My mortgage is paid up in a few months and I was going to rent it out but I’ve heard some horror stories about bad tenants, it’s all totally put me off so I’m keeping my house. You’re a good soul Peter, there aren’t many like you

I wouldn't rent it....if you don't want to live there, sell it, and put the money into a high yield savings, or put a huge down payment into your new home....tenants anymore have way too many rights when it comes to damages, not paying rent, etc....trying to get them evicted is almost an act of god to get them out.

@wildbill23c yeah my brothers had the same problem with a property he owns,,they trashed it refused to pay the rent and left it in a total mess. I'm thinking of staying here now I've lived here for 20 years, the thought of having more money each month is enticing to my passport 😁

My ex used to tell our teen son those same words. Including he was a POS. Besides verbal and emotional abuse he threw him out even before he finished HS. It got into physical abuse as he got older. Scary. He had to fend for himself. Started working at a restaurant. Got a candy machine, Got a truck and sold ice cream in the park. Learned to do aquariums and made a bunch of money. Had major contracts. Gave that up and started from the bottom flipping houses. Took that cash and invested into storage. Today is a multi millionaire. Some people would internalize negative words but he said I'll show you. It drove his dad crazy when he said the world is my oyster. No idea why. My son always say there's no one stopping you but you.

Thank you for not yelling at the guys doing your fence. You show a lot of compassion and a lot of emotional discipline. My father doesn't sound like he was as harsh as yours, but he didn't always believe in himself and that transferred over he didn't always believe in me. I remember I walked for the March of dimes as I was 9 years old with my friends. I was the only one of them to finish. And when I lay down just for a little bit, I got up and my father showed up and he said "I didn't think you would make it". That was really hard to hear. I've had my whole life to fight those feelings. My father got better as he got older, he developed some sensitivity before he died. I in turn have tried to learn not to beat myself up into achieve things like you said one foot in front of the other one step at a time one day at a time. So what you're saying here is very inspiring I don't know if I articulated. And I think it's good that you are able to not be too hard on those guys working on a double fence. 😂

When you find lost pet without a tag just take it to the nearest vet office. They will scan it for free for a microchip which should be registered to a person, address and phone number.

They do it for revenge to make the owner have to shell out tens of thousands of dollars to get them evicted, plus repairs, time, etc.

I wish someone like you were in Savannah where my daughter and her 4 kids have been homeless since Covid. Now she can’t find a place because of that eviction. No one seems to care. I’m doing my best to help her but me being on SS and a pension makes it very hard to help. We just keep praying things will change. Peter, you are a beautiful person. ✌🏽🙏🏽

I rented my sister in laws house. The renter was to fix it up or pay rent. He did a little fixing but would not give me receipts for the work nor would he pay rent! Had to pay a lawyer to evict him and when he left he tore out all appliances and left the house in a mess. He said he didn’t, but he had the keys(he changed locks) I didn’t do it happened on his watch. I don’t have anything on film. You can’t have cameras in a house you rent. So law says I can’t do anything!

Yep, that's why I would never rent out my place....I had a guy living with me for a while hoping he'd get on his feet and such, nope, just got worse, to the point where he was stealing stuff and money from me to feed his drug habits...wouldn't help around the house/property, not looking for work, etc. Finally kicked him out, then he had the nerve to break in and steal more stuff....yep, never again. Can't have cameras in a rental....well yeah I could see not inside, but I'd damn sure have them outside.

Sometimes when you help others you must take the time to get to know what landed them in the position they are in. If it is their bad behavior or you hear them say that people are constantly doing something to them, that is a red flag. It is great that you gave her money to get somewhere else. Never let the behavior of the renter change you. Keep doing good.

NEVER FALL FOR THIS CRAP. Every tenant what's the dream home. You do, and your family will suffer. they made the mess, destroyed your home, and then you give them money. as a property company we have solid rules. break them and we will hound you to recoup our losses. yes turn the other creek, but do not let them beat the crap out of you. even our Lord, had cities fall. if you continue to let them do this to you. it will destroy you.

It's crazy how people who rent can stop paying rent, trash the place, and get to live there free for months before the law makes them leave. My brother lived in a place for 4 years w/o paying any mortgage before they finally were legally able to kick him out. When renters do things like this, they ruin it for all renters.

