trees. Also, the roof of that extension will be very prominent from the upstairs window, consider a green roof.

Very strange they are going with a flat roof when you've got all that tree cover, take a look at the moss on the roof and imagine the state of the roof in 6months when its "flat". I suppose if you are flipping it though thats not a problem you'll have to deal with but from a long term point of view a flat roof isn't ideal here.

I'd go with the double dormers, 3 bedrooms and try to squeeze an en suite into the dressing area of the main bedroom. That'll definitely maximise your profit - even if you need to spend longer on the reno and get some tradies in. It'll be worth it in the long run.

We think that two bathrooms upstairs is a great idea and uses space well. Also well done on the house purchase! We are in berkshire atm it’s a very idyllic area

I think you should have the 3 beds and 1 bath upstairs. You can then turn the beds & bath downstairs into master with en suite .

We have 2 bedrooms each with a dormers and 1 bathroom shared, with a separate toilet downstairs. Its fine for thr bathroom but i wosh we had 3 bedrooms, we will be extendong eventuwlly to add a 3rd bedroom eoth an en suite qs its just not been practical only having the 2. We also live in an area whivj has houses of sinilar size and price (before and after renovations) as this street you're on

The house is going to look boss, do you have acces to the bottom of your massive garden if so have you thought about putting planning permission in for a bungalow and selling the plot with permission to get extra money back

Love your guts, enthusiasm and give it a go attitude well done 👏. I would make a decision based on what the market wants in that area if you are selling it after renovating. If you are not selling up go with your preference. Good luck and I’m going to enjoy watching your journey. Option 2 but I would make the left bathroom a bit smaller. It is really big on the drawing, make no sense. Then you can have a closet in that bedroom as well even if it is smaller. It also means less space to water proof which is expensive. It it is possible to have 3 bedrooms and 2 bathroom then that is the best.

Option 2. Makes it more high end and luxurious so will increase the price point. And yes cladding on the dormers. Adds some character to a more modern feature.

Option 3 with two dormers at the front all day long, surely they can’t be that expensive. You need to find the cash for them. I’d reduce the extension size if it meant I’d have the cash for the front facing dormers! Curb appeal and 3 bedrooms on an expensive street will maximise returns.

Have you thought about swapping the bedroom round and having doors that open on to the new kitchen rooftop and having it as a patio. So you can sit there and have a good view

Option 2. As the parent of boys there is nooo way i would ever buy a house without a master ensuite. And as we have interstate guests come and stay i would never agree to share my bathroom with them. In an expensive house the buyer expects luxury, comfort and privacy

Option 2 would add most value to the house I think. Wouldn’t recommend doing a large lantern on the extension, if not done well it can just look plonked on top, and breaks up the clean geometry of the house when you look from the back garden. Could be better off doing large reveal sky lights - these also won’t date light a lantern would and don’t gather as much grub! Hope it goes well guys, really looking forward to tuning in. My partner and I watch together and can’t wait to do the same one day x 😊

Do you really need 2 on-suite bedrooms? Personally I would go with 3 bedrooms with en-suite to master and shared bathroom for other 2 bedrooms. Obviously depends on cost. Looking forward to see how this works out.

Love what your doing. But here’s a curve ball for you: That garage should go. In the future garages will become redundant as you can’t store electric cars in them (not insured when charging). Before you finalise your plans, how about punching into that space and giving yourself additional ground floor space and another bedroom. Its the one thing its crying out for and could massively improve the layout. You could reuse the bricks for the front facade.

As a plasterer there’s not much advice I can offer on the Reno at this stage - other than… Drainage - make sure all the gutters are clean and totally undammaged/Plumbed in properly or they’ll be flooding and causing damp issues. Does the house have a damp course? Does it have cavity walls? Will your extension have cavity walls?(surely it will) In which case - make sure they aren’t rendering down to the ground(like some of your cgi renderings) as this will breach your damp course and again, cause damp inside by sucking up moisture from the ground. You want a bell bead and for the render to finish above the damp course so it can do its job. Don’t go with the cheapest quotes you get - good tradesmen will charge more as they’re busy elsewhere and can afford to pick and choose work. Cheap plasterers especially will be “skimmers”(only able to reskim/plaster fresh board internally) with no real experience elsewhere. Some external renderers won’t want to do the inside of your property, and a lot of internal plasterers won’t even know how to do the external of your property. Find someone who’s busy, and book them well in advance. Don’t leave it to the last minute and book someone who’s available, they will be crap.

Do you really need a dressing room with all the “empty” space in room 1? Can you not make the garden extension into a “roof terrace” type thing accessed by room 2? ( it sure if necessary with the size of garden, but still cool to have - we have a flat roof out the back of our upstairs bedrooms and wish I’d done a door onto it instead of a window)