He knew she had no $$$; was being good hearted. It seems you are making a lot assumptions about someone you don't know. A single mom w 4 kids has maybe no abilities to care for her family. Trashing the house; did he show us trashed out? Peter is a perfectly clean person, so although it's unfortunate that he had to paint the house; we weren't there. Let's not be assuming anything & making rude statements sitting in judgement of her.

And it's not like he was like this is what this lady's name is don't rent her. He didn't put her business out there. It would be one thing if he said oh this is her name and we live here and blah blah. Talking about what these tenants did is not putting someone's bad business out there we don't even know who the hell it is lol But personally, if that was me, and I knew that I couldn't pay my rent I would literally be telling the landlord I will do whatever work on this property I could possibly do can i do you work for you? I couldn't possibly like be inside somewhere and somebody be telling me answer the door answer the door now you haven't paid your rent. Ext that would eat me away inside like bad gut feeling god telling you dont make it like this you can change it just try and if I fucking stayed in that thing for a few months without paying, it would be ready for the person to move in the second I left because I would not be trying to put more bullshit on the person that I've already fucked over some people just do not have a guilty conscience I think they could just do something really bad or just very rude ignorant wrong and then they just don't give a shit somehow they just really just don't care I mean, if you're gonna fucking shit on somebody at least try and make it better and fix it. Don't fucking do it twice and then play them for a fool.

Do tenants receive a credit ranking in America? I rented for many years in Australia. I had the highest rating. It goes on your history- paying rent on time, inspections every 3 months and the condition of the property when you vacate.

@@divahc1 The rent doesn't usually show on the credit report here in the US, but you look at all their other stuff like credit card payments, car payments, etc. and decide based on that.

My cabinets are the same. To replace I need 40 handles. Plus the old holes filled and new holes drilled. Which means stripping finish, etc. 🤔! So, its actually cheaper to get them replated. They are vintage. Most refurbs are 2 steps forward, 5 steps back. Lol.😂

OMG I'm so sorry that this has happened to you, Its incredible how the tenants don't pay rent, you can't evict them and they trash your house and you have to pay her to get out. This is so unfair. These laws came about because in NYC there were what they called "slum lords" who didn't take care of the buildings and the building were a shamble so the governments are now Pro Tenant (even though this was abuse). All landlords have to pay for all the bad landlords.

My husband is a landlord of 39 properties and I know the horror stories too.Here in Ny the courts are also horror stories in trying to get evictions of tenants who haven’t paid rent in months.I would tell anyone who wants to have rental property think again,don’t do it!!!

It is sorrowful when people cannot find their way to prevent themselves from getting into deeper debts of life… I wish I could find such a blessing. When mum died we thought a out renting the house to have a bit of income for rainy days. We thought just to divinity students training for the ministry as they would be good tennants, then i remembered some of my classmates we sold it

Families with lots of children have a higher likelihood of tearing up the rental homes. This RN with 5 children told my property manager my 4-br, 3 Ba home will not look pretty when they moved out. She knew with all the charges to my well maintained 5 year old home, would Not be a good match since she probably would get zero security deposit back. If she knows her kids are going to tear up the house, they need to stay put and pay for the large damage repairs as her children causes them. The tenants that trash the rentals think our money grows on trees and many landlords are lucky to break even.

Ain't this the truth! What bothers me is that, if we'd behaved like that as kids, our parents would have corrected that long before the landlord knew anything... We had tenants move out just last week, and they utterly destroyed our house. A young family, struggling, so we let our hearts take over and offered a heftily reduced rent and said they could do a bit of work on the house to earn some extra cash, help get them back on their feet. Taught them some interview techniques and polished their CVs to get them better jobs (which they both got), helped their kids, the lot. What did they do in return? None of the work we offered, but they did go out of their way to trash the place - things like pull all the wallpaper off, break doors and fittings, let their dog do it's business everywhere, etc. And they left probably 10 skips of rubbish, strewn all over the house. Peter has more compassion than me, because I will NEVER be that kind again. Moving forward, it's professionals only, guarantors, decent size deposits, and everything is hands-off. Once bitten, twice shy - I will not go the extra mile again for people who do not deserve it. And they wonder why there's a shortage of affordable housing! When we offer it, we get ripped off, so where's the incentive?!

My mother had a small house she rented to supplement her social security. She had two renters in a row that wouldn’t pay and destroyed the floors and ripped the bathroom basin off the wall, and it was filthy to the point of unhealthy. I have a couple of friends that rented out houses and same thing happened. I don’t think I could handle being a landlord.

Peter I work with a pastor/ orphanage director/missionary near Kampala, Uganda. He works with the refugee camps in the country. I connected him with my ministry there in the United States. He is an outstanding man.... The sole survivor of his family of the Rwanda massacre when he was just 6 years old. I hope that if you ever go to Uganda you can meet him. 😊. It happened to someone in Ottawa, Canada in June 2024, his house was destroyed by a family 6 (mom and her 5 kids). Trash left all over, plus holes in the doors.

The law gives tenants way too much freedom in so many ways. If they aren't paying you should be able to kick them out immediately, if they are causing damage to the property they should be able to be kicked out immediately. This is why so many people will not rent out a property even if they aren't using it. I made the mistake of letting someone stay with me for a while....he wasn't doing anything, not looking for work, eating food, not helping out, wouldn't do anything around the house/property to help, he was stealing money and other things from me...finally kicked him out....then he had the nerve to break into the house and steal more stuff....yeah, never will let anyone stay here again. Wish it only took $50 to start an account with Edward Jones....its more like $5-10k to start with the one in town where I live....yeah, ok if I had that kind of money I wouldn't be talking to an investment company, I'd be out buying equipment and starting a rental company rather than paying a company to save my money....their fees are high compared to what you get out of it.

Unfortunately it never seems to work out like that, they pull the poor me pity party with someone else and just keep destroying people's property because the damn court system gives tenants way too much freedom and leeway, they need to tighten the reigns on these damn tenants and make them pay for any damaged, back rent, court costs, etc...even if it means the tenant has to sell their cars, fancy phones, etc. to pay for damages and rent they owe. Plus they need to be put on a national black list that property owners can search and find out they shouldn't rent to these people because of damages, and non-paying, etc.

You're a very compassionate man and landlord. I bet she fell on tough times and just couldn't make ends meet. Maybe she lost her job or something idk. She's probably got a lot on her plate if she's a single mom, and nobody else would've given her the money to just go like you did. Anybody else would've evicted her and that would've followed her. But now even if you're in the negative, you can get somebody else moved in once its all fixed up. I will say, the handles you're picking out at 3:20 - we have something similar at home on all the cabinets. They're annoying cause the ends get caught on clothing. But they do look really nice on the cabinets. It's not annoying enough to change them I guess lol

Peter! Imagine your landlord evicting you but gives you the money to find another rent! That is unheard of in this day and age. Or ever! I’ve never heard of this at any time. You have definitely proved your father wrong. You are God’s example! ❤

it's so frustrating when folks do bad things and the legal system doesn't help.. and in fact often makes it worse. The rules to kicking out tenants was done to protect from bad landlords.. but it's backfired to where now the good guys are the landlords and the bad folks are the tenants.

Does someone dying in the house effect the value ? I had an apartment once someone passed away in and found out from a customer at work as it was a small town. My landlord told me exactly how it happened which made me concerned about the stains on my carpet. I was so thankful I didn’t say anything to anyone about it and even lived half a year with a broken door . I should have gotten my deposit back for keeping it a secret alone.

That is exactly how you get rid of somebody you don't want is you give them money because the person who don't need around anymore is not gonna pay back and they're gonna avoid you and that's what you need My mother used to tell me loan money to somebody you don't want around anymore.

I totally understand I once was a landlord. Said tenant was a hoarder and the clean up was horrendous we couldn’t clean more than 15 minutes at a time as our eyes would burn, it also took 5 coats of #ills paint before the smell was gone. One of the poor moving guy’s apologized for vomiting outside the home. Your lucky I think but nice you shared it with your son. I will never be a landlord again!

Peter, you need to go back and check the house from time to time. Just to see the condition of the house from the outside . Then. maybe call to see if there are any problems!? That way, you don't have to spend so much at one time! Just a thought! 😊

I don't know how it works there, but here in Australia, the real estate agency takes care of the house on behalf of the owner and do regular house inspections, where I am, it's every four months. They don't take kindly to people being behind in rent either.

When we were renters, the contract said the Landlord could do an inspection inside the house every 3 months. Because he had renters before us had trashed the house. I don’t if that is legal nowadays.

It sounds as though you find what the previous rentor did acceptable because she has kids? So many people seem to think it's ok but it isn't. It's despicable. Even if 10 kids are involved. No-one forced them to breed like the human race was in danger of extinction
